Terrassa: the housing market, prices and what a buyer should check
A metre in Terrassa is valued at half the Barcelona figure and a fifth below its own peak. What kind of market it is, who it suits and why the station matters more than the town's name.
Terrassa is an independent city in the Vallès Occidental with 232,676 residents, linked to Barcelona by two railways, where a metre of housing is valued at roughly half the capital's price. In Q3 2026 Tinsa gives 2,281 €/m², 7.50% higher than a year earlier, against 4,597 €/m² in Barcelona (Tinsa, Terrassa; Tinsa, Barcelona). The difference buys floor area, and it is paid for with the commute.
What Terrassa prices show
Two independent sources give almost the same level. Tinsa values a metre at 2,281 € for Q3 2026, and the Ministerio de Vivienda (Ministry of Housing), from bank valuations, at 2,273 € for Q2 on 1,244 valuations (Ministerio de Vivienda, table 4). The large number of valuations makes the average more stable than in the small towns nearby.
| City | Tinsa, €/m², Q3 2026 | Over 12 months | Series peak since 2001 | Below the peak |
|---|---|---|---|---|
| Terrassa | 2,281 | +7.50% | 2,883 | by 21% |
| Sabadell | 2,447 | +10.83% | 3,077 | by 20% |
| Barcelona | 4,597 | +10.31% | 4,597 | at the peak |

Both Vallès cities sit roughly a fifth below their own peak, while Barcelona is at it. This is not a forecast of growth: it is a reminder that the second-ring market went through a deep correction and is recovering more slowly than the capital. How the neighbouring Sant Cugat, Cerdanyola and Rubí behave is covered in the article on the Vallès for an investor.
What housing makes up the market
Terrassa is a large city with its own economy, not a dormitory suburb: 70 km², 3,316 residents per km² (Idescat, 2025). According to the 2021 census:
- 46.5% of main homes measure 61–90 m², and 28.2% more than 90 m²;
- 22.5% of main homes are rented, against 20.0% in the comarca (county);
- 16.2% of housing is not a main residence, against 12.0% in the comarca;
- in 2025, construction began on 542 homes in the city, 81 of them protected.
For a family that needs 90 m² or more, the choice here is wider than in the towns closest to Barcelona. The higher share of non-main housing deserves a separate question in a specific building: how many flats stand empty and why.
How to get to Barcelona
Two independent railways serve Terrassa. The FGC S1 line links the city with Plaça de Catalunya in central Barcelona (FGC). The Rodalies R4 line runs from Manresa through Terrassa and Sabadell to Plaça de Catalunya and Sants; on the section up to Terrassa Estació del Nord there is a train every 8 minutes at peak and every 15 off-peak (Rodalies).
The two networks give a backup route during engineering works, but they serve different stations. That is why "Terrassa" in a listing can mean five minutes on foot to the station or a bus ride to the nearest one. Journey time is measured door to door on a weekday morning.
What a family's floor area costs: a worked example
Worked example, not a forecast. A family looks for 90 m² at Tinsa's average valuation for Q3 2026. ITP (transfer tax on resale property) of 10% on the part of the price up to 600,000 € (ATC).
| Indicator | Terrassa | Barcelona |
|---|---|---|
| Price of 90 m² | 205,290 € | 413,730 € |
| ITP at 10% | 20,529 € | 41,373 € |
| Total before paperwork and renovation | 225,819 € | 455,103 € |
The difference is about 229,000 € for the same floor area. It is worth comparing with the cost of the daily commute for two working adults and with what a renovation costs in the old housing stock of the centre. You can put your own budget together in the calculator.
What to check when buying in Terrassa
- Station and line. Which station you walk to, S1 or R4, and how many minutes to work at peak hours.
- Building. Year of construction per the Catastro (land cadastre), an ITE (technical building inspection) for buildings over 45 years, and the comunidad's decisions on works and levies.
- Neighbourhood. The city is large and uneven: the price is checked against closed transactions in the neighbourhood, not against the city average.
- Letting. Terrassa is in a stressed market zone under resolution TER/800/2024 (Generalitat), so the rent for the calculation is taken from the indices; see the article on zonas tensionadas.
Who Terrassa does not suit
Someone who has to be in central Barcelona early every day and lives far from a station. Someone who wants the sea or the capital's centre within walking distance. And an investor who counts on returning quickly to the previous price peak: the Tinsa series shows the city has stood below it for a long time.
