Your First Barcelona Investment Project: a 90-Day Plan
An investor's first 90 days in Barcelona lead to a decision, not a deal: a month for goals and structure, a month for search and numbers, a month for checking the property before the arras.
In the first 90 days it is reasonable to get as far as a decision on whether to buy. Signing is a separate task. One month goes on goals, structure and documents, the second on search and calculation, the third on checking the property and the terms. In this plan the arras (the preliminary contract with a deposit) is put off until the third month, when the calculation has stood up to checks. If the deal comes together earlier, good, but do not set it as a deadline: here haste costs more than delay.
What should be in place by the end of each month?
| Month | Goal | Result at the end |
|---|---|---|
| 1 | Goals, structure, team | a written investment thesis, a lawyer and an asesor fiscal (tax adviser), the NIE |
| 2 | Search and calculation | 3–5 properties on a shortlist, a calculation for each, a maximum price |
| 3 | Checks and decision | a document package for one property, a decision: arras or walk away |
What to do in the first month?
Start with paper, not with listings. The order is this:
- Write down the amount, the date by which the money must come back, and the drawdown you are ready to live through. A sample format: a one-page investment thesis.
- Choose a path from the five: residential, land, commercial, hotel, whole building. The comparison is covered in the article on the five strategies.
- Apply for the NIE (foreigner's tax identification number): neither a deal nor tax registration can start without it. Details in the article on the NIE.
- Find an abogado (lawyer) and an asesor fiscal before you see a property. The structure (in your own name or through an SL, a limited company) determines the taxes; that is a separate question for the lawyer.
- Gather documents on the source of funds: the notary will ask for them.
If by the end of the month you have no thesis and no lawyer, the second month is postponed.
What to do in the second month?
Set the search criteria: district, type, entry price, maximum renovation budget. Then search and calculate at the same time, without leaving the calculation for later. For every property on the shortlist you need a maximum price at which the project works.
The calculation is not limited to the price and the renovation. In Catalonia, when you buy a property subject to ITP (impuesto sobre transmisiones patrimoniales, the property transfer tax), the tax follows a progressive 10–13% scale (ATC, for deals from 27 June 2025). Add the notary, the land registry, a gestoría (administrative agent that files the paperwork), the cost of holding the property during the renovation and the costs of sale. All the lines are collected in the investor calculator.
If a property reached the calculation and did not work out, that is a normal result for the second month.
What to do in the third month?
Check one property to the end, not three superficially. The minimum set of documents:
- the registry extract (nota simple) showing encumbrances;
- a technical report and the ITE (Inspección Técnica de Edificios, the building's technical inspection) if the building is 45 years old or about to be: in Catalonia, buildings in residential use undergo a technical inspection before they reach 45 years, with the age taken from the cadastre (Agència de l'Habitatge de Catalunya, Decret 67/2015);
- the cédula de habitabilidad (habitability certificate): in Catalonia it is required when housing is transferred and when it is let (Decret 141/2012, as amended; check the current wording);
- the energy certificate: a copy is attached to the sale contract, and a copy of the energy label to a rental contract (art. 17 Real Decreto 390/2021);
- the minutes of the comunidad de propietarios (owners' association) for several years and information on debts for shared costs;
- planning parameters, if a layout change or change of use is planned.
The full checking procedure: the due diligence checklist before the arras. The decision on the arras is taken when you have the numbers, the documents and the lawyer's answers. Walking away at the end of the month is also acceptable: the check has paid for itself if it weeded out a bad property.
What usually breaks the schedule?
An NIE through a consulate can take weeks. A power of attorney needs an apostille and a translation. The notary and the bank ask for documents on the source of funds, and finding them takes longer than expected. The seller drags out the extract on encumbrances. Build a reserve into each of these places, and count the schedule from the longest.
Who the 90-day plan does not suit
Someone who needs to place money within 30 days. Someone who wants to buy the property they liked at a viewing and adjust the calculation to fit it. And someone who is not ready to stop in the third month if the documents showed a problem: the plan assumes that walking away is allowed.
Questions and answers
Can you buy property in Barcelona in 90 days?
Technically yes, but the timing depends on the NIE, the power of attorney, the bank and the seller's approvals. Set the decision as your goal.
How many properties should you view before a first purchase?
Calculate three to five and check one. There is no general rule: if the price does not work after three calculations, revise your criteria. Do not adjust the calculation to fit a price.
Where to start if you have no experience in Spanish real estate?
With a lawyer and a one-page thesis. Without them the search turns into browsing listings.
What if no suitable property turns up in 90 days?
Extend the search or change the criteria. The result of the first three months is valuable in itself: you have a lawyer, an NIE and a calculation model that can be applied to the next property.
