Vilanova i la Geltrú: prices, homes and the way to Barcelona
A metre in Vilanova is valued 42% below Barcelona, and the flats are noticeably more spacious. How the town differs from a dormitory suburb, what the figures show and what to check before the arras.
Vilanova i la Geltrú is an independent port town on the Garraf coast with its own housing market, not a dormitory suburb of Barcelona. In the third quarter of 2026 Tinsa values a metre here at 2,664 €, 13.47% higher than a year earlier and about 42% below Barcelona (Tinsa, Vilanova; Tinsa, Barcelona). The way into the city takes time, and the decision starts with it.
How the Vilanova market differs from the suburbs of Barcelona
The main difference: mid-sized and large flats are sold here, and a notable part of the stock is not used as a main home. By the 2021 census (Idescat, from INE data):
| Indicator, 2021 | Vilanova i la Geltrú | Garraf comarca |
|---|---|---|
| Total family dwellings | 33,155 | 82,475 |
| Non-main housing (second home or empty) | 21.4% | 26.4% |
| Main homes of 61–90 m² | 46.3% | 40.6% |
| Main homes over 90 m² | 32.1% | 33.3% |
| Main homes rented | 23.5% | 22.9% |
Source: Idescat, El municipi en xifres, accessed 14.10.2026.
For comparison, in L'Hospitalet housing over 90 m² is under 3%. In Vilanova it is almost a third of main homes. The town is also large: 71,305 residents on 1 January 2025, a density of 2,098 people per km², that is a full-fledged town and not a holiday village.
What the price shows over recent years
The price is now close to the earlier peak but has not yet exceeded it. The maximum of Tinsa's series since 2001 for Vilanova is 2,888 €/m², and the current valuation is about 8% below it. Barcelona, on the same series, stands at its historical maximum.
This is an observation, not a forecast. It says two things: the coastal towns of Garraf went through a deep correction, and over the last year growth here, 13.47%, was faster than in Barcelona, 10.31%. For someone buying to live there, something else matters more: the price of a specific flat by the sea and one inland can differ by more than the average of Vilanova differs from the average of Sitges.
What moving out of Barcelona costs: a worked example
Worked example, not a forecast. A family chooses a 90 m² flat at Tinsa's average valuation for the third quarter of 2026.
| Indicator | Vilanova i la Geltrú | Barcelona |
|---|---|---|
| Price of 90 m² at the average valuation | 239,760 € | 413,730 € |
| ITP (transfer tax) 10% (ATC) | 23,976 € | 41,373 € |
| Total before deed costs and renovation | 263,736 € | 455,103 € |
The difference, about 191,000 €, buys floor area and the sea, and it is paid for in travel time. If two adults commute to Barcelona every day, that cost is worth counting as honestly as the price. The full budget of the purchase can be put together in the calculator.
How to get to Barcelona
The main link is the Rodalies R2 Sud line (Rodalies is the Catalan commuter rail), the "Garraf line", from Sant Vicenç de Calders through Vilanova i la Geltrú and Sitges to Barcelona-Sants, Passeig de Gràcia and Estació de França. At peak the train runs every 15 minutes, off-peak every 30 (Rodalies).
A practical rule: the journey time is checked on a weekday morning, door to door, including the walk to the station. From a house by the beach to the station and from a house on the outskirts to the station are different journeys.
What to check when buying in Vilanova
The order of checking is the same as in Barcelona, adjusted for the coast and the age of the buildings.
- Distance to the sea and to the station, separately from the name of the area. "Close to the sea" in a listing can mean five minutes on foot or a drive.
- Year of construction and the state of the building. The historic centre has many old buildings: ask about the ITE (the building's mandatory technical inspection), the façade, the roof and the services.
- Decisions of the comunidad (owners' association) on future works and levies, and the flat's debts to the comunidad.
- Seasonality of the building. If there are many second homes, the entrance empties in winter and decisions at meetings are harder to take.
- Rental. Vilanova i la Geltrú is on the list of stressed housing market areas under Resolució TER/800/2024 (Generalitat), so the rent for the calculation is taken from the indices and not from listings: see the article on zonas tensionadas.
How Vilanova looks next to Sitges and the smaller towns of the coast is covered in the article on the coastal locations of Garraf, and the investment limits of the coast, including the Ley de Costas (the coastal law), in the survey of the Maresme and Garraf.
Who Vilanova does not suit
Those who have to be early in central Barcelona every working day: the train is frequent, but the trip including the way to the station takes a notable part of the day. Those looking for a quiet house in the countryside: Vilanova is a town with a port, a market and a dense centre. And those buying for short-term tourist lets without checking the licensing regime for tourist housing before the arras (the deposit under the preliminary contract).
