Currency Risk in a Euro Project: What an Investor Should Allow For

If your capital is not in euros, the rate between entry and exit shifts the project's result. ECB rates for 2026, a worked calculation for a dollar investor and ways to limit the risk.

If your capital is not in euros, the exchange rate between entry and exit shifts the project's result just as the sale price does. In the worked example below, a 5% change in the rate moves the result by 5.5 percentage points on a 10% profit in euros. A Barcelona project is counted in euros, so currency risk is carried by whoever counts the result in another currency.

How much the euro rate moves

Noticeably, even over a few months. By the ECB reference rates from 1 July to 12 October 2026:

PairRate on 12.10.2026High for the periodLow for the periodRange
EUR/USD1.11811.1699 (21.08)1.1177 (07.10)4.7%
EUR/GBP0.844780.86055 (03.09)0.84478 (12.10)1.9%
EUR/CHF0.93120.9478 (30.09)0.9190 (03.07)3.1%

ECB pages for the dollar, the pound and the franc. The ECB itself states that the rates are published for information and are not suitable for settling transactions: the real rate is given by the bank on the day of transfer. A project runs two to four years, not three and a half months, so the range over its term will be different. No forecast follows from the table.

For illustration: 1,000,000 $ at the rate of 21 August would have given about 854,800 €, and at the rate of 12 October about 894,400 €. A difference of 4.6% without a single property operation.

What the rate does to a project's result

A worked example, not a forecast. An investor with capital in dollars puts in 800,000 € at the rate of 1.1181, that is 894,480 $. The project returns 880,000 €: a 10% profit in euros. The result in dollars depends on the rate at exit:

EUR/USD at exitChange in rateReturn, $Result in dollars
1.0063−10%885,535−1.0%
1.0622−5%934,732+4.5%
1.11810%983,928+10.0%
1.1740+5%1,033,124+15.5%

In this calculation the rate works both ways. But for an investor who needs a particular sum in his own currency, the negative side matters more than the positive: if the euro falls by 10%, the project's profit disappears entirely.

Where else money is lost on currency

The ECB rate and your bank's rate are different. The difference is the conversion spread, and it is charged twice: at entry and at exit. Transfer fees and correspondent bank fees are added separately. How to compare terms is described in the article on sending money to buy in Spain. These losses do not depend on rate fluctuations and apply in every scenario, so they are included in the calculation in advance.

How to limit currency risk

There is no single scheme; there are several methods, each with its own price.

  1. Count the project in two currencies from the start: in euros and in yours. If the decision threshold (for example, the minimum return) is set in your currency, check it in that currency.
  2. Decide whether you need to convert at exit. If the money is later spent in euros, no conversion back is needed, and the risk is smaller.
  3. Ask the bank about a forward contract or an option. They fix the rate for a date, while a project exits within a range of dates. A mismatch between the date and the term creates its own risk. The price and terms are given by the bank; I do not give them here.
  4. Split the entry into tranches, if the project's payment schedule allows. This smooths the entry rate but does not guarantee a gain.
  5. Check the contract: in which currency distributions and compensation are defined, who pays for conversion, and within what time.

On the last point, especially for projects with DNPI: the contractual 10% relates to the whole project, and the terms of compensation are written in the contract for the particular project. If you count the result in dollars, ask in which currency the threshold is measured and how payments are converted. DNPI's contractual compensation does not protect capital and does not cover an exchange-rate difference automatically.

Who this matters for especially

An investor for whom the project is a noticeable share of capital held in another currency, and one who cannot change the exit timing. If your expenses and obligations are in euros, the risk is small. If you need a fixed sum in dollars in three years, a project in euros gives that from nobody. The general risk map is described in the article on the risks of investing in Barcelona property, and you can run your own deal through the investor calculator.

Questions and answers

What is currency risk when buying property in Spain?

It is the risk that the rate between your currency and the euro changes between entry and exit, so the project's result in your currency turns out different from the result in euros.

Should the euro rate be hedged in an investment project?

Not always. The decision depends on the project's share of your capital, the term and the currency in which you need the money at the end. The terms of a forward or an option are clarified with the bank.

Who pays for currency conversion in a project?

That is set by the contract and by the bank through which the transfers go. The spread and fees are included in the calculation before signing, not after exit.

Does the euro rate affect property prices in Barcelona?

I found no confirmed relationship that could be relied on in a calculation, so the exchange rate should be treated as a separate risk, not as part of the property's price.
