Project Break-Even Point: The Sale Price Below Which You Lose

The break-even point equals costs divided by one minus the selling-cost share. On a worked project with costs of €543,000 it is €565,625, and the margin to the sale price is 11.6%.

The break-even point in real estate is the sale price at which proceeds after selling costs cover all the project's costs and profit is zero. The formula: BE = costs before sale / (1 − selling-cost share). In the worked project with costs of €543,000 it comes to €565,625, and every change in costs moves that threshold.

The break-even formula

BE = C / (1 − s), where C is all costs before the sale (purchase price, taxes and closing costs, renovation, reserve, holding costs, loan interest) and s is the share of the price that goes on selling costs (commission, certificates, other items).

The derivation is simple. Proceeds after the sale equal P × (1 − s). Set that equal to C and solve for P. Dividing by (1 − s) is needed because part of the sale price goes on the selling costs themselves, so the costs have to be covered by what remains. On the /methodology page, the break-even point is defined as total investment plus selling costs. It is the same principle: if the selling costs are known in euros, you simply add them, and if they are given as a share of the price, as here, you get the formula with division. As a check: in the example on the /calculator page (as of October 2026), investment before sale is €602,000, selling costs are 3% and the break-even price is €620,619, and 602,000 / 0.97 gives the same number.

Example: an 18-month renovation project

Worked example, not a forecast. The same numbers as in the article on how to calculate a project's return. The 10% ITP (transfer tax) is taken from the general Catalan scale for values up to €600,000 (Agència Tributària de Catalunya, from 27 June 2025); the rest are assumptions.

ItemAmount, €
Purchase price400,000
Taxes and closing costs (13.5% assumed: ITP 10% plus 3.5% for other entry costs)54,000
Renovation70,000
Contingency reserve7,000
Holding costs over the period12,000
Costs C543,000

Assume selling costs of s = 4%. Then BE = 543,000 / 0.96 = €565,625. Below this price the project makes a loss; above it, it makes a profit before capital gains tax.

The planned sale price in the example is €640,000. Margin of safety: (640,000 − 565,625) / 640,000 = 11.6%. The price can turn out 11.6% below expectations, and the project still breaks even. This is a margin on price, not on term or renovation. Those also move the threshold.

What moves the break-even point

Each extra euro of costs raises BE by 1 / 0.96 ≈ €1.04: part of the sale price goes on selling costs, so the threshold rises slightly faster than costs.

What changedCost increase, €New BE, €Shift, €
Base case0565,6250
Sale 3 months later (holding costs €1,000/month)3,000568,750+3,125
Renovation 20% more expensive14,000580,208+14,583
Selling costs 5% instead of 4%0571,579+5,954

In this example, renovation moves the threshold the most. The €7,000 contingency reserve covers exactly half of such an overrun, which is what it is for. How its size is chosen is described in the article on the renovation reserve.

Break-even and target return

Zero profit is the lower bound. A second useful price comes from putting a desired project result t into the formula: P = C × (1 + t) / (1 − s). For t = 10% and the same costs: 543,000 × 1.10 / 0.96 ≈ €622,188. This is the sale price at which the project's ROI before capital gains tax equals 10%. Not per year, but for the whole term.

A third price runs the other way: the maximum purchase price for a given exit price. It is calculated backwards from proceeds, and the article on the entry price for a renovation project covers it in more detail.

How to use the break-even point

Compare BE with the prices of actual comparable deals, not with listing prices. The INE housing price index is built from administrative registers and covers more than 95% of housing sales in a quarter (INE, Índice de Precios de Vivienda). If the threshold lies near the price of comparables or above it, there is no margin. If it is clearly below, the project can absorb an error in price, but still depends on the term and the estimate. Adjusting comparables to your property is described in the article on comparable sales.

Before buying, recalculate BE under three scenarios: more expensive renovation, a longer term, higher selling costs. You can run your own assumptions through the investor calculator.

When the formula does not fit

For a property held for long-term rent there is no exit price within a foreseeable term, and break-even is calculated on cash flow. In a project with a loan, costs C include interest, and interest grows with the term, so BE depends on the sale date. And the formula leaves out capital gains tax: at the break-even point there is none, but slightly above it appears, and for comparing projects it is added separately.

Questions and answers

What is the break-even point in real estate?

It is the sale price at which, after selling costs, you recover all the project's costs and profit is zero. Below it the project is at a loss.

How do I calculate the break-even sale price?

Add up all costs before the sale and divide by one minus the selling-cost share. If costs are €543,000 and selling costs are 4%, the result is €565,625.

What margin of safety counts as enough?

There is no single number. Compare the margin with how widely the prices of comparables are scattered and how accurate the renovation estimate is. The greater the uncertainty, the larger the margin you need.

Are taxes included in the break-even point?

Purchase taxes are included. Capital gains tax on sale is zero at the break-even point itself, because there is no profit. Confirm your own case with an asesor fiscal (tax adviser).
