Sant Cugat del Vallès and the Vallès: Houses and Plots for an Investor

By Tinsa valuations Sant Cugat is dearer than Barcelona, while neighbouring Cerdanyola and Rubí are 37–47% cheaper. Houses and plots here hinge on planning and Collserola protection, not metre price.

Property in Sant Cugat del Vallès costs more than the Barcelona average: by Tinsa valuations for Q3 2026, 4,809 €/m² against 4,597 €/m². It is a market of houses and villas for families, not of quick flat turnover. Neighbouring Cerdanyola del Vallès and Rubí are noticeably cheaper, but what decides is not the metre but what may be built on a specific plot.

How much property costs in Sant Cugat and neighbouring municipalities

Tinsa (IMIE Mercados Locales index, Q3 2026) calculates the average valuation per metre of finished housing, new and second-hand together, flats and houses in one figure. These are valuation prices, not listing prices or closed deals.

Sources: Tinsa pages for Sant Cugat, Cerdanyola, Rubí and Barcelona. Price growth in Sant Cugat is noticeably slower than in Barcelona, and faster in the neighbouring towns. That is the past, not a forecast. The average metre on its own says little here: a villa in Valldoreix and a flat in the town centre sit in the same figure.

How to get to Barcelona

The main route is the FGC railway on the Barcelona-Vallès line: trains run from Plaça Catalunya through Sarrià and Sant Gervasi to Sant Cugat, Rubí, Terrassa, Cerdanyola and Sabadell. Sant Cugat has several stations, and in Barcelona itself the line connects with the metro. Check line numbers and timetables on the FGC website. Journey time depends on the station and the hour, and I give no figures without a source.

Houses and plots: what limits a project

Sant Cugat borders the Collserola mountain range. The park is managed by a consortium of the Generalitat, the Diputació, the AMB and the municipalities, and building within it is regulated by a special plan for the protection of nature and scenery, the PEPNat. The park's website also mentions a new special plan, so the current version is checked there. A plot near the park boundary cannot be treated as buildable until its regime has been checked: whether it is urban, non-developable or within a protection zone.

Three questions decide the price of a plot more than its area does.

  1. Land class. Urban land, land to be developed or non-developable land: the difference in the right to build is enormous, see suelo urbanizable and consolidado.
  2. Building parameters. The permitted floor area, height, share of the plot that can be built on and setbacks are set by the municipality's planning document. The checking procedure is in the article on the planning check before an offer.
  3. Urbanisation obligations and encumbrances. Utility connections, easements and the owner's obligations are in the article on servidumbres (easements).

Of DNPI's completed projects, Sitges concerns land. The plot was bought for 509,250 €, permits and licences cost 20,000 €, and it was sold with the licence for 760,000 €, over two years. The difference before other costs is 230,750 €. That is the sale minus the purchase and the stated costs; taxes, financing, formalities and other costs are not included, and it is not net profit or an investor's return. Past results do not guarantee future ones, and Sitges is not the Vallès: each plot is calculated afresh.

Worked calculation: what a cheque of 1 M€ buys

Worked example, not a forecast. At the average Tinsa valuation prices, 1 M€ corresponds to roughly 208 m² in Sant Cugat, 346 m² in Cerdanyola and 413 m² in Rubí. That is a notional area, not a purchase plan: the price leaves out taxes, renovation and purchase costs, and the average figures mix flats and houses. What exactly goes into the budget is in the article on the full budget of an investment project.

What to check when buying a house

  • Conformity of what is built with what is permitted: a house with unlicensed extensions is sold with a problem, see illegal works.
  • The licence and regime for reconstruction: obra nueva and rehabilitación.
  • Slopes, retaining walls, drainage: on hilly plots they bring costs that do not arise on flat ground.
  • Municipal taxes: IBI rates are set by the ayuntamiento, see IBI.

Who this market does not suit

It does not suit those who want quick turnover: there are fewer buyers for individual houses than for flats, and the time to sell is not known in advance. It does not suit those who want to buy a plot near Collserola without checking the land class: some such plots cannot be built on. It does not suit those who compare Sant Cugat with Barcelona on price per metre: by Tinsa it is already higher, and there is no "suburb discount".

The wider logic of land projects is described in the article on investing in plots, and the company's approach is collected on the page on land strategies. A calculation for your own sum can be run in the investor calculator.
