Euribor and Mortgages: How Interest Rates Affect the Barcelona Market
The ECB deposit rate rose to 2.50% on 16 September 2026, Euribor was 2.954% in August, and the average mortgage rate in Spain is 3.134%. What this means for a payment, and what the figures leave out.
The ECB deposit rate has been 2.50% since 16 September 2026, the 12-month Euribor in August 2026 was 2.954%, and the average rate on home purchase mortgages in Spain in August 2026 was 3.134%. Rates have risen, and the number of mortgages in Spain fell in the first half. But you cannot draw a conclusion about cause and effect from figures like these.
Which rates apply now
| Indicator | Value | Source and period |
|---|---|---|
| ECB deposit facility rate | 2.50% (plus 0.25 pp) | Governing Council decision of 10.09.2026, in force from 16.09.2026 |
| ECB main refinancing operations rate | 2.65% | same |
| 12-month Euribor, official monthly average | 2.954% (August), 2.855% (July) | Banco de España, press release of 1.09.2026; the same is published in the BOE |
| Average rate on home mortgages of more than 3 years, Spanish banks | 3.134% | Banco de España resolution of 17.09.2026, BOE no. 231, August 2026 |
Euribor (Euro Interbank Offered Rate) is the rate at which eurozone banks lend to each other. Its monthly average is confirmed by the Banco de España in the BOE. I do not discuss future ECB decisions: there are no forecasts in this article.
How the rate reaches the payment
A variable-rate mortgage is reset on Euribor plus the bank's margin: the payment changes on the dates set in the contract. A fixed-rate mortgage locks the rate for the whole term or part of it, and its level depends on conditions at the time of issue. For an investor these are different risks. With a variable rate you carry the change in the rate; with a fixed rate you pay the bank for the absence of surprises. The comparison is covered in the article on Euribor, variable and fixed rates.
A worked example, not a forecast. A loan of €400,000 over 25 years, annuity repayment:
| Rate | Monthly payment |
|---|---|
| 3.134% | about €1,925 |
| 3.634% (plus 0.5 pp) | about €2,031 |
The difference is about €106 a month, or roughly €1,280 a year. This is arithmetic on round numbers, not an assessment of your bank's offer.
What is visible in the market
According to the Notariado (the notaries), 36,685 mortgage loans were signed in Spain in July 2026 (minus 4.9% on July 2025), with an average size of €183,644, and mortgages financed 56.1% of purchases (Alimarket, 30.09.2026). In the first half of 2026 there were 191,498 mortgages, 2.2% fewer than in the same period of 2025 (Idealista citing the notaries).
In Catalonia for Q2 2026 the registries counted 22,844 mortgages, 5.8% fewer than in Q1. The average mortgage payment is €899.50 a month, which is 34.7% of the coste salarial figure (the way the registries measure the burden on income), per the Colegio de Registradores report (ERI for Q2 2026).
What these figures say about prices: nothing clear-cut. There are fewer mortgages, while the price per m² in Spain rose 7.7% in July according to the Notariado. For a comparison of the payment with rent, see the article on rental rates.
What this means for an investor
If a project is financed without a loan, Euribor has no direct effect on the payment. An indirect effect remains: rates can influence the demand of buyers who take a mortgage, and so the timing and price of the exit. How much has to be measured on the deals in a specific district, not on the average.
If a project involves a loan, ask the bank and an asesor financiero (financial adviser) three things: the type of rate, the rules for resetting it and the terms of early repayment. There is a separate article on mortgages for non-residents: the real terms. A project's sensitivity to the cost of money can be estimated in the calculator.
Who should not treat Euribor as a signal: anyone waiting for an "entry moment" from it. The rate changes, I have no forecasts, and none of the sources above promises any.
