Esplugues de Llobregat: a house or flat on Barcelona's western edge

Esplugues de Llobregat borders western Barcelona, but inside the town there are three different markets. How to choose a part, what to check in a hillside house and what to compare the price with.

Esplugues de Llobregat is a town on the western edge of Barcelona where, within a few kilometres, hillside villas, an old centre and dense blocks next to L'Hospitalet sit side by side. According to official INE data, 48,221 people lived here on 1 January 2025 (INE, population figures). The Trambaix, three tram lines, runs through the town. What matters most to a buyer is understanding which part of the town they are searching in.

How Esplugues differs from the neighbouring districts of Barcelona

Esplugues usually enters a search as an extension of Les Corts and Pedralbes: similar logistics to the western part of the city, a different type of building and a different order of prices. A buyer who could not fit a house with a garden into the Barcelona budget looks at the upper part of Esplugues. Someone who wants a flat with lower density than in L'Hospitalet looks at the centre and the south.

The comparison "almost Pedralbes, but cheaper" suits the seller but gives the buyer little. How the market works on the other side of the border is covered in Les Corts and Pedralbes for the investor. For Esplugues the reference is deals inside the town itself.

Which parts of the town to compare with each other

The town divides into three rough zones, and the difference between them is larger than the map suggests. The division is simplified, but it works for a conversation about budget.

ZoneTypical housingMain checkLogistics
Upper part: Ciutat Diagonal, FinestrellesDetached and semi-detached houses, complexes with a garden and poolLegality of extensions, complex fees, slope drainageMore often by car
CentreLow-rise houses, small flatsCondition of old buildings, ITE (building technical inspection), liftServices on foot
South: Can Vidalet, La PlanaApartment blocks from the second half of the 20th centuryNoise, condition of the building, densityTram and buses nearby

The southern districts are assessed by the same logic as neighbouring L'Hospitalet, see the article how to assess a neighbourhood in L'Hospitalet.

How to assess transport and terrain

Transport in Esplugues is good on paper, and the real journey time depends on how high up the house stands. The Trambaix tram network, lines T1, T2 and T3, runs through Barcelona, L'Hospitalet, Esplugues, Cornellà, Sant Joan Despí, Sant Just Desvern and Sant Feliu: it is 15.1 km long with 29 stops, and the section shared by the three lines is 6 km (TRAM Barcelona).

The town climbs from the Llobregat valley towards Collserola. "Five minutes to the tram" can mean five minutes downhill and twice as long back uphill. The route to work and school should be walked at rush hour as well, separately for each adult. Families in the upper part usually live with a car, so a garage space and getting out without a queue at the school gate are part of assessing the property.

What to check in a hillside house

A hillside house is no worse than a flat, but it has its own weak points, and they are checked before the arras (reservation deposit contract). The order of checks:

  1. Damp. Semi-basements, lower bedrooms and garages partly cut into the slope are inspected first: corners, skirting boards, smell.
  2. Retaining walls and drainage. Cracks in garden walls, water marks after rain, the condition of drains.
  3. Match with the documents. Glazed terraces, converted basements and extensions are checked against the Registro (land registry) and the Catastro (cadastre). A discrepancy is a question for the abogado (lawyer), and the risks of such works are described in the article on illegal works.
  4. Complex costs. The pool, garden and security cost money: ask for the amount of the comunidad (owners' association) fees and for approved works.
  5. Technical inspection. For a house with several levels and a garden it is ordered almost always, before the arras.

How to compare the price and calculate the full cost

The price reference comes from deals inside Esplugues with a similar plot, condition and access, not from listings in Pedralbes. For houses this is harder than for flats: there are fewer deals and each house is different, so the price per metre becomes one parameter among many.

The second check concerns the tax base. The Catastro sets the valor de referencia (reference value) from notarised transaction prices, it cannot exceed market value and it serves as the base for ITP (Catastro, frequently asked questions). How it works in a purchase is explained in the article on the valor de referencia.

Worked example, not a forecast. A house for 900,000 € from a private seller. ITP in Catalonia since 27.06.2025: 10% on the part of the price up to 600,000 € and 11% on the part from 600,000 to 900,000 € (ATC). The tax will be 60,000 € plus 33,000 €, 93,000 € in total. If the house needs new windows, services and insulation, that budget is added to the price before negotiation, not after.

Who Esplugues does not suit

Esplugues suits poorly someone who wants to live without a car and also in a house with a garden: such properties are mostly up the hill, where the terrain and distances make life on foot harder. If a purely urban rhythm is needed, it is more sensible to look at the Barcelona districts themselves.

It does not suit a buyer who needs a large plot and nature either: then it is more honest to compare Esplugues with the towns beyond Collserola, for example Sant Cugat. If the doubt is the price of a specific house, DNPI does a property valuation based on deals and renovation costs.

Questions and answers

Is Esplugues de Llobregat a good place to live with a family?

It depends on the part of the town. The upper part with houses and the southern districts next to L'Hospitalet are very different places. The decision is made on the specific neighbourhood and the route to work and school.

Can you live in Esplugues without a car?

In the centre and the south, yes: the Trambaix tram and buses are close. In the upper districts with houses it is harder without a car because of the slopes and distances, and the route is checked on foot before buying.

What is cheaper: a house in Esplugues or a flat in Barcelona?

There is no direct answer, it all depends on the Barcelona district and the condition of the house. The full cost is compared: price, ITP, renovation, complex fees, upkeep of the garden and pool.

What tax does the buyer of a house in Esplugues from a private seller pay?

ITP on the Catalan scale: 10% on the part of the price up to 600,000 € and higher by bands. Under art. 10 of the ITP law the base is the Catastro's valor de referencia, and if the price in the contract is higher, the price.

Is a technical inspection needed for a house in Esplugues?

For a hillside house with a basement, retaining walls and extensions, almost always. It is ordered before the arras are signed, so that the result can be taken into account in the price.
