Buying a house in Spain: Barcelona and the coast for investors

A house in Barcelona and on the coast as a project asset: why there is no average price, what makes up the value, which documents confirm it, what tax the buyer pays and who a house does not suit.

You can buy a house in Spain without a residence permit and without being present at the signing, but a house has no single price: open statistics count housing as a whole, flats and houses together. City reference: the average asking price for housing in Barcelona in September 2026 was 5,462 €/m², and in Sarrià-Sant Gervasi, home to most villas of the Zona Alta, 7,211 €/m² (Idealista, 6 October 2026). These are listing prices, not transaction prices, and not house prices. An investment house here means a house or a plot bought for a project: renovation and sale, a licence, construction. Its price is worked out from the project's result, not from the square metre.

How much a house in Spain costs and why there is no average price

Open sources publish no separate statistics on house prices. Averages for all housing give the order of magnitude.

Sources: Idealista and the Tinsa pages for Mataró, Vilanova i la Geltrú and Viladecans. There are no open figures for Sitges and Castelldefels; the Ministerio de Vivienda only names Sitges among the most expensive towns in Catalonia (3Cat, 17 September 2026). A house with a sea view or unusual architecture often has no comparables, and then the price is checked against a range from three approaches (valuing a house without comparables, property valuation).

Where to buy a house in Barcelona and on the coast

Four zones, each with its own main risk.

  • Zona Alta: Pedralbes, Sarrià, Les Tres Torres. New single-family houses are counted in units: between 2021 and 2025, 62 were started in Sarrià-Sant Gervasi and Les Corts, about 12 a year (count based on Generalitat statistics). The bulk of transactions are existing houses, some of them in the heritage catalogue with levels A, B, C and D, and for the first three demolition is prohibited (protected villas, Les Corts and Pedralbes).
  • Maresme: El Masnou, Premià de Mar, Mataró. The main check here is the storm streams (rieras): according to the Consell Comarcal del Maresme study, 65 rieras were analysed and about 105 thousand people are in the flood-risk zone (3Cat, 22 April 2026, Maresme and Garraf coast).
  • Garraf: Sitges, Vilanova i la Geltrú. Sitges has a POUM in force since 24 May 2006 (Ajuntament de Sitges), and above it sit the territorial plan, the protected Garraf massif and the coastal law (plots in Sitges and Sant Pere de Ribes).
  • Castelldefels, Gavà, Viladecans. The airport's acoustic easement zone under Orden FOM/3320/2010 covers Gavà and Viladecans; Castelldefels is not on the list, and the noise map is checked by address (Castelldefels, Gavà, Viladecans).

What makes up the price of a house and how to verify it

The price of a house is made up of the land, the legally built square metres and the right to change them, and each part is confirmed by its own document.

  1. Catastro. Plot and building area, cadastral value and the valor de referencia, the ITP base if it exceeds the price (valor de referencia).
  2. Nota simple. Owner, charges, notes on the deslinde. The registrars call it «puramente informativa»; only the certificación carries public faith (nota simple).
  3. ITE. For buildings over 45 years old the inspection is mandatory and is repeated at least every 10 years (ITE in Catalonia).
  4. Cédula de habitabilidad. Required at handover, valid for 25 years for new housing and 15 for the rest (Decret 141/2012, art. 9). Without it the house cannot be let (cédula).
  5. Licences for what was built. A pool, an extension or a floor without a licence pass to the buyer together with the risk (legalising an extension).
  6. Ley de Costas. In the 100-metre servidumbre de protección from the inner boundary of the ribera del mar residential buildings are prohibited; for land that was urban in 1988 the width is 20 metres (art. 23 and 25, villa by the sea).

All six points are part of the pre-purchase property check.

