Price per m² in Pedralbes, Sarrià and Dreta de l'Eixample: the ceiling
Open statistics give district averages, while the upper edge, 9 000–20 000 €/m² for expensive deals in Dreta de l'Eixample, comes from a residents' document. I cross-check the sources.
Public statistics do not publish the ceiling of the price per m² in Barcelona's upper districts; there are only district averages. According to the Idealista report of 6 October 2026, the asking price is 7 211 €/m² in Sarrià-Sant Gervasi, 6 648 €/m² in Eixample and 6 635 €/m² in Les Corts (Idealista, September figures). The ceiling can only be found in separate documents: the residents' association of Dreta de l'Eixample, in a paper using 2016–2022 data, puts expensive deals in the district in a range of 9 000–20 000 €/m². The price ceiling per m² is the price of the top deals or listings in a district, not the average across all flats.
How much does a metre cost in the Zona Alta districts by the averages?
Two independent sources give different levels. Idealista calculates the asking price across listings; Tinsa shows its valuation of completed housing (new and resale) for Q3 2026.
| District | Idealista, asking price, September 2026 | Tinsa, valuation, Q3 2026 |
|---|---|---|
| Sarrià-Sant Gervasi | 7 211 €/m², +7,7% over 12 months | 5 879 €/m², +8,09% |
| Eixample | 6 648 €/m², +3,5% | 4 995 €/m², +8,88% |
| Les Corts | 6 635 €/m², +5,9% | 5 203 €/m², +7,17% |
| Barcelona as a whole | 5 462 €/m², +5,8% | 4 597 €/m², +10,31% |
Sources: Idealista, 06.10.2026; Tinsa by district: Sarrià-Sant Gervasi, Eixample, Les Corts, Barcelona. Idealista's asking price is 23–33% above Tinsa's valuation in the three districts and 19% above for the city. The gap comes from method: listings against valuations, plus a different mix of housing. Pedralbes is part of Les Corts and Dreta de l'Eixample of Eixample, and I found no separate figure for these neighbourhoods in either source.
What does the transaction registry show?
Only the city as a whole. For Q2 2026 the Colegio de Registradores (the Spanish property registrars) puts Barcelona at 5 045 €/m² on registered transactions, and the whole province at 3 406 €/m² (ERI, Q2 2026). The report has no breakdown by district or neighbourhood. Asking prices and transaction prices differ: according to Idealista, in Q1 2026 21% of listings in Barcelona cut their price, the highest share among provincial capitals together with Teruel (Idealista, 26.05.2026).
Where do the upper-edge figures come from?
From separate documents and agency reports, each with its own method.
| Source and date | Territory | Figure | What it is |
|---|---|---|---|
| Document for the Consell de Barri (neighbourhood council) of Dreta de l'Eixample, 18.12.2023 (date from the file name) | Dreta de l'Eixample | 6 267 €/m² average 2022, 9 000–20 000 €/m² expensive deals | Residents' association paper, not official statistics |
| The same document | Mallorca 234 | 10 000–14 000 €/m² | Launch price of a specific development |
| Engel & Völkers, as reported by Ara on 23.03.2021 | Avinguda Pearson, Pedralbes | above 10 000 €/m² | The agency's street ranking, 2021 |
| Walter Haus, as reported by Idealista on 25.01.2026 | Madrid and Barcelona | above 10 000 €/m² | Premium segment, no method |
| Savills, six months to June 2026 | Barcelona | 9 600 €/m² | Average of the prime basket |
I opened the district document myself: Debat Habitatge Luxe presentation. It is the position of one side: the association defines expensive deals as sales or rentals at prices well above the Generalitat's price index. Other sources: Ara on the Engel & Völkers ranking, Idealista on Walter Haus, Savills.
How do you avoid confusing the ceiling with the average?
Plug in the floor area. Worked example, not a forecast and not market statistics: a 200 m² flat. At 6 000 €/m² it costs 1.2 M€, at 9 000 €/m² 1.8 M€, at 14 000 €/m² 2.8 M€. The same flat lands in three different price classes depending on which figure is taken as the benchmark. Whoever checks the asking price against the district average sees a discount; whoever checks it against the top of the range sees undervaluation.
A working order: take the district average as the lower bound, the upper edge as the upper bound, and confirm the transaction price with comparables. Which comparables are available and how to verify a declared price is a question for the abogado (lawyer) and the asesor fiscal (tax adviser) (gap between asking and closing price, tax authority's value check).
When do these ranges not help?
If you need the price of a specific house: the street, year of construction, garden and security are not in a district range. If you compare by the metre a villa with a plot and a flat in a building on Passeig de Gràcia: they have different value formulas, and the metre misleads. And if you rely on the material of one party. The residents' document and the agency ranking reflect the interests and methods of their authors, and neither replaces deals recorded in the escritura (notarial deed).
The districts are covered in more detail in the articles on Sarrià-Sant Gervasi and Les Corts and Pedralbes. Your own assumptions about the entry price can be put together in the investor calculator.
Questions and answers
How much does a square metre cost in Pedralbes?
The sources checked have no separate official figure for the neighbourhood. Pedralbes is part of the Les Corts district, where Idealista shows 6 635 €/m² in September 2026 and Tinsa 5 203 €/m² in Q3. The 2021 Engel & Völkers ranking puts Avinguda Pearson above 10 000 €/m².
Why do Idealista and Tinsa prices differ for the same district?
Idealista calculates the asking price across listings, while Tinsa values the housing. Their samples have a different mix and a different method, so Sarrià-Sant Gervasi comes out at 7 211 and at 5 879 €/m². There is no error: compare each source with itself over time.
How much does an expensive flat in Dreta de l'Eixample cost per metre?
The residents' document puts expensive deals in the district in a range of 9 000–20 000 €/m², with an average of 6 267 €/m² in 2022. It is an unofficial paper referring to 2022, and calculating a project needs current deals on comparables.
Can the asking price be treated as the transaction price?
No. In Q1 2026, 21% of listings in Barcelona cut their price according to Idealista, and the closing price may differ from the advertised one. The size of the gap in the upper segment has not been measured publicly.
Where can I see transaction prices by neighbourhood in Barcelona?
In the registries' open statistics, transaction prices are given for the city as a whole. By neighbourhood they have to be assembled from the escrituras of comparables with the help of a notary and an abogado, or requested from the organisations that keep the statistics.
