Time to sell expensive houses in Barcelona: known and unknown
No public statistics exist on the time to sell houses above 3 M€: registries and notaries hold no listing dates. Agencies quote figures with no method, portals general ones. They do not compare.
There are no public statistics on the time to sell houses above 3 M€ in Barcelona. Time to sell, or days on market, is the number of days from the listing going live to the signing of the escritura (the notarial deed of sale). That date is absent from the figures published by registries and notaries, so only agencies and portals quote timelines. On its catalogue pages Engel & Völkers states an average time to sell: Pedralbes 157 days, Barcelona 160, Sitges 187 (as the pages looked on 13 October 2026, with no calculation date or period, “according to agency surveys”). It is an example of a figure that cannot be verified.
What figures exist for time to sell and what do they mean?
| Source | What it shows | Coverage | What cannot be derived |
|---|---|---|---|
| Engel & Völkers, catalogue pages, 13.10.2026 | Average time to sell: Pedralbes 157 days, Barcelona 160, Sitges 187 | Agency clients, period not stated | Time by price segment, method, sample |
| Idealista, Q2 2026 | Of homes sold through Idealista, 7% spent less than a week in the listing, 19% a week to a month, 27% one to three months, 36% three months to a year, 11% longer than a year | Sales through Idealista across Spain, all prices | Time in Barcelona and for expensive houses |
| Idealista, Q2 2026 | Sold in under a week: Barcelona 7%, a year earlier 8% | Provincial capital, all types of housing | Time to sell a house above 3 M€ |
| Registradores, Notariado | Transactions, prices, floor area | Registered and notarial transactions | Any time to sale: there is no listing date |

Why can't the agency's figure be verified?
The page gives no period, no definition of “sale” (reserva, arras or escritura), no price threshold and no number of properties in the sample. Next to it appears “961+ properties sold through E&V” for Pedralbes: a cumulative total with no dates. For scale: according to the notarial deeds in Open Data BCN, at least 126 home transactions of all types and prices were completed in Pedralbes in 2025 (small values are hidden in the dataset, so this is a lower estimate). How many of them were houses above 3 M€ is unknown, but the sample is clearly small, and a single property that drags on shifts the average.
The second problem is that a listing does not live by the calendar of the sale. Prices get cut: in Q1 2026 in Barcelona 21% of listings cut their price, the maximum among provincial capitals together with Teruel (Idealista, 26.05.2026). The property is taken off and listed again, the agency changes, and the day counter starts over.
How do you measure time to sell yourself?
Take a sample of properties for which the date of first listing at the current price is known, and count to the escritura, not to the reservation. Unsold ones must be included too. Otherwise the average comes out too low: quick deals enter the statistics, drawn-out ones do not.
Worked example, not a forecast and not market statistics. Ten houses are listed on the same day. After 12 months six have sold, at 90, 120, 150, 180, 240 and 330 days. The average for the sold ones is 185 days. The other four have stood for 365 days or longer. If each is credited with at least 365, the average for all ten becomes 257 days, and it will keep rising. One sample, two honest calculations, a difference of 72 days.
Only a party to the deal holds the dates: the listing date is known to the seller or the agent, the escritura date to the notary and the parties. So your own table of closed deals is worth more than someone else's average.
How do you build time to sell into a project?
With scenarios, not a single number. A base case, a long case and a stress case in which the sale slips by a year. Each month of waiting adds holding costs, insurance, property taxes and the cost of money. In the worked example, assuming holding costs of 10 000 € a month, the difference between a six-month and a twelve-month sale is 60 000 €, and that is before any effect on price. The time to sell finished flats is covered in a separate article; the general approach to timelines is in the article on liquidity and in the exit plan A, B and C.
Who is this estimate not for?
Anyone who needs a single figure of the kind “a house sells in N months” for a promise to an investor: no such figure exists, and it should not be given. Anyone who takes the time to sell a flat and carries it over to a house above 3 M€: there is no public check of such a transfer. And anyone relying on a single agency page: without a period and a method it is a pointer, not a measurement. For a project, time to sell remains a risk, not a parameter.
How we build timing and exit into projects is shown on the residential property page, and your own scenarios are easier to put together in the calculator.
Questions and answers
How many days does a house in Pedralbes take to sell?
There are no public statistics. The Engel & Völkers page showed 157 days on 13 October 2026, but neither the period nor the method is stated, so the figure cannot be used as a market fact. There is no other source to compare it with either.
Why does the registry have no time to sell?
Registries and notaries record the transaction itself, its price and floor area. Their publications do not contain the listing date, and the time to sale is counted from exactly that date.
Does a 3 million house take longer to sell than a 500 000 flat?
I found no public comparison. Idealista has a distribution of times for homes sold through the portal across Spain: 7% sold within a week, 11% took more than a year. It has no price segments.
What counts as the moment of sale when measuring time?
The signing of the escritura before a notary: neither the reservation nor the arras (deposit contract) transfers ownership yet. To compare several projects you need the same reference point at the start and at the finish.
Can an investor be promised a time to sell an expensive property?
No. The time depends on price, the condition of the property and the market, and in a project it is built in through scenarios. The terms of participation and their limits are set by the contract for each project.