What tax and costs the buyer of a house in Catalonia pays

When buying from a private individual, the buyer pays ITP on a progressive scale: 10% on the part of the price up to 600,000 €, 11% up to 900,000 €, 12% up to 1.5 M€ and 13% above; for a buyer with gran tenedor status the rate is 20% (ATC, from 27 June 2025). Worked example, not a forecast: a house for 2 M€. ITP comes to 60,000 € + 33,000 € + 72,000 € + 65,000 €, 230,000 € in total, or 11.5% of the price. Notary, registration and gestoría come on top. From a developer, IVA and AJD of 1.5% are paid instead of ITP (ATC guide). If the seller is a non-resident, the buyer withholds 3% of the price on account of the seller's IRNR (art. 25.2 TRLIRNR). The brackets are broken down in the article on the ITP scale, the non-resident owner's taxes are on the foreign investor taxes page, and the calculator works out your price.

Can you build a house from scratch or buy remotely

Building from scratch is possible: a new building in Catalonia requires a prior llicència urbanística (art. 187 Llei d'urbanisme), and if the licence sets no deadlines, work must start within a year and finish within three (plot with and without a licence). The ayuntamiento's silence on a new building means refusal (how to get a licence). A plot with a design and a licence can be a product in itself, as in Sitges: the plot was bought for 509,250 €, permits and licences cost 20,000 €, and two years later it was sold with the licence for 760,000 €, a difference before other costs of 230,750 €. The difference is sale minus purchase and the stated costs; taxes, financing and conveyancing are not included; it is not net profit and not the investor's return; past results do not guarantee future ones. Details: the Sitges project, the land and development projects pages.

Buying a house remotely is also possible. The deal is signed by a representative under a poder notarial granted before a Spanish notary, at the consulate or before a local notary with an apostille (power of attorney). The NIE is needed before the arras: the fee is 9.84 € (Orden PJC/617/2025), and there is no fully remote way to obtain a first NIE (NIE). A mortgage for a non-resident usually covers 60–70% of the lower of two figures, the price or the bank's appraisal, over 20–25 years (non-resident mortgage). There is no single purchase timeline: it is set by the NIE, the document review and the authorities' answers on restrictions.

Who a house in Spain does not suit as an investment

Anyone buying the sea view who is not prepared to check the deslinde, the rieras and the noise map. Anyone who needs to exit by a date: there are no public statistics on the time to sell expensive houses (time to sell expensive houses). Anyone who wants to demolish a protected villa and build a new one. And anyone with a budget below 1 M€: DNPI projects in houses and plots start at that figure.

The investor buys the property and the money stays with the investor: they pay the seller, the contractor and the notary themselves. DNPI runs the project (selection, calculation, permits or renovation, sale) and charges a fee of 50% of the project's profit; the other half stays with the investor. If the investor's result on the project after the fee is below the contractual 10%, DNPI pays the difference out of its fee. This is per project, not per year; the terms are set by the contract; it does not guarantee the preservation of capital.

Next step: send the address for a property check or request a valuation before discussing the price.

Questions and answers

How much does a house in Spain cost, in Barcelona?

Open statistics give no separate price for houses. The average asking price for housing in Barcelona in September 2026 was 5,462 €/m² and in Sarrià-Sant Gervasi 7,211 €/m², but that is flats and houses together, and listing prices. The price of a specific house is checked against comparables and the three valuation approaches.

Do I need a NIE to buy a house in Spain?

Yes, without a NIE the notary will not formalise the deal, so it is obtained before signing the arras. Through a representative in Spain it is done under a power of attorney; the consular route requires attending in person.

Can I buy a house in Barcelona remotely?

Yes, under a poder notarial the representative signs the arras and the escritura. You need to sign the power of attorney itself in person, before a notary or at the consulate, and, as a rule, go through identification at the bank.

What tax does the buyer of a house in Catalonia pay?

ITP on the 10–13% scale when buying from a private individual, or IVA plus AJD of 1.5% from a developer. In the worked example, a house for 2 M€ gives ITP of 230,000 €. Notary, registration and gestoría come on top.

Do non-residents get a mortgage for a house in Spain?

Usually yes, for 60–70% of the lower of two figures, the price or the bank appraisal, over 20–25 years. For a house without comparables the bank's appraisal may come in below the price, and the gap is covered with the buyer's own funds.
