How DNPI Capital works with investors

We find the property, recommend the purchase, manage the renovation and the sale and advise the investor at every stage. The money stays with the investor: they make every payment themselves.

In short

DNPI Capital is a real-estate project operator in Barcelona and the surrounding area. We find the property, check it, recommend the purchase, organise the renovation and the sale, and guide the investor from the first conversation to the sale.

The money stays with the investor. They pay for the purchase, the works and every cost themselves, directly to the seller, the contractor and the notary. DNPI does not receive or hold investors' money. This is not an investment fund, a crowdfunding platform or a public offering.

Who we work with

Indicative amounts by line, as on the initial review page:

  • residential, commercial assets, land and project preparation: from €1M;
  • hotel projects: from €3M;
  • residential development: from €10M.

How the process works

  1. Introduction. We discuss capital, objective, timeframe, location and acceptable risk.
  2. Initial review. We separate facts from assumptions and build the full budget and the downside scenario. More on the initial review page.
  3. Client checks. Before any work starts we are required to identify the client and the beneficial owner and to check the source of funds and sanctions lists (Spain's Law 10/2010 on the prevention of money laundering). We cannot work without these checks. Which documents are usually needed: Client checks and source of funds.
  4. Contract and budget before the purchase. What DNPI does at each stage, the project budget, the cost breakdown and how DNPI's fee is calculated are set out in writing before the property is bought.
  5. Search and purchase. We find the property, check the documents, planning status and condition, and recommend buying or walking away. The investor makes the decision and pays for the purchase; they review the tax consequences with their own adviser.
  6. Renovation and reporting. We lock in the scope of works and the procedure for approving budget changes, and compare planned with actual costs. The investor pays the contractor directly and follows the project in the investor's digital office on our technology partner 2i.pro's platform: the budget and the status of works are visible throughout, and each figure links to its source document.
  7. Sale. Sale scenarios, including delays and extra costs, are discussed in advance. We prepare the property for sale and handle the transaction; DNPI's fee is calculated under the contract.

Our track record and our contractor

Before running investors' projects, DNPI tested this model on its own projects funded with its own money; the two completed projects are described in the project journal. Renovation and construction are carried out by BCNYARD, SLU, an independent construction company engaged under contract.

What we do not do

  • We do not receive or hold investors' money: every project payment comes from the investor's own account.
  • We do not guarantee returns or timelines.
  • We do not publish open offers with returns and minimum amounts.
  • We do not work with clients who cannot be verified under anti-money-laundering law and the EU sanctions regime.

Before we talk

Frequently asked questions

Do I need to transfer money to DNPI?

No. The investor makes every project payment from their own account: to the seller, the contractor, the notary and the tax office. DNPI only receives its fee under the contract.

Is this an investment offer?

No. The page describes how we run projects. Terms are agreed individually and set out in the contract.

Can I start with a smaller budget?

The amounts depend on the line and the project. If your budget is smaller, we can discuss it in the first conversation.

Why do you check the source of funds?

Companies involved in property transactions in Spain are required to do so under anti-money-laundering law. The checks protect both the client and the transaction.

Can a citizen of a non-EU country work with DNPI?

Yes, after the checks. In some cases EU sanctions law restricts transactions; this is established before any work starts.

How will I follow the project?

Through the investor’s digital office: budget, status of works and documents throughout the project. The reporting format is also agreed with each client.
