Warehouses and Logistics Around Barcelona: The Investor's Logic
The Barcelona logistics market is squeezed by a land shortage and low vacancy. But demand and rents for the best warehouses do not describe older buildings, which need a separate calculation.
Logistics property around Barcelona runs into a land shortage: vacancy is below 3.5%, demand rose in the first half of 2026, and new warehouses are being built further from the city. For an investor with a budget from 1 M€ this is a two-speed market: modern warehouses that tenants want, and older ones whose price is set by other factors.
What the figures show
In its review for the first half of 2026 (published on 28 July 2026), Cushman & Wakefield gives these indicators for Barcelona:
| Indicator | Value |
|---|---|
| Lease deals, first half | more than 480,000 m², +90% on 2025 |
| Lease deals, second quarter | 245,000 m², +80% on 2025 |
| Prime rent | about 9.15 €/m² a month, +5% over the year |
| Vacancy | below 3.5% |
| Share of deals along the AP-7 | 60% of 2026 deals |
| Number of deals | more than 40, average size more than 11,000 m² |
Another broker, Forcadell, gives demand for Catalonia of 484,901 m², +58% (Real Asset Insight, 20 July 2026). The figures differ, probably because of different territories and methodologies. You can compare figures from one source for one period.
In its European Industrial and Logistics Real Estate Market 2026 review, Savills writes that the shortage of land in Barcelona's first ring is pushing tenants into the second and third, and that tenants expect modern features from a warehouse, including clear height from 10 m, fire protection and energy efficiency. For an investor this means a warehouse with outdated specifications competes with new buildings, and the rent gap has to be checked against comparable deals, not brokers' prime figures.
Why demand is moving along the AP-7
There is little land near the city, and tenants are shifting away from it: 60% of 2026 deals were along the AP-7 motorway (Cushman & Wakefield). For an owner this means a property's position relative to the corridor and its access roads affects demand. What is permitted on a specific plot can only be shown by a planning check.
Old warehouse and new: the difference in income
The brokers' figures describe prime: the best new warehouses. For older properties I found no open data with a date, so below is a worked example with no market claims. A 1,000 m² warehouse at 9.15 €/m² earns 109,800 € a year. The same warehouse at an assumed 6.5 €/m² (an illustrative number, not from a report) earns 78,000 €, which is 29% less. If an old warehouse lets for less than a new one, that gap goes into the purchase price and the modernisation budget: power supply, loading doors, fire protection.
What to check before buying a warehouse
- The permitted activity and the land regime: warehouse, production, mixed use. Look at the activity licence, as in the article on the activity licence.
- Height, column spacing, floor loading, docks and doors: the tenant will compare you with new buildings.
- Electrical capacity and fire protection: connection and upgrades cost money and time, see the article on building services.
- Tenants and contract terms: the contract is read as in the article on property with a tenant in place.
- Ownership questions: encumbrances, easements, access. The check starts with a nota simple (land registry extract).
Who this purchase does not suit
Logistics does not suit you if you expect the liquidity and simplicity of housing: a warehouse has a different pool of tenants and buyers. It does not suit someone who chooses by brokers' prime figures without checking the age and specifications of the specific warehouse. And a third case: a budget limited to about 1 M€ with no reserve for modernisation.
