Investor Data Hub: an official-data map for Barcelona property

Investors need more than a €/m² headline: market, neighbourhood, asset and project context with source, date, geography and limitations. This is a source map and publishing method, not invented live pricing.

How to build the hub

1. Define geography

Use municipality or district where the source supports it; never pass off a city average as a street-level valuation.

2. Preserve provenance

Show publisher, source URL, dataset, period, retrieval date, unit and reuse terms for each metric.

3. Match definitions

A transaction is not an asking price; registered rent is not an advertised rent; built and usable area differ.

4. Control quality

Version imports, flag gaps and outliers, and show “insufficient data” when appropriate.

5. Separate public and private

Publish aggregates and original analysis, not owner data, protected Catastro data or unlicensed listings.

6. Add investor economics

Combine official context with user-entered acquisition costs, taxes, works, finance, holding period and exit.
