Investment approach
Minimum Investment in Barcelona Real Estate: 1 M€, 3 M€ and 10 M€
There is no single minimum on the market. In DNPI projects, residential, commercial and land start at 1 M€, hotels at 3 M€, whole buildings at 10 M€, and taxes come on top.
There is no single minimum on the market: the format of the project sets the threshold. In DNPI projects, residential, commercial property and land start at 1 M€, hotel projects at 3 M€, apartment buildings at 10 M€. Capital is not the same as the price of the property: tax, closing costs, renovation, licences and a reserve for the unexpected come on top, and you need to count them before choosing a property.
What does each threshold open?
| Capital | Available in DNPI projects | Not available |
|---|---|---|
| from 1 M€ | residential, commercial, land | hotel projects, whole buildings |
| from 3 M€ | everything above, plus hotel projects | whole buildings |
| from 10 M€ | everything above, plus apartment buildings | no limits under DNPI thresholds |
These are one company's thresholds, not legal requirements. Other operators and private buyers work with other amounts. The paths compared by risk: comparison of five strategies.
How much tax is added to the price?
In Catalonia, on a deal subject to ITP (impuesto sobre transmisiones patrimoniales, the property transfer tax), the tax is calculated on a progressive scale: 10% on the first €600,000, 11% on the next €300,000, 12% on the next €600,000 up to 1.5 M€ and 13% above that. Source: the Agència Tributària de Catalunya guide, for deals from 27 June 2025. For housing bought by a gran tenedor (a large holder of residential property), and for a whole residential building, the same guide gives a rate of 20%, with conditions and exceptions.
A worked example on this scale, not a forecast:
| Property price | ITP on the scale | Average rate |
|---|---|---|
| €800,000 | €82,000 | about 10.3% |
| 1 M€ | €105,000 | 10.5% |
| 3 M€ | €360,000 | 12.0% |
| 10 M€ | 1.27 M€ | 12.7% |
If a whole residential building is bought and the 20% rate applies, the tax on 10 M€ would be 2 M€, not 1.27 M€. An asesor fiscal (tax adviser) checks whether the rate applies. If the seller is a company and the deal carries IVA (Spanish VAT), the calculation is different, which happens more often with new builds: IVA instead of ITP, plus AJD (stamp duty on legal documents) of 1.5% per the ATC.
The conclusion from the table is simple: a 1 M€ property needs about 1.1 M€ for the purchase alone, before the renovation and the notary.
What else counts as capital besides the price and the tax?
The list depends on the strategy, but the makeup is almost always the same:
- the notary, the land registry and a gestoría (administrative agent that files the paperwork): how much closing a purchase costs;
- renovation or construction, per the contractor's estimate;
- permits and licences, if they are needed;
- holding costs while the property sits idle during the works: IBI (the municipal property tax), utilities, insurance;
- selling costs and taxes on exit;
- a reserve for the unexpected, see the reserve for unforeseen works.
An example from a completed DNPI project shows what "before costs" means. At Compte de Urgel an apartment was bought for €410,000, the renovation cost €76,230 and the sale was €720,000. The difference of €233,770 was calculated as the sale price minus the purchase and the renovation. Taxes, financing, closing and other costs are not included in it; it is not net profit and not the investor's return. Past results do not guarantee future ones.
Is all the capital needed at once?
No, the need for money rises in steps: first the deposit and the purchase, then the renovation in stages, then the costs of sale. The largest sum that sits in the project at one time is called the peak capital requirement. It is calculated separately, see peak capital requirement. For planning, the peak sum matters, not the project total.
When the amount is too small for the chosen strategy
If after ITP, closing costs and a renovation reserve there is no margin left, the property is beyond your budget, even if the price fits into a million. Then either the entry price comes down, or the scope of works shrinks, or the project is postponed. Borrowed financing changes the picture but adds interest and the bank's conditions: that is a topic for a separate calculation.
You can work out your own budget in the investor calculator.
Questions and answers
Can I start with less than 1 M€?
Not in DNPI projects: the threshold is 1 M€. Buying a single, cheaper property is possible outside the company, but then you run the whole cycle yourself.
Is 3 M€ enough for a hotel?
DNPI hotel projects start at 3 M€. Whether it is enough for a particular building depends on the price, the tax, the refurbishment and the licence: the calculation is made property by property.
What percentage do taxes add to the price of an apartment?
With ITP in Catalonia from 27 June 2025, about 10–13% depending on the price, plus the notary, the land registry and a gestoría. For new builds a different scheme applies, with IVA.
Do I need a reserve beyond the budget?
Yes, a reserve for unforeseen works and costs is set aside in advance. Its size depends on the condition of the property and is determined by the technical report.
