L'Hospitalet, Badalona and Sant Adrià: Suburbs for an Investor
L'Hospitalet and Badalona are 35–39% cheaper than Barcelona by Tinsa valuations, but they are separate municipalities with their own taxes and rules. The renovation share of the budget is higher.
Barcelona's suburbs give an investor a lower cheque: by Tinsa valuations for Q3 2026 a square metre costs 2,969 € in L'Hospitalet, 2,806 € in Badalona and 4,597 € in Barcelona itself. But these are other jurisdictions with their own tax and planning regimes. Cheaper does not mean simpler: the renovation share of the budget is higher, and liquidity must be checked neighbourhood by neighbourhood.
How much the suburbs cost compared with the city
Tinsa (IMIE Mercados Locales index, Q3 2026) calculates the average valuation per metre of finished housing, new and second-hand together. These are valuation prices, not listing prices, so they must not be mixed with Idealista figures.
| Municipality | €/m² | Over 12 months | Versus Barcelona |
|---|---|---|---|
| Barcelona | 4,597 | +10.31% | 0% |
| L'Hospitalet de Llobregat | 2,969 | +9.56% | 35% lower |
| Badalona | 2,806 | +9.72% | 39% lower |
Sources: Tinsa pages for Barcelona, L'Hospitalet and Badalona. For Sant Adrià de Besòs I found no open Tinsa figure for this period, and I do not quote portal figures when the primary source cannot be opened. Annual growth is about 10% in all three: the past, not a forecast.
Three municipalities, three different markets
L'Hospitalet de Llobregat adjoins Barcelona to the south-west and is linked to it by metro: L1 ends at Hospital de Bellvitge, line L9 Sud runs through Collblanc, Torrassa, Can Tries - Gornal and Europa - Fira, and Collblanc connects it with L5. Badalona lies to the north-east: L2 enters it at Sant Roc, Gorg, Pep Ventura and Badalona Pompeu Fabra. Sant Adrià de Besòs has the L2 station Verneda; the next one, Artigues - Sant Adrià, is already on the Badalona side. Check line maps on the TMB website; the stations were checked against the line descriptions.
Within each municipality the spread between neighbourhoods is large. The city average means little for buying a specific flat: you need sold comparables on the same street and in a similar building.
What changes when the property is outside Barcelona
A property in Badalona or L'Hospitalet is regulated not by the Ajuntament de Barcelona but by its own ayuntament. This touches three things.
- Planning rules. Licences for works and permitted use are determined by the municipality's planning document. The checking procedure is described in the article on the planning check before an offer.
- Local taxes. The IBI (property tax) rate and the parameters of plusvalía municipal (municipal capital gains tax) are set by the municipality within the limits of the law (Texto refundido de la Ley reguladora de las Haciendas Locales, BOE). The figures in Barcelona and in a suburb differ, so they are calculated separately, see IBI and plusvalía.
- Rental regime. In July 2026 the Generalitat announced a revision of the list of municipalities with a stressed housing market: per a 3Cat report the new list has 302 municipalities, and the proposal has not yet come into force: after publication in the DOGC a period of alegaciones (objections) opens, then the Ministerio de Vivienda approves the list. Whether your municipality is included is checked against the current Generalitat act, with details in the article on the rent ceiling.
Worked calculation: the renovation share
Worked example, not a forecast. A 70 m² flat, renovation at a round 1,000 €/m², that is 70,000 €, the same in all three places (an assumption; in practice the cost of works depends on the building). Purchase price by Tinsa: in Barcelona about 321,800 €, with renovation 22% of it. In L'Hospitalet about 207,800 €, renovation 34%. In Badalona about 196,400 €, renovation 36%.
The higher the renovation share, the larger the relative uplift needed at sale to cover works, taxes and costs. Meanwhile demand for renovated flats in a suburb is not known in advance: it is checked against sold comparables, see adjusting comparables. The full list of cost items is collected in the article on the full budget of an investment project.
Who the suburbs do not suit
They do not suit those looking for "Barcelona, only cheaper" and expecting the same liquidity: buyers and tenants in the suburbs are different, and time to sell may differ. They do not suit those unwilling to check each building separately: in dense development the difference between neighbouring streets is noticeable. They do not suit those who need short-term lets, because the regime for tourist homes is set by the Generalitat and the municipality, and in Barcelona the licences are planned to be phased out by November 2028 (on this).
Nor do they suit those who choose by the past year's price growth. +10% over 12 months describes the past, not the future. For rental yield without forecasts, see the article on realistic expectations.
For a first comparison of districts within Barcelona itself, the article on criteria for choosing a district is useful. The budget for a specific flat can be run through the investor calculator.
