Enter the cadastral reference or address and your contact details. We will review the property and market, then reply personally with a value indication.
A cadastral reference helps identify it; an address is enough to start.
We check its characteristics, condition, location and market context, and ask for details if needed.
We email a preliminary value range and key assumptions. Timing depends on the information available.
A valuation takes more than one average price per square metre: it combines the property and its market.
District, street, transport, amenities, noise, daylight and liquidity.
Cadastre, built and usable area, year and any discrepancies.
Rooms, bathrooms, functionality, floor and access.
Lift, common areas, technical condition and planned works.
Finishes, systems, works needed and documented quality.
Terrace, garden, parking, pool, views and related rights.
Similar sales and offers, separating asking and closed prices.
Ownership, charges, permitted use and licences.
Purchase, tax, renovation, finance, time and exit.
Buying or selling in Barcelona brings up three values that are often confused. Each answers a different question.
| Figure | Who calculates it | What it is for |
|---|---|---|
| Market valuation | An analyst using closed comparable sales, condition and documents | Deciding the offer price, the asking price or whether an investment has a margin |
| Mortgage appraisal (tasación) | An approved appraisal company, under Orden ECO/805/2003 | The bank requires it to grant the mortgage |
| Reference value (valor de referencia) | The Directorate General for the Cadastre (online office) | Since 2022 the minimum base for transfer tax (ITP) and inheritance and gift tax (Ley 11/2021) |
The indication DNPI prepares is the first: a market value range with its assumptions. It does not replace the bank's appraisal or change the reference value. The difference is covered in bank appraisal versus market value and in the cadastral reference value.
Orden ECO/805/2003 recognises four methods: cost, comparison, income capitalisation and residual. For a flat or a commercial unit in Barcelona the main method is comparison, using closed sales rather than asking prices: the gap between the two explains many pricing mistakes (asking price and closing price). Each comparable is adjusted for size, floor, condition, lift and outlook (how to adjust comparables).
If the property is let, or is a commercial unit with a tenant, the result is checked against the capitalised rent. If the value depends on a renovation or a change of use, the residual value is also calculated: end value minus works, taxes and margin.
A reply by email with the value range, the comparables and assumptions used, and what could move the figure. If the property is bought as an investment, we add the purchase scenario: taxes, renovation and exit (valuation before making an offer). Before signing a deposit, the full review is the pre-purchase property check.
No. The bank requires an appraisal from an approved appraisal company under Orden ECO/805/2003. Our indication is for deciding the purchase price, the sale price or the investment.
The reference value is a tax value the Cadastre calculates in bulk. Since 2022 it has been the minimum base for transfer tax and inheritance and gift tax, but it does not reflect the actual condition or layout of a specific property.
No. The average mixes flats with and without a lift, renovated and unrenovated, and usually comes from listings. A useful valuation starts from comparable closed sales and adjusts them to the specific property.
The cadastral reference or the address. The listing, the size, the floor or photos of the condition help narrow the range. Do not send identity documents or bank details.
Yes. For a commercial unit with a tenant the result is checked against the capitalised rent, and for a building or a unit to be converted into housing the residual value after works and taxes is also calculated.
The value of your property in Barcelona is set by what comparable homes in the same street and condition have actually sold for, adjusted for floor, lift, layout and documents. Listing averages for a neighbourhood tend to overstate it. DNPI prepares a value range manually, from market data based on real sales, and states the assumptions behind the figure.
Two homes in Barcelona on the same Eixample block can sell for very different sums. A flat on a high floor with a lift and outdoor space, renovated and with its paperwork in order, competes for a different buyer from an unrenovated first floor without a lift. Protected elements in a modernist building affect both what buyers pay and what the works cost. That is why a neighbourhood figure in m² is a starting point for market analysis, not an answer. Published property prices for a district are usually built from listings. The comparison is made with closed sales of similar homes nearby, each adjusted for the differences.
Listings show what sellers hope for. Closed sales show what buyers paid, and in the real estate market of Catalonia that gap explains many pricing mistakes. The Cadastre sets a reference value each year for every property from notarised sales. Since 2022 it has been the minimum base for transfer tax: if the price in the deed is lower, the tax is charged on the reference value. It can be challenged, but the burden of proof is on the taxpayer. Market trends matter only as far as they show up in closed sales of comparable homes in Barcelona.
For a buyer, the value range sets the most to offer and the negotiation arguments. For a seller, it sets a realistic price for the sale. For an investor, it is the first input of a project: the calculator adds tax, works and exit, and before a deposit the pre-purchase check reviews documents, condition and price together.
The street and micro-location, the floor and lift, layout and condition, outdoor space, the building’s technical state and planned levies, and the documents: title, charges, licences, cédula de habitabilitat. Closed sales of similar homes nearby show how much each of these is worth.
A DNPI specialist identifies the property from the cadastral reference or address, checks its characteristics, condition and documents, selects closed comparable sales and adjusts them. You receive a value range with the comparables and assumptions by email. Timing depends on the information available.
An automatic estimate usually averages listings for the area and does not see the condition, the floor, the lift or the documents of your home. It can be useful as a rough reference. A range built manually from closed sales and the property’s papers is far more reliable for a decision.
The value range, the comparable sales used, the assumptions behind the figure and what could move it, such as charges, licences or works on the building. If the property is bought as an investment, we add a purchase scenario with taxes, renovation and exit.
Yes. Send the cadastral reference or address, and the size, floor and photos of the condition if you have them. The range shows a realistic sale price and what a buyer’s due diligence is likely to question, such as levies, licences or the cédula.
