IVA and IRPF: tourist letting versus long-term renting

Long-term residential rent is exempt from IVA; tourist letting may be taxable when hotel-style services are included. The distinction depends on services, not duration.

Long-term letting and IVA

Ordinary long-term letting for residential occupation is exempt from IVA: a private landlord does not add the tax to rent. This is the starting point for comparison with tourist letting.

Where the tourist-letting boundary lies

Short-term tourist accommodation including hotel-style services—cleaning during the stay, linen changes or something resembling reception—may be subject to IVA as a hotel service. Short-term letting without those services is generally treated as ordinary residential letting for IVA purposes. The distinction concerns the actual service package rather than length of stay. It depends on the case's details; there is no clear rule that one treatment applies below a certain number of days and another above it.

This explains why two apparently similar flats let for a few days can be taxed differently. One contract includes cleaning and linen changes during occupation, while the other does not. That difference alone determines whether it is a hotel service or ordinary letting for IVA purposes.

The IRPF distinction

For a resident, income from ordinary long-term residential letting may qualify for a special reduction in the IRPF tax base if the relevant conditions are met. Tourist letting operated as an economic activity is more likely to be treated as business income, without the same reduction specific to long-term residential rent.

The difference accumulates over years of ownership. The long-term rental tax-base reduction applies throughout the period the property is let on qualifying terms, while tourist-letting business income follows its own rules from the first year. Consider this when choosing a rental strategy, if letting is an option at all.

Why this is context rather than a strategy

For a strategy centred on a long-term commercial tenant or post-renovation sale, this tax mechanism is background rather than a reason to change direction. Barcelona's tourist licences are being wound down regardless of how their taxation works today.
