Your result with a 50/50 split
Scenario: the investor funds all pre-sale costs; selling costs are paid from proceeds. Positive profit is split 50/50. With a loss, DNPI remuneration is assumed to be zero and the loss is attributed to investor capital. This is a model, not your contract. Profit taxes and contractual compensation are excluded.
Annual equivalent: (1 + profit / investment)^(12 / months) − 1. A mathematical timeframe comparison, not a promise of repeat returns.

Progressive IRPF scale on capital gains: 19% up to €6,000, 21% up to €50,000, 23% up to €200,000, 27% up to €300,000, 30% above. Applied to the investor's share as if it were their only savings income for the year — the real rate depends on their other income.
IRPF/IRNR rates · Agencia Tributaria, checked 24.09.2026 ↗Profit = sale − total costs. Return = profit / pre-sale investment × 100%. Project and investor returns use the same base.
Estimate before profit tax and the 50/50 profit split with DNPI. Return is for the entire project, not annualised. The 3% is treated as the total selling cost; add VAT to additional costs if the commission excludes VAT. Notary, registry, finance, holding costs and municipal plusvalía are only included when entered as additional costs.
