Martorell: the housing market of an industrial town
Martorell lives on industry and transport. The average rent on new 2025 contracts was 787 € a month. What that means for a buyer and a landlord and what to check before a deal.
The Martorell housing market is that of an industrial town, where demand comes from factory and logistics workers and from families who want a price below Barcelona's together with good transport. According to the deposits (fianzas) lodged with Incasòl, 316 rental contracts were signed here in 2025 at an average rent of 786.91 € a month, against 1,134.61 € in Barcelona (Generalitat, dades obertes). The town has 29,175 residents (INE, 1.01.2025).
How Martorell differs from the towns by Collserola
Martorell stands where the Anoia and the Llobregat meet, at a junction of roads and railway lines. It is a town beside an industrial zone with SEAT car production and related firms, not a villa suburb. There are fewer houses with a plot here than in the towns closer to Collserola, and more apartment buildings of different ages.
The historic centre, with narrow streets and the old bridge over the Llobregat, lives differently from the neighbourhoods by the industrial zone. The difference between a house by the river and a flat by the factory grounds can be bigger than between neighbouring towns in the Baix Llobregat, so the specific neighbourhood is what gets assessed.
How to get to Barcelona and where the stations lead
There are several transport options, and "a station nearby" can mean different lines going different ways.
| Line | Where it goes | What the source says |
|---|---|---|
| Rodalies R4 | Through Barcelona-Sants and Plaça de Catalunya to Terrassa and Manresa; the other way to Vilafranca del Penedès | On the Martorell/l'Hospitalet–Terrassa section there is a train every 8 minutes at peak and every 15 minutes the rest of the time |
| FGC Llobregat–Anoia | To Barcelona Plaça Espanya; the other way to Manresa and Igualada | Some trains run as far as Martorell Enllaç station |
| Roads | Barcelona, Penedès, Igualada | The town sits at a motorway junction |
The R4 information comes from the Rodalies de Catalunya page, the FGC lines from the FGC Llobregat–Anoia page. Before buying, find out which station is really closer to the building and how long the journey to work takes at peak hours.
What industrial demand means for a landlord
A large employer nearby supports rental demand but makes it dependent on one sector. For an investor that is a concentration risk: if production shrinks, both employment and demand for flats suffer at once.
The Incasòl figures also show the scale of the market. 316 new contracts a year is a small market, where each flat is noticed, and the average rent varies by neighbourhood: in January–March 2026, across 116 contracts, it was 730.38 €. These are averages for new contracts, not the rent of a specific flat.
Worked example, not a forecast. An assumed flat price of 180,000 €, ITP (transfer tax on resale property) on Catalonia's scale at 10% for the part of the price up to 600,000 € (ATC), that is 18,000 €; 198,000 € in total, without the notary, the registry or renovation. Rent at the 2025 average gives 787 € × 12 = 9,444 € a year, or about 4.8% on the sum invested before costs. From that figure IBI (local property tax), comunidad fees, insurance, repairs and vacant periods are still deducted. How to calculate net yield is covered in the article on net rental yield.
What to check before buying in Martorell
The order of action before making an offer:
- Determine the neighbourhood and walk the route to the station you need, allowing for the direction of the line.
- Check noise and lorry traffic if the building is near the industrial zone or the roads.
- Find out the year of construction and whether there is a lift: many buildings from the second half of the 20th century have none, or it was added later.
- Ask the seller for the comunidad de propietarios (homeowners' association) certificate of debts and the minutes of meetings; see the article what to check in the comunidad.
- Check the town's status for rent regulation. According to the Generalitat page, updated on 9 October 2024, Martorell is not in the lists of zonas tensionadas (stressed housing market zones) under resolutions TER/800/2024 and TER/2408/2024 (Habitatge Generalitat). In July 2026 the Generalitat proposed a new list of 302 municipalities; the final one is approved by the Ministerio de Vivienda (Ministry of Housing) (3Cat). How the cap works is described in the article on zonas tensionadas.
- Compare the price with closed transactions in the same neighbourhood, not with listings.
Who Martorell does not suit
The town does not suit someone looking for a resort-style or green suburban life with a house and garden: Martorell is more industrial and urban in character. If you want a river valley without a factory zone, Molins de Rei is closer to Barcelona; see the article on Molins de Rei.
Nor does it suit an investor whose whole capital goes into one flat in a town with one dominant employer: employment risk and property risk add up. DNPI works through this calculation as part of an investment analysis.
Questions and answers
How do I get from Martorell to central Barcelona?
By Rodalies R4 train to Sants and Plaça de Catalunya, or by the FGC Llobregat–Anoia line to Plaça Espanya. Which station is more convenient depends on the neighbourhood, so the route is checked from the building's front door.
How much does it cost to rent a flat in Martorell?
According to the deposits lodged with Incasòl, the average rent on new contracts in 2025 was 786.91 € a month, and 730.38 € in January–March 2026. This is the town average; a specific flat may cost noticeably more or less.
Is it worth buying a flat in Martorell to let because of the industrial zone?
