Sant Joan Despí: homes by the tram in the Baix Llobregat
Sant Joan Despí costs more than Cornellà and less than Barcelona, and links to the city by tram, not metro. What the figures show and how to choose a home in a town of about 35,000.
Sant Joan Despí is a small town on the left bank of the Llobregat, where the link to Barcelona rests on the Trambaix tram and not on the metro. In the second quarter of 2026 the Ministerio de Vivienda (the housing ministry) valued an average metre of free-market housing here at 3,707 €, against 4,602 € in Barcelona and 3,142 € in neighbouring Cornellà (Ministerio de Vivienda, table 4). For the difference from Cornellà you buy larger flats and less dense development.

The ministry's valuation is built from bank tasaciones (valuations); it is neither a transaction price nor a listing price. The number of valuations in Sant Joan Despí is small, 119 a quarter, so the average here is sensitive to the make-up of the sample: a few valuations of new flats by the river move it more than in Barcelona.
What housing is sold in the town
The core of the market is flats of 61–90 m²: in the 2021 census, 44.9% of main residences. Flats over 90 m² are 15.8%, double the share in Cornellà. Rented homes are 17.8% of main residences, less than the Catalan average (23.2%). The town is also still being built: in 2025, 215 homes were started here, about 1.6% of the existing stock in one year (Idescat). For a buyer this means a choice between resale in buildings from the second half of the 20th century and new complexes with parking, where the price and the comunidad (owners' community) fees are noticeably higher.
How the link to Barcelona works
The Trambaix tram network, with lines T1, T2 and T3, has a shared section of 6 km and runs through Barcelona, L'Hospitalet, Esplugues, Cornellà, Sant Joan Despí, Sant Just Desvern and Sant Feliu. Line T1 runs from Francesc Macià in Barcelona to the Bon Viatge stop in Sant Joan Despí: 21 stops and 9.8 km (TRAM). There is no metro in the town itself: according to TMB data, Sant Joan Despí is served by buses 63, 78 and 157, and the nearest L5 stations are in Cornellà.
A practical rule: the distance to the tram stop and the line number matter more than the distance to the "centre" of the town. The lines diverge after the shared section, so the commute to work is timed from the specific entrance at rush hour.
What it costs to get in: a worked example
Worked example, not a forecast. An 80 m² flat at the average Ministerio de Vivienda valuation for the second quarter of 2026.
| Municipality | 80 m² at the average valuation | ITP 10% (ATC) | Total |
|---|---|---|---|
| Cornellà de Llobregat | 251,368 € | 25,137 € | 276,505 € |
| Sant Joan Despí | 296,568 € | 29,657 € | 326,225 € |
| Barcelona | 368,144 € | 36,814 € | 404,958 € |
In this example Sant Joan Despí is about 19% cheaper than Barcelona and 18% more expensive than Cornellà. The price of a specific flat depends on closeness to the tram and to the park by the river and on the age of the building; it needs to be assessed against transactions in the neighbourhood. The full purchase budget can be assembled in the calculator.
What to check before buying
- Stop and line. How many minutes to the tram and where exactly that line goes.
- The river. If the building stands low by the Llobregat, check the flood-zone map and the street's flooding history; how climate risks affect a property is covered in the article on flood risks.
- The comunidad. In new complexes with a pool and garden the fees are higher; the minutes and the budget are read before the deposit.
- Rental. Sant Joan Despí is in the stressed market zone under Resolució TER/800/2024 (Generalitat), so rental income is worked out from the permitted rent: see the article on zonas tensionadas.
Who Sant Joan Despí does not suit
Those who need a direct metro line: here there are trams and buses, and to reach the metro you have to go to Cornellà. Those looking for a house with a plot: development is mostly multi-family. And those who choose by the average price per metre: with 119 valuations a quarter the average shifts easily, and a flat by the river in a new building and a flat in an old building by a main road are worth different amounts. Neighbouring Cornellà, with its metro and more affordable prices, is covered in the article on Cornellà de Llobregat.
