Floor, lift and access: the route from the pavement to the flat door

A listing's floor number is not the number of flights, and "with lift" does not mean no steps. How to count levels, which lift documents to ask for and how to walk the route as your family would.

The floor and the lift are assessed by the real route from the pavement to the door and by the lift's documents, not by the listing. Under Real Decreto 355/2024, a lift in a building of more than 20 flats or more than four served floors undergoes a periodic inspection at least every four years, and in other residential buildings every six years (BOE). The date of the last inspection and its result are worth requesting before the deposit.

How floors are counted in Barcelona

The floor number in a listing is often lower than the number of levels from the street. In old buildings, especially in Eixample and Gràcia, above pavement level come the bajos (ground floor), then the entresuelo (mezzanine) and the principal, and only after them does the "first" floor begin.

In practice a flat on the "second floor" can turn out to be on the fourth or fifth level, and the ceilings and flights in such buildings are high. So two figures are asked of the agent: how many levels there are from the street to the flat and how many steps from the entrance to the lift.

A floor is neither good nor bad in itself. Lower levels are usually darker and closer to street noise, and in old buildings they more often have damp from the ground. Middle ones in a classic building get more light. The top floor and the ático (penthouse) give light and a terrace, but heat up more in summer and roof leaks are more frequent.

How to check a lift from its documents

The lift in a residential building is serviced by a specialised company under a contract with the community, and that leaves a paper trail. The rules of RD 355/2024 set minimum intervals.

WhatHow often under RD 355/2024What to request
Periodic inspection, building of over 20 flats or over 4 served floorsAt least every 4 yearsRecord of the last inspection and its result
Periodic inspection, other residential buildingsAt least every 6 yearsRecord of the last inspection and its result
Servicing of most liftsEvery month, 20 to 45 days between visitsService contract, log book
Servicing of small lifts (up to three stops and no more than 20 flats, with a CE or UE declaration)Every 4 monthsService contract, log book

The consequence for the buyer is set out in art. 7 of the same rule. The servicing company must warn the community three months before the inspection deadline and, if the deadline has passed without one, stop the lift and report it within 24 hours to the industry authority of the autonomous community. An overdue inspection means a risk of the lift being stopped and of urgent expenses.

The company also tells the community in writing which parts of the lift need replacing. Such letters and the decisions on them are visible in the meeting minutes; how to read them is covered in the article on checking the comunidad.

What "with a lift" really means

The line "with a lift" is not yet an answer for a family with a pushchair or elderly parents. In old buildings the lift was often added later and stops between floors: from it, half a flight of stairs leads to each flat. The entrance to the building may begin with steps, and the lift may be a few more steps up, with no ramp or stair lift.

The cabin matters too: whether a pushchair or wheelchair fits, whether two people with bags fit. If there is no lift, the community is asked whether installation has been discussed and how costs are split. Which decisions a community can take and where the physical limits of the shaft lie is covered in the article on installing a lift in an old building.

How to check accessibility for years ahead

A flat is bought for years, and the route to the door is worth walking the way every member of the family will walk it. The most practical thing is to bring a wheeled suitcase to the viewing.

  1. From the pavement to the entrance door: steps, threshold, door width.
  2. Through the lobby to the lift: whether there are steps and whether they can be avoided.
  3. In the lift: cabin size, whether it stops level with the flat.
  4. From the lift to the door: half a flight, a narrow landing, a heavy door.
  5. Inside the flat: width of corridors and openings, thresholds, shower or bath.
  6. Record the results for each option in one table so flats can be compared on the same criteria.

In a remote search, this route is filmed unedited, from the street to the door.

How floor and lift affect price

Floor and lift are among the first adjustments when a flat is compared with deals. A flat on the fifth level without a lift cannot be compared with a sold flat on a fifth floor with a lift: they have different buyers. The method is covered in the article how to value a flat by real deals.

What discount for the lack of a lift is justified, and where its limit lies, is calculated in the article on a flat without a lift. The same logic holds for resale: a high flat without a lift suits a narrow circle of buyers.

When a flat without a lift does not suit

A high flat without a lift does not suit a family in which someone now, or in the coming years, will not be able to climb on foot. Nor does it suit a buyer who counts on installing a lift as a settled matter: until there is a community decision and technical feasibility, it is a hypothesis, not a plan.

More care is needed with a flat on a "middle" floor in a building where the lift stops between levels: formally there is a lift, but for a pushchair the route remains a staircase. DNPI carries out an independent valuation of a flat with adjustments for floor and lift within a value analysis.

Questions and answers

What do entresuelo and principal mean in a listing?

They are intermediate levels of old buildings between the bajos and the "first" floor. Because of them a flat on the "second floor" can be on the fourth or fifth level from the street.

How often is a lift in a residential building inspected in Spain?

Periodic inspection under RD 355/2024 takes place at least every four years in a building of more than 20 flats or four served floors and every six years in others. Servicing of most lifts is monthly.

What happens if a lift inspection is overdue?

The servicing company must stop the lift and report it within 24 hours to the community and to the industry authority of the autonomous community. Before buying, it is worth requesting the date and result of the last inspection.

Which floor is best to choose in Barcelona?

There is no universal answer. Lower levels are darker and closer to the street, upper ones brighter but hotter in summer and more prone to leaks, so the choice is made by lifestyle and the specific building is checked.

Is it worth buying a flat without a lift?

It can be, if the limits are acceptable for you and for a future buyer. If the community is discussing installation, the possible special assessment (derrama) is built into the budget.
