Airbnb and Barcelona housing: what the research shows
Barcelona studies link short-term rental concentration to local housing outcomes, but they do not predict the return of a specific apartment.
Barcelona offers unusually detailed research on short-term rentals. The useful conclusion is not that any tourist apartment will perform. Effects vary by concentration, regulation and micro-location.
What researchers observed
Garcia-López and co-authors find a relationship between Airbnb expansion and local housing outcomes. Lagonigro and Gutiérrez show that peer-to-peer accommodation and hotels form different spatial patterns. City-wide tourism growth therefore does not establish demand for one building.
What the evidence does not prove
Historical findings do not establish a current licence, future occupancy or net cash flow. Commissions, vacancy, works, management, taxes and regulatory change can reverse the result. A sample average must not be added to the price of a specific home.
Applying it to a deal
Verify permitted use, documents and community rules first. Then model legal alternatives: residential letting, owner use, sale after renovation or another authorised format. Read the tourism and housing analysis and the hotel roadmap.
In the DNPI calculator, occupancy, rate, commissions and CAPEX remain explicit assumptions. A project that works only in the optimistic case has a dependency, not a guarantee.

Questions and answers
Does the research prove Airbnb returns?
No. It describes historical market relationships, not future cash flow.
What comes first?
Permitted use, licence, building restrictions and current rules.
Why model an alternative?
To test whether the asset still works without tourist use.
