Castelldefels, Gavà, Viladecans: Houses by the Sea and Logistics

Castelldefels, Gavà and Viladecans share one set of constraints: the shore, the airport, the delta's farmland and logistics. Metre price matters less than the address relative to these limits.

Property in Castelldefels, Gavà and Viladecans attracts buyers with seaside houses and closeness to the airport and the port, but what decides is not the average price but the address relative to the coastal strip, the airport noise zone and the protected fields of the delta. For Viladecans, Tinsa shows 3,311 €/m² for Q3 2026, 28% below Barcelona. I found no open figures for Castelldefels and Gavà.

What is known about prices

Tinsa (IMIE Mercados Locales index, Q3 2026) calculates the average valuation per metre of finished housing, new and second-hand together, flats and houses in one figure. These are valuations, not listings or closed deals.

Municipality€/m²Over 12 months
Barcelona (for comparison)4,597+10.31%
Viladecans3,311+24.68%

Sources: Tinsa pages for Viladecans and Barcelona. Growth of 24.68% over the year is noticeably higher than in neighbouring municipalities, and one figure cannot tell what caused it: the sample of valuations is small, and the mix of deals may have changed. For Castelldefels and Gavà the Tinsa pages have no data for this period, and I do not quote portal figures I could not open. The price of a specific street is worked out from sold comparables.

How to get to Barcelona

The main rail route is Rodalies R2 Sud: Castelldefels has two stations, Castelldefels and Platja de Castelldefels, and the line runs along the coast through Gavà and Viladecans into Barcelona. The airport is linked to the city by metro L9 Sud (the El Prat Estació station connects with R2). Check routes and service interruptions on the Rodalies website.

Airport noise and restricted zones

Barcelona–El Prat Airport imposes restrictions on the land around it. Under Orden FOM/3320/2010 (BOE of 23 December 2010; later confirmed by Real Decreto 1002/2011 of 8 July) the airport's acoustic easement zone covers the territories of Barcelona, Gavà, El Prat de Llobregat, Sant Boi de Llobregat and Viladecans. Planning documents must take these restrictions into account. The open text does not imply a ban on residential building, but it does imply that permitted land use is read off the noise map. I did not find Castelldefels in the order's list.

Noise is also a dispute among residents: per an Ara article of 14 April 2024, residents of Gavà Mar objected to a change in the runway-use regime because of rising noise over the neighbourhood. Before buying a house, look at the easement map and the position of the house relative to the approach routes.

What limits seaside houses and land

The coastal strip. The coastal law prohibits residential buildings in the protection zone 100 metres wide from the inner boundary of the ribera del mar (shore zone), and up to 200 by decision of the state administration (art. 23 and 25 of Ley 22/1988). The rules and their exceptions are covered in the article on the Maresme and Garraf coast, and the logic is the same.

Protected farmland. The Parc Agrari del Baix Llobregat includes the fields of Viladecans (in an Ara article on the Aena plan of June 2021 a stretch of field south of the airport is named as part of the park). Such land is not built on: check the land class in the planning documents, see suelo urbanizable and consolidado and the planning check before an offer.

Slopes and engineering. At the foot of Garraf the terrain brings retaining walls and drainage, which are put into the budget separately.

Logistics: the market around Barcelona

Baix Llobregat sits next to the port, the airport and the Zona Franca logistics area. According to a Cushman & Wakefield report of 28 July 2026, in the first half of 2026 over 480,000 m² were contracted on the Barcelona logistics market, the prime rent in Barcelona is about 9.15 €/m² a month (+5% over the year), and the vacancy rate is below 3.5%. 80% of contracts fell in the second and third logistics "crowns", that is, the periphery rather than the near belt. The report gives no separate figures for Viladecans and Gavà.

Worked example, not a forecast: a warehouse of 1,000 m² at the prime rate of 9.15 €/m² a month yields about 109,800 € a year in gross rent before vacancy and costs. Prime is the upper bound for the best properties, the market average is lower, and the price of a warehouse is worked out by income capitalisation and the condition of the building. More on the asset class is in the article on warehouses and logistics in Barcelona.

Who these municipalities do not suit

They do not suit those who buy a "house by the sea" without checking the coastal strip and the noise map: those are the two main constraints. They do not suit those who need quick turnover: there are fewer buyers for individual houses than for flats in the city. They do not suit those looking for a warehouse as a first project without knowing the tenant and the legal regime of the building: logistics needs separate expertise. And they do not suit those counting on growth: +24.68% in Viladecans is the past, not a forecast.

Questions and answers

Is Viladecans cheaper than Barcelona?

By Tinsa valuations for Q3 2026, by about 28%: 3,311 against 4,597 €/m². This is the average valuation price across all housing, not the price of a specific flat.

Does airport noise affect buying a house in Gavà?

Yes, Gavà is in the acoustic easement zone under Orden FOM/3320/2010, and residents of Gavà Mar, per the 2024 Ara article, objected to rising noise. The position of the house is checked on the Aena noise map.

How do I get from Castelldefels to Barcelona?

Rodalies R2 Sud from the Castelldefels and Platja de Castelldefels stations. Check journey times in the Rodalies planner.

Can I build a house on farmland near the airport?

Not always: some of the fields belong to the protected Parc Agrari del Baix Llobregat. The land class is checked in the municipality's planning document.
