Barcelona Commercial Property Market: Offices, Retail, Logistics
Per JLL, the prime office rent in Barcelona in Q2 2026 is €32.25/m² a month, with 8.4% vacancy. Retail and logistics have little free space, but these are consultants' figures.
The Barcelona commercial property market in 2026 looks like this: a prime office rent of €32.25/m² a month, up 7.5% over the year (JLL, Q2 2026); about 2.5% of prime retail space vacant (Cushman & Wakefield, press release of 15.06.2026); and under 3.5% in logistics (Cushman & Wakefield, H1 2026). These are consultants' reports, not official statistics, and different consultants count differently.
What the consultants show
| Segment | Indicator | Value | Period | Source |
|---|---|---|---|---|
| Offices | prime rent | €32.25/m² a month, plus 7.5% over the year | Q2 2026 | JLL |
| Offices | vacant space | 8.4%, minus 145 bp over the year; in prime zones 1.6% | Q2 2026 | JLL |
| Offices | deals closed | 119,386 m² in the quarter | Q2 2026 | JLL |
| Offices | the same per Cushman & Wakefield | prime €31.75, vacancy 9.31%, 195,000 m² | H1 2026 | Cushman & Wakefield |
| Retail | Passeig de Gràcia rent | €290/m² a month | early 2026 (release of 15.06.2026) | Cushman & Wakefield |
| Retail | vacant space in prime | 2.49% | early 2026 (release of 15.06.2026) | same |
| Retail | prime yield, street retail | about 3.65% | early 2026 (release of 15.06.2026) | same |
| Logistics | prime rent | about €9.15/m² a month | H1 2026 | Cushman & Wakefield |
| Logistics | vacant space | under 3.5% | H1 2026 | same |
| Logistics | deals closed | over 480,000 m² | H1 2026 | same |
Caveats. For offices two consultants give different figures for close periods: 8.4% and 9.31% vacant space. These are different methodologies and market boundaries, not an error. JLL itself notes that three deals produced 43% of the quarter's take-up, so the quarterly volume depends heavily on individual contracts. Cushman & Wakefield do not disclose the territory of the logistics market in their press release. I relied on the consultants' press releases, not the full reports.
What this means for someone buying a unit
The answer first: prime figures refer to the best addresses and do not carry over to an ordinary unit. The rent on Passeig de Gràcia describes one street, not Barcelona.
A worked example, not a forecast. If a unit costs 1 M€ and yields 3.65%, that is €36,500 a year. The 3.65% yield is Cushman & Wakefield's estimate for prime street retail; the release does not say whether it is gross or net, so taxes and the owner's costs have to be checked separately. For your property the figure guarantees nothing. For non-prime addresses, offices and logistics, these press releases contain no open yield figures, and I did not give any.
Low vacancy does not mean a property will let quickly: it refers to the market on average, not to a specific unit, tenant and contract terms. How to assess a tenant and their ability to pay is covered in the articles on tenant strategy and on checking solvency. The footfall of a unit is assessed separately, see footfall and catchment analysis.
Who this overview does not suit
Anyone who picks a unit by a headline about a high rent. A prime rent describes the top edge of the market. Nor does it replace checking a specific property: the activity licences, the lease, the current tenant and any encumbrances. If converting an office to another use is under consideration, it has its own restrictions; see the article on office conversion.
DNPI Capital works with commercial property from 1 M€; what this strategy looks like is described on the commercial property page. A yield calculation for your property can be done in the calculator.

They cover part of the market, each uses its own methodology, and deals are counted differently. So the figures of two consultants for one quarter can diverge, and that is normal.
