Molins de Rei: a flat by the river or a house by Collserola
A town where the Llobregat floodplain meets the Collserola slopes, with two commuter rail lines. What Idescat shows, where to look at flood zones and how to check a hillside house.
Molins de Rei suits a buyer who needs a flat with a train to Barcelona and access to Collserola, but here the barrio decides more than the town does. It has 27,291 residents on 15.94 km² in 2025 (Idescat), and 54% of main homes measure 61–90 m². The lower part stands on the Llobregat floodplain, the upper part on the slopes of the park, and the checks differ in each.
What kind of town Molins de Rei is, in numbers
Molins de Rei is a town in the Baix Llobregat between the river floodplain and the slopes of Collserola. The market here is mostly flats: more than half of main homes are of middle size, only 8% are larger than 120 m², and 17% of households rent.
| Indicator (Idescat) | Molins de Rei | Baix Llobregat |
|---|---|---|
| Residents, 2025 | 27,291 | 856,867 |
| Area, km² | 15.94 | 485.99 |
| Homes of 61–90 m², 2021 | 54% | 42% |
| Homes larger than 120 m², 2021 | 8% | 10% |
| Share of renting among main homes, 2021 | 17.0% | 18.3% |
| Disposable income per resident, 2023 (prelim.) | 23,013 € | 21,188 € |
Compared with the comarca (the county-level district), income per resident is higher here and the share of renting slightly lower. For a buyer this means a predictable market of standard flats in the centre and a small, mixed segment of hillside houses, where each price is checked separately.
How Molins de Rei connects to Barcelona
The town has two Rodalies lines. The R4 runs through Molins de Rei from Penedès to Barcelona via Sants and Plaça de Catalunya, and on the Martorell Central – Terrassa section on weekdays a train runs every 8 minutes at rush hour and every 15 minutes off-peak (Rodalies, R4). In addition, according to Rodalies' description, the R1 links Maçanet-Massanes with Molins de Rei, and some of its trains start their route here (Rodalies, R1).
In practice this means that from the town centre Barcelona is reachable without a car. From the upper districts there is a climb to the station, and for work in the neighbouring towns of the Baix Llobregat a car is often more convenient than the train. The route is checked door to door on a weekday.
Where to check the flood risk from the Llobregat
The lower part of the town is checked against flood-zone maps, not on the seller's word. The Agència Catalana de l'Aigua (ACA, the Catalan Water Agency) prepares flood hazard and risk maps for Catalonia's internal basins with return periods of 10, 100 and 500 years, and in the Generalitat's 2019 release the illustration is precisely the map of the Llobregat at Molins de Rei for the 100-year period.
The SNCZI viewer of the Ministerio para la Transición Ecológica (the national flood-zone mapping system) lets anyone look up flood hazard in a specific area. The maps are updated, so before the arras (reservation deposit contract) the address is checked against the current version at the ayuntamiento (town hall) and at the ACA. How flood risk affects insurance and value is described in the article on climate risks.
What to check in a house on the Collserola slope
The upper districts, with detached and semi-detached houses, offer a garden, a view of the valley and park trails next door. In return the buyer gets terrain, and with it retaining walls, drainage and damp in rooms cut into the slope.
The order of checks for a hillside house:
- Inspect the retaining walls and terraces of the plot: cracks, tilt, water marks after rain.
- Check the lower rooms and the garage for damp on the mountain side.
- Match extensions, the pool and enclosed terraces against licences and the description in the Registro (land registry).
- Walk the route from the house to the station, uphill and downhill.
- Ask for annual heating bills and garden maintenance costs, and the IBI (annual property tax) receipt.
- Compare the price with closed transactions of houses, not with flats in the centre.
A similar "flat or slope" logic is covered for neighbouring Sant Just Desvern.
What to check in a flat in the centre
In the apartment buildings of the lower part and the historic centre, the main questions concern the building: age, ITE (technical building inspection), facade, lift and planned comunidad (owners' association) fees. Minutes of meetings over several years show which works have already been decided and who will pay for them, more in the article on the comunidad.
The price of a flat by the river and of a hillside house cannot be compared with the town average: these are different segments with different demand. A flat is compared with transactions of the same type in the same barrio.
Who Molins de Rei does not suit
The town does not suit someone who wants to live by the river and is not ready to check the flood zone on ACA and SNCZI maps. It also does not suit a buyer who is looking for a house with a garden and counts on walking to the station: from the upper districts that is a climb.
Those who work in central Barcelona with an early start to the day should try the route at rush hour beforehand: two lines give a choice, but journey time depends on the interchange station and the specific train. DNPI does an independent valuation of a flat or house based on transactions as part of a property value analysis.

Is there a flood risk in Molins de Rei?
Near the Llobregat floodplain there is: the ACA showed a map of the flood zone at Molins de Rei for a 100-year return period. A specific address is checked against the current ACA maps and the SNCZI viewer before the arras.
Which flats are most often sold in Molins de Rei?
According to the 2021 census, 54% of main homes measure 61–90 m², and large flats and houses over 120 m² are about 8%.
