Property Liquidity: How to Measure Time to Sell in Advance
Time to sell cannot be known exactly, but it can be estimated as a range: deals in the segment, stock of listings, the portal's distribution of times, a trial listing. Method and worked example.
Time to sell cannot be known exactly in advance, but it can be estimated as a range along four dimensions: how many deals your segment sees in a year, how many listings are on the market now, how long sold apartments spent on the market, and how the market reacts to your property in the first weeks. This gives a "usual" time and a "bad case" time, which go into the project calculation.
What is known about selling times in Barcelona
Open sources give context, not a forecast for your property.
By idealista/data for Q2 2026 (published 6 August 2026), across Spain 7% of apartments sold were listed for less than a week, 19% for a week to a month, 27% for one to three months, 36% for three months to a year and 11% for longer than a year. Cumulatively: 53% of sales closed after up to three months on the market, 89% within a year. For Barcelona idealista gives a single figure: 7% of sales closed in under a week, against 8% a year earlier.
This picture has two limits. Only sold apartments are in the distribution: those that did not sell are absent from it, so the real time "to sell at any price" is worse. And it measures time on the listing, not the path to the escritura.
The volume of the market per INE (ETDP, data on transactions entered in the property registers): for the province of Barcelona from August 2025 to July 2026, 73,260 sales of housing were registered, about 6,100 a month, with 6,689 in July 2026 (preliminary data) against 7,237 a year earlier. Registry entries lag behind signing at the notary, and the province is wider than the city. This is a background for a district, not an estimate of it.
How to measure the liquidity of a segment
- Define the segment: district, type (resale or new-build), floor area, price range. A segment that is too wide hides the differences.
- Count the closed deals in the segment over the last 12 months. Sources: Registradores, the Notariado, Ajuntament de Barcelona statistics, and at province level INE. If there is no data for your district, write that down.
- Count the active listings in the same segment on one date. The source here is a portal, so it is an estimate.
- Divide listings by deals per month: this gives the stock of supply in months.
- Compare your price with the prices of closed deals, not with asking prices. The gap between them is described in the article on asking price and closing price.
- For a finished property, run a trial listing for 2–4 weeks and count viewings and offers. Before buying, this test is replaced by talking to the segment's agents: how many viewings similar properties get and at what price they close.
- Write down the range: the usual time and the bad-case time.
A worked example, not a forecast. In a hypothetical district there are 600 active listings and 50 closed deals a month. The supply stock is 600 / 50 = 12 months. There is no single norm for a "good" stock; people look at the change from quarter to quarter and compare with neighbouring segments: a rising stock at the same price means the time is lengthening.
What time costs
Time to sell has to be turned into money. A worked example, not a forecast: holding costs of 2,500 € a month and capital of 700,000 € at 3% a year (assumptions), that is 4,250 € a month. Three months on the market cost 12,750 €, six 25,500 €, twelve 51,000 €. If the "bad case" for your segment is twelve months, the project must bear 51,000 € of waiting without revising the price. How to compare this with a discount is shown in the article on a falling market.
What worsens a property's liquidity
A price above the segment. A non-standard layout. Legal uncertainty: problems in the nota simple, community debts, unlawful works (see the due diligence checklist). A lack of documents for the buyer: certificates, cédula, records (see readiness for sale). And a large ticket: the higher the price, the narrower the circle of buyers; I found no open figures on this for Barcelona, so check with the segment's agents.
How time to sell relates to the terms with DNPI
DNPI's fee is 50% of profit, and the contractual 10% is counted for the whole project, not per year. The longer the sale, the lower the annual return on the same 10%: over two years it is about 4.9% a year, over three 3.2% (compound interest). DNPI's contractual compensation out of its fee is not a guarantee of capital, and its limits are written in the project contract. You can put the time to sell into the investor calculator.
Who it does not suit: someone who needs a firm date for the return of capital. A property sale has no timeline that can honestly be promised.
Questions and answers
How long does an apartment take to sell on average in Barcelona?
I found no single average. By idealista for Q2 2026, across Spain 53% of apartments sold were listed for under three months and 89% for under a year. For Barcelona only the share of sales faster than a week is published: 7%.
What are months of supply?
It is the number of listings in the segment divided by deals per month. It shows how many months it would take the market to "eat" the current stock at the same pace of sales.
Can the time to sell be known before buying a property?
Not exactly. A range can be estimated from deals and the stock in the segment, and then allowed for in the calculation with a margin.
Does price affect time to sell?
Yes: a property priced closer to closed deals usually sells faster. The quantitative effect depends on the segment, so it is checked against real offers.
