Cornellà de Llobregat: price per m², homes and metro near Barcelona
A metre in Cornellà is valued roughly a third below Barcelona. What explains the gap, which flats dominate and what to check in the building before the arras deposit.
Cornellà de Llobregat is a separate municipality on Barcelona's southern edge with three L5 metro stations, where housing is valued about 36% cheaper than in the city. For Q3 2026 Tinsa gives 2,961 €/m² for Cornellà and 4,597 €/m² for Barcelona (Tinsa, Cornellà; Tinsa, Barcelona). The gap is paid for in building density, the age of the buildings and the size of the flats.
How Cornellà differs from its neighbours on price
Cornellà costs almost the same as L'Hospitalet and clearly less than Barcelona. All three figures below come from one valuer for one quarter, so they can be compared with each other. This is the appraised value (valor de tasación) of finished housing, new and resale, not the price of closed transactions and not asking prices.
| Municipality | Tinsa, €/m², Q3 2026 | Over 12 months | Peak of the series since 2001, €/m² |
|---|---|---|---|
| Barcelona | 4,597 | +10.31% | 4,597 |
| L'Hospitalet de Llobregat | 2,969 | +9.56% | 3,666 |
| Cornellà de Llobregat | 2,961 | +9.99% | 3,622 |

One detail to keep in mind: on this series Barcelona stands at its historical peak, while Cornellà is about 18% below its own. This is not a promise of growth. It is a reminder that suburban prices have already gone through a deep fall and recovered more slowly than the city's.
Which flats make up the Cornellà market
The Cornellà market consists almost entirely of medium and small flats in dense development. According to Idescat, on 1 January 2025 the town had 92,255 residents on 6.99 km², a density of 13,198 people per km².
The 2021 census (Idescat, based on INE data) shows the structure of the stock:
- 37,034 family dwellings in total, 93.2% of them a main residence;
- of the 34,518 main residences, 13,866 have a usable area of 46–60 m² and 12,591 of 61–90 m², together about 77%;
- only 423 flats and houses are larger than 120 m², about 1.2%;
- 22.7% of main residences are rented, against 18.3% in the Baix Llobregat comarca (county-level district).
A practical conclusion follows: a family that needs 100 m² or more has almost nothing to choose from here, while a 60–80 m² flat is common and easy to compare with the ones next door.
How good the connection to Barcelona is
The connection rests on the metro. According to TMB data, Cornellà has three stations on line L5: Cornellà Centre, Gavarra and Sant Ildefons, plus city buses 67, 68, 94 and 95. Within the city the journey time depends on the distance to the station, so the route is calculated from the specific building entrance, not from the name of the municipality.
How much money is needed to enter: a worked example
Worked example, not a forecast. A 75 m² flat priced at Tinsa's average appraisal for Q3 2026. ITP (transfer tax) in Catalonia is 10% on the part of the price up to 600,000 € (ATC).
| Item | Cornellà | Barcelona |
|---|---|---|
| Price of 75 m² | 222,075 € | 344,775 € |
| ITP 10% | 22,208 € | 34,478 € |
| Total excluding notary, Registro and refurbishment | 244,283 € | 379,253 € |
The difference is about 135,000 € on a comparable floor area. The real price of a specific flat deviates from the average in both directions, so closed transactions in the same neighbourhood are what should be compared. The full purchase budget is easy to assemble in the calculator.
What to check in the building before the arras deposit
In dense development the main risks sit in the building, not in the flat. Order of checks:
- Year of construction according to the Catastro (land registry). Residential buildings must pass the technical inspection (ITE) by the time they are 45 years old, and the age is counted from the year in the cadastre (Generalitat, ITE FAQ). Ask for the report and the certificat d'aptitud (certificate of fitness).
- Owners' association decisions. The minutes of meetings over recent years will show planned works on the facade, roof and lift, and any derramas (special assessments charged to owners).
- Lift and access. Whether there is a lift and whether it stops on every floor.
- Noise. Windows onto a major street should be checked on a weekday evening.
The inspection procedure itself is covered in more detail in the article on the ITE.
How renting works here for an investor
Cornellà is on the list of 140 municipalities in the stressed housing market zone, where rent is regulated, under Resolució TER/800/2024 (Generalitat). The rent of a new contract is capped by indices, and the yield calculation is built on the permitted rent, not on listings. How the cap works is explained in the article on tensionada zones, and the neighbouring towns are compared from an investment point of view in the review of L'Hospitalet, Badalona and Sant Adrià.
Who Cornellà does not suit
Anyone who wants a house with a garden or a flat larger than 120 m²: such properties make up about one per cent of the town. Anyone looking for the low density and quiet of a residential suburb. And anyone counting on a quick rise in price: the Tinsa series shows that a suburb can stay below its previous peak for years.
