How the First Meeting with DNPI Capital Works

The conversation with DNPI Capital starts with capital, goals and timing; then the direction and scale are set, and a first calculation follows. The threshold for a single project is 1 M€.

The first meeting with DNPI Capital starts with three things: how much capital you are considering, what you want to get and by when. After that the direction and scale of the project are set, and then a first calculation is made. Capital for a single project starts from 1 M€. The home page of the site does not name the stages of the meeting itself, the response time or the format, so I do not describe them.

What is discussed at the start: capital, goals, timing?

The same questions are in the enquiry form on the site. It asks what investment capital you are considering, which direction interests you (there is an option "Need help choosing"), when you plan to start and what your goal or wishes are. It also asks for a name and an email, and a phone number is optional.

In the description of the path from idea to result, the first step is called "Goals and budget": what you need to get, by when and how far you want to take part yourself. Which decisions stay with the investor is covered in the article on management decisions and investor rights.

How is the direction chosen?

There are five directions: residential property, commercial property, land and development, hotel projects, and apartment buildings. The thresholds are from 1 M€ for residential, commercial and land projects, from 3 M€ for hotel projects and from 10 M€ for apartment buildings. The company works only in Barcelona and its suburbs.

The site says that the direction and scale become clear after the conversation about goals and the first calculation, and that the type and scale of a project become clear after the first calculation. Choosing a direction in advance is not required: the form has the option "Need help choosing".

What is the first calculation?

The site does not describe separately what the first calculation consists of. The nearest guide is the calculator: it takes the purchase, the renovation with IVA, the sale price, the tax value, additional costs and the project term in months, and the result is called a "calculation model, not the terms of your contract". You can run your own figures through the investor calculator before the meeting.

What to check in any first calculation, whichever company produces it:

  1. The full entry cost: price, ITP under the ATC scale or IVA with AJD, notary, registry, lawyers (full project budget).
  2. Exit taxes for your status: resident, non-resident or company (tax map).
  3. The term, and what happens to the calculation if it lengthens.
  4. What exactly counts as the "difference" or profit, and which costs it excludes.
  5. Which assumptions sit behind the sale price.

What should you bring to the meeting?

  • The range of capital for one project.
  • The goal: capital growth, income or something else, and the date by which the money is needed.
  • Your status: Spanish resident or not, individual or company.
  • A list of questions. A ready set of twenty is in the article 20 investor questions before the meeting.
  • Documents on the property, if there is one already. On the home page the site suggests taking a list of four topics to the meeting: the property and title, the full economics, the contract and the result, the progress of delivery.

What does the site not promise?

I did not find on the site a response time to an enquiry, a description of the meeting format (online or in person) or the price of a consultation, and I will not invent them. Nor are there guarantees of results: the bottom of the page says that the terms of participation and the compensation out of the fee are set by the contract for the specific project, and that investment risks and the risk of losing capital remain. All terms, including DNPI's 50% fee and the contractual 10%, are set by the contract for the specific project, not by the first meeting.

How do you get in touch?

You can write to dnpicapital@gmail.com. Phone and messengers are listed on the contacts page, which also has the enquiry form.

Who is the first meeting not suited for?

It is not suited to someone whose capital for one project is below 1 M€: the threshold for a single project starts at that amount. It is also not suited to someone expecting guaranteed returns, or someone who wants to leave the meeting with a ready price forecast: the calculation is built on assumptions, not on predictions.

Questions and answers

What amount can I approach DNPI Capital with?

From 1 M€ for a single project. For hotel projects the threshold is 3 M€, for apartment buildings 10 M€.

Do I need to know in advance which direction to choose?

No. The form has an option for those who need guidance, and the direction is set after the conversation about goals and the first calculation.

What does DNPI Capital do for the investor after the meeting?

The company's full cycle: sourcing the property, calculating the economics, purchase, legal support, renovation or development, sale. The investor gets a digital dashboard with the budget and the status of the works. These stages belong to the project, not to the meeting itself.

Does making an enquiry commit me to anything?

The contacts page states that sending the form commits you to nothing. The terms of participation are set by the project contract, and it is worth showing to your own lawyer before signing.
