A comfortable budget for buying a flat in Barcelona: working backwards

The bank finances up to 80% of the valuation and tolerates a burden of 30–35% of income, but that is its ceiling, not the budget. A calculation from savings, monthly costs and a stress test.

A comfortable purchase budget is the price at which, after the deal, a reserve and a calm monthly payment remain, not the sum the bank will approve. Spanish banks, as a rule, finance no more than 80% of a home's appraised value (tasación) and regard a debt burden of 30–35% of income as acceptable (Banco de España). So the budget is worked out from one's own money and monthly costs, and the price comes at the end.

Why a bank's approval is not your budget

The bank assesses the risk to itself: whether the borrower will be able to pay the loan. Whether there will be room left for refurbishment, school or travel is of no interest to it. So the approved sum works as a ceiling above which no more is given, not as a guide for the search.

Two Banco de España figures describe the creditor's view. The first limits the loan to a share of the tasación, the valuation made for the bank, not of the price agreed. The second compares all debt payments with income. For two families with the same income the comfortable sum can differ a lot: children, job stability, other obligations and the currency of income change the picture.

What a purchase budget is made of

The budget has three layers, and each is calculated separately before they are added up.

LayerWhat it includesWhere to take the figure from
Price of the flatThe sum paid to the seller after negotiationClosed transactions on comparables, not listings
Transaction costsITP (transfer tax), notary, registration, gestoría (administrative agent), tasaciónThe Catalan ITP scale, a calculation by the gestor or asesor fiscal (tax adviser)
ReserveRefurbishment, furniture, moving, derrama (special assessment), cushionThe technician's survey, comunidad minutes, your own plan

ITP on resale housing in Catalonia follows a scale: 10% on the part of the price up to 600,000 €, 11% up to 900,000 €, 12% up to 1.5 M€ and 13% above (ATC). The scale is broken down in the article on progressive ITP. The law allocates part of the mortgage costs in advance: the borrower pays the tasación, while the bank pays the gestoría, the notarial fee for the loan's escritura (notarial deed) and the registration of the security (art. 14.1.e of Ley 5/2019).

How to calculate the price from your own money

Worked example, not a forecast. Savings of 200,000 €, a reserve for refurbishment, furniture and the unexpected of 30,000 € (assumption). The bank finances 80%, and the tasación equals the price. On top of the price come ITP of 10% and about 2% for the notary, registration and other paperwork (assumption).

For every 100 € of price, 20 € of down payment, 10 € of ITP and 2 € of paperwork are needed, that is 32% of the price from one's own money. Out of 170,000 € after the reserve this gives a price of about 530,000 €.

ItemAmount
Price of the flat530,000 €
Own contribution 20%106,000 €
ITP 10%53,000 €
Paperwork, about 2%10,600 €
Remaining savings, reserve30,400 €
Mortgage 80%424,000 €

If the tasación comes in below the price, the bank will calculate its share from the valuation, and the gap will have to be covered from the reserve. How the valuation for the bank works is covered in the article on the tasación on a mortgage.

What monthly burden to check

The mortgage payment is only part of the monthly cost of a flat. Added to it are the comunidad (owners' association) fee, IBI (the municipal property tax) spread over the months, home insurance and often life insurance, utilities and saving for future repairs to the building.

Continuing the example. The 12-month Euribor in September 2026 was 3.247% (Banco de España). With a spread of 0.80% (assumption) the rate is 4.047%, and a loan of 424,000 € over 25 years gives a payment of about 2,249 € a month. On a family net income of 7,000 € that is 32% of income, within the bank's guide. Add 350 € for the comunidad, IBI and insurance (assumption), and the burden rises to 37%. Formally the loan fits within the bank's guide, but almost no margin is left.

How to stress-test the budget

A budget that withstands only the good scenario cannot be called comfortable. Run it through five questions.

  1. A rate one point higher. In the example the payment rises to 2,490 € and the burden with the flat's costs to about 41%. For a variable rate the bank must hand over, before signing, a separate document with payments under different scenarios (art. 14.1.c of Ley 5/2019). How the index gets into the payment is covered in the article Euribor and the mortgage payment.
  2. Income falls. How many months the family can last on the reserve if one income disappears.
  3. Refurbishment costs more than planned. Old buildings in Barcelona often need new pipes, wiring or reinforced floor slabs.
  4. The building passes a derrama. A one-off charge for repairing common parts, approved after the purchase, is paid by the new owner.
  5. Income in another currency. The exchange rate adds its own swings to those of the interest rate, covered in the article how to plan a budget from abroad.

Where to set the price ceiling

The calculated price becomes the ceiling in negotiation, not a filter on a portal. It is sensible to search a little lower: some flats, after checks, need more investment than it seemed, and the margin gives room to manoeuvre if the flat turns out better than expected.

The budget does not count on a discount. Negotiation sometimes produces a noticeable result and sometimes not, and nobody knows in advance. The opening offer is built from a valuation by closed transactions of similar flats nearby. Your own figures for taxes and costs are easy to run through the calculator.

Who this calculation does not suit

It does not suit a buyer without a mortgage: the bank's 80% and 30–35% do not apply, and what remains are the transaction costs and the reserve. It does not suit an investor buying to let: for them what decides is the return on invested capital and the rental rules, not a family's comfort. Nor does it suit buying a house with a plot or a flat for full reconstruction: there the reserve is calculated from the technician's estimate, not as a percentage.

Questions and answers

What percentage of income can go on a mortgage in Spain?

According to the Banco de España, banks usually consider that all debt payments should not exceed 30–35% of income. That is the creditor's guide. With children, unstable income or income in another currency, the comfortable share is lower.

How much own money is needed to buy a flat in Barcelona?

Banks, as a rule, finance no more than 80% of the appraised value. The other 20%, plus ITP from 10% and the paperwork, is paid by the buyer; in the worked example it is about 32% of the price without the reserve.

Does a reserve need to be planned if the flat is in good condition?

Yes. Something is almost always changed after a purchase, and the building may approve a derrama for the facade, roof or lift. The size of the reserve depends on the age of the building and its installations.

Can the budget be planned counting on a discount in negotiation?

No. The budget is built on a price close to closed transactions, and whatever is saved in negotiation is added to the reserve.
