Les Corts and Pedralbes Property: An Investor's View

Les Corts is Barcelona's least populated district, and Pedralbes is its greenest neighbourhood. For an investor it is a narrow market of villas and flats in large buildings, where address and building protection decide.

Les Corts and Pedralbes property for an investor: an expensive district with calm building stock and few listings. Idealista shows 6,635 €/m² in asking prices for September 2026, up 5.9% over the year. Buyers here take villas, flats in large buildings near the Diagonal and properties by the university zone.

Three neighbourhoods with different characters

The district has three neighbourhoods: Les Corts, la Maternitat i Sant Ramon, and Pedralbes. According to the Ajuntament report, Les Corts had 83,773 residents on 1 January 2026, the least populated district in the city.

Les Corts as a neighbourhood: dense urban building, shopping streets, office buildings by the Diagonal. La Maternitat i Sant Ramon: university and hospital complexes, residential blocks. Pedralbes: detached villas, the monastery, the Palau Reial and green streets where few properties come to market.

What the prices say

In the Idealista report of 6 October 2026 (for September): Les Corts 6,635 €/m² (+5.9% over 12 months), against a city average of 5,462 €/m². These are listing prices for the whole district. Open reports have no separate figures for the neighbourhoods or for villas, so the price in Pedralbes is worked out from sold properties, not from the average.

Transport: verified lines

On metro L3 the district has the stations Zona Universitària, Palau Reial, Maria Cristina and Les Corts. Zona Universitària also connects to L9 Sud. The Trambaix tram runs along the Diagonal. For current lines and service interruptions see the TMB website.

What to check before buying

What is happening with Camp Nou. The Espai Barça redevelopment of the stadium is under way, and the dates for its phases have slipped. The effect on neighbouring streets (noise on match days, parking, pedestrian flows) is judged from the current state of the works and from how the club uses the stadium. I found no open figures on price growth near the stadium and do not give any.

Type of plot development. For villas the key question is which regime applies to the plot (buildable area, height, share of the plot that can hold a building). Start with the Urbanisme certificate and the analysis in the article on edificabilidad under the PGM.

Protection and the catalogue. Some villas and buildings are on the heritage catalogue. That restricts demolition and changes to the facade and lengthens approval times; see protected buildings.

Condition of the building. For buildings older than 45 years, look at the ITE (building inspection) report, the facade and the roof: the procedure is described in the article on the ITE before purchase.

Who the district does not suit

It does not suit anyone looking for a small first property: the average price in the district is 1.2 times the city average (6,635 against 5,462 €/m²). It does not suit anyone who needs wide choice: there are few listings, and ten comparables on one street often cannot be found. It does not suit anyone who builds the calculation on the stadium and events: Espai Barça does not decide the district's case, and the works schedule changes. And it does not suit a buyer expecting a discount: for villas in Pedralbes, bargaining is individual and there are no average figures for it.

It is worth comparing Sarrià-Sant Gervasi next door: the same class of properties and similar questions about protection and plots.

Next step

For a specific property, work out the entry price and budget in the investor calculator and check the assumptions against the methodology. A valuation from comparables follows the scheme on the property valuation page.

Questions and answers

Is Pedralbes part of Les Corts?

Yes. Pedralbes is one of the three neighbourhoods of the Les Corts district, together with Les Corts itself and la Maternitat i Sant Ramon.

How much does property in Les Corts cost?

By Idealista asking prices for September 2026, 6,635 €/m² on average. Sale prices may differ, and there is no separate public figure for villas in Pedralbes.

How far is the district from the centre?

L3 runs from Zona Universitària without changes to Espanya, Paral·lel, Liceu and Catalunya. Check the journey time in the TMB planner; I do not give figures without a source.

Does the Camp Nou rebuild affect the price of flats nearby?

There are no reliable open figures. Look at how sale prices have moved on your own streets, and keep a separate reserve for noise and access while the works continue.
