A flat in Eixample: who it suits and what to check before arras
In Eixample the building often decides the price of a flat, not the renovation. Which building documents to request before arras, how to read an ITE result, and who the district does not suit.
Eixample suits people who want to live in or hold a flat in the centre, with the metro and services within walking distance, and who are ready to deal with an old building. In September 2026 the average asking price here was 6,648 €/m², against 5,462 €/m² for the city as a whole (Idealista). Before the arras (the reservation deposit contract) you check the ITE certificate (the mandatory building inspection), debts and approved levies of the comunidad (the owners' community), the lift and the noise.
What Eixample is for a buyer
Eixample is a district of Barcelona built in the late 19th and early 20th century to the plan of Ildefons Cerdà. According to the Ajuntament, it consists of six neighbourhoods: Dreta de l'Eixample, Antiga Esquerra, Nova Esquerra, Fort Pienc, Sagrada Família and Sant Antoni. By the padrón (municipal register) at 1 January 2026, 277,353 people live here, making it the most populous district of the city (Oficina Municipal de Dades).
The plan was conceived differently from how it looks now. Cerdà proposed building up the block on one or two sides, leaving the rest as a garden for residents, and limiting buildings to three storeys and 16 metres (same Ajuntament page). What remains of the idea is the grid, the chamfered xamfrà corners and the inner courtyards. For a buyer this means that light and quiet depend on where the windows face and on which floor the flat is, not on the address.
How the technical check of a building here differs from Gràcia is covered in the article Eixample and Gràcia: different due diligence. What follows is about documents and community decisions.
What a square metre costs and what that figure shows
6,648 €/m² is an asking price, not a transaction price. According to the same Idealista report, the rise over a year was 3.5%, and Eixample together with Sarrià-Sant Gervasi stands at the historical maximum of the series. For comparison: Gràcia 5,654 €/m², Les Corts 6,635 €/m².
Within the district the spread is wide: a flat in a modernista building on Passeig de Gràcia and a flat without a lift near Sant Antoni fall into the same average. How to set listings against closed transactions in expensive neighbourhoods is shown in the analysis of price per m² in Dreta de l'Eixample.
Which building documents to request before arras
Four documents cover most of the building's risks. The seller is required by law to hand over two of them.
| Document | What it shows | Basis |
|---|---|---|
| Certificat d'aptitud under the ITE and a copy of the report | Condition of the common elements and the class of defects | Mandatory on transfer of the dwelling (Generalitat) |
| Certificate of debts to the comunidad | The seller's debts and levies that are approved but not yet due | art. 553-5 CCCat |
| Minutes of owners' meetings for the last 3–5 years | Which works were discussed: facade, roof, lift, pipes | Checking practice |
| Cédula de habitabilidad (certificate of habitability) | Fitness of the flat for living in | For existing housing it is valid for 15 years (Decret 141/2012) |
The debt certificate matters more than it seems. Under art. 553-5 CCCat (the Civil Code of Catalonia), the flat answers for debts to the comunidad for the current year and the four previous ones, including debts of former owners. The escritura (the notarial deed) is not signed without the seller's declaration and the certificate, unless the parties expressly waive them. A buyer has no reason to waive. More in the article on the previous owner's debts.
How to read an ITE result
The class of the certificate shows at once whether the building faces major works. The duty to pass the inspection arises before the building reaches 45 years, with age counted from the year of construction in the cadastre (Generalitat).
| Defects in the report | Result | Validity |
|---|---|---|
| None | Apte sense deficiències | 10 years |
| Minor | Apte amb deficiències lleus | 10 years |
| Significant | Apte provisional, re-inspection every 2 years | 6 years |
| Serious, measures taken | Apte cautelarment, re-inspection at least once a year | 3 years |
| Serious, measures not taken | Certificate refused | none |
Where there are defects, the comunidad approves a repair programme: within a year for minor and significant ones, within six months for serious ones. The inspection is visual and does not look for hidden defects, as the Generalitat page says outright. Hidden defects of the flat and its services are checked by a separate technical survey.
What a levy for repairs to the building costs
The comunidad's expenses are divided by the flat's cuota de participación (ownership share), unless the statutes or a decision of the meeting provide otherwise (art. 553-45 CCCat).
Worked example, not a forecast. The meeting approved facade repairs of 240,000 €. The flat's share is 4%, so its part is 9,600 €. If the levy was approved before the sale and the payments fall due afterwards, the amount will appear in the debt certificate, and who pays it is written into the contract by the parties. The wording is checked by an abogado (lawyer). On a flat costing 650,000 € this is 1.5% of the price, and it is a sum worth factoring into the offer.
How to check noise, light and the lift on site
Order of the second viewing:
- Compare windows onto the street (exterior), onto the inner block courtyard (interior) and onto a light well: a bedroom with a window onto a light well is lived in differently.
- Come at a weekday rush hour and on a Friday evening, and listen with windows closed and open.
- Establish the real floor: old buildings have a bajo, an entresuelo and a principal, and a "third" floor can physically be the fifth.
- Check whether the lift reaches the flat and whether the comunidad has discussed installing one. According to an idealista study of 13 October 2020, 21.5% of flats for sale in Barcelona had no lift.
- Look at the ground floor: a bar or restaurant under the windows adds noise and smells.
When Eixample is not the right fit
The district is a poor fit for people who need a garden, parking by the house or quiet without compromise: all of that exists here, but it is rare and expensive. Anyone who wants a new building with no history of repairs will find it easier to look at new-build in other districts. Anyone planning tourist rental should first read what is happening with licences in the article on tourist licences. And the buyer who has no time to deal with the comunidad's paperwork: in an old building that is part of the price.
DNPI sets the price of a specific flat, adjusted for floor, lift and expected levies, against transactions as part of a property valuation.
Questions and answers
How much does a flat in Eixample cost in 2026?
According to Idealista, in September 2026 the average asking price was 6,648 €/m², up 3.5% over the year. Deals usually close below the listings, and the spread between neighbourhoods and buildings is wide.
Which building documents should I get before buying a flat in Eixample?
The ITE certificate and a copy of the report, the certificate of debts to the comunidad with approved levies, the meeting minutes and the cédula de habitabilidad. The seller hands over the first two by law.
What does "apte provisional" mean on an ITE certificate?
Significant defects were found in the building; the certificate is issued for six years with re-inspection every two. The comunidad must approve a repair programme within a year, and that work almost always means levies on the owners.
Who pays a derrama (special levy) approved before the flat is sold?
The certificate under art. 553-5 CCCat shows payments that are approved but not yet due. Who bears them is written into the contract by the parties, and that clause should be agreed with an abogado before the arras.
Which flat in Eixample is quieter: street-facing or courtyard-facing?
Usually the courtyard side, but on the lower floors it gets less light. The street side is brighter, and the noise depends on the particular street, so it is better to listen on site at different times.
