A flat in Badalona by the sea: the commute, the area, the building
Badalona is linked to Barcelona by metro L2 and Rodalies R1, and the average valuation of housing is 2,806 €/m². What to check by the sea, in the area and in the building before talking price.
A flat in Badalona suits someone who wants to live by the sea and reach Barcelona without a car: the city is linked to Barcelona by metro L2 and by the Rodalies R1 train, which on the stretch up to Mataró runs every 6 minutes at peak hours (Rodalies). The average valuation of housing in Q3 2026 is 2,806 €/m² (Tinsa). But the gap between neighbouring areas matters more here than the average figure.
What Badalona is for a home buyer
Badalona is a separate municipality on the coast north-east of Barcelona, across the river Besòs, with its own town hall (ayuntamiento), taxes and planning rules. It has merged with Barcelona into one built-up area, but decisions on licences, the IBI rate (local property tax) and the plusvalía (municipal tax on the rise in land value), within what the law allows, are taken by its own ayuntamiento.
According to Idescat, the city had 230,642 residents in 2025 on 21.18 km², almost 10,900 people per km². The 2021 census shows which housing is typical: of 83,337 main homes, 45.5% measure 61 to 90 m², 31.6% measure 46 to 60 m², and only 14.7% are larger than 90 m². A family that needs three bedrooms and 100 m² will be choosing from a narrow supply.
The investment logic of the neighbouring towns, prices compared with Barcelona and the share of renovation in the budget are covered in the article L'Hospitalet, Badalona and Sant Adrià for an investor. This one is about buying to live in.
How to get from Badalona to central Barcelona
There are two rail options and the car, and the choice between them depends on the specific building. What decides it is not the name of the area but how many minutes it is on foot to the station.
| Option | What to know | What to check at the flat |
|---|---|---|
| Metro L2 | Badalona Pompeu Fabra station on line L2 (TMB) | The walk to the station, lifts and exits |
| R1 train | Badalona is among the main stations; in Barcelona it stops at El Clot, Arc de Triomf, Pl. Catalunya, Sants | Track noise from the windows, the crossing to the beach |
| Car | Coastal and ring-road motorways, queues at the entrance at rush hour | Whether the building or the street nearby has parking |
The R1 is commonly called "the coast line". According to Rodalies, it has 31 stations and 95.1 km of track, and on a working day an average of 216 trains run on it. For commuting that is a plus. For a flat with bedroom windows facing the tracks it is permanent background noise that you may not notice at a lunchtime viewing.
What to check in a flat by the sea
Living by the seafront in Badalona is realistic, but flats near the coast have their own weak points. Check them before discussing price, not after.
- The railway. Listen to the flat in the evening and early in the morning, with the windows closed and open.
- The crossing to the beach. Where the nearest crossing over the tracks is and how convenient it is with a pushchair or a child.
- Damp and salt. Mould, metal corrosion and facade wear appear faster by the sea. The signs are listed in the article on damp problems.
- Season. In summer and at weekends the beach is crowded and noisy, so go to see the flat on a Saturday evening.
Why the area in Badalona matters more than the average price
The average price for the city says almost nothing about a specific flat: in Badalona neighbouring areas differ noticeably in the state of the buildings, services and street life. Tinsa's figure of 2,806 €/m² describes valuations of all completed housing, new and resale, not the flat on your street.
The order for checking an area:
- Walk the streets around the building on a weekday and on a Friday evening.
- Look at the ground floors: which shops are open and how many units are closed.
- Note what is nearby: school, market, pharmacy, stops, parks.
- Assess the neighbouring buildings, not only the one where the flat is for sale.
- Compare the price with closed transactions on the same and adjacent streets, not with the city average.
The same method is covered in detail using the neighbouring city as an example in the article how to assess a neighbourhood in L'Hospitalet.
What to ask about the building and the documents
Many buildings in Badalona are old, and questions about the building weigh as much as those about the flat.
- Whether there is a lift, what state the facade and roof are in, and what works the comunidad de propietarios (homeowners' association) is planning. The answer is in the minutes of its meetings; how to read them is described in the article on checking the comunidad.
- Whether the flat matches the documents: altered layouts, enclosed balconies, merged units.
- Whether there are arrears in community fees and whether large levies for repairs are expected.
- What state the wiring, pipes and windows are in.
How much money is needed to buy
Worked example, not a forecast. An 80 m² flat at Tinsa's average valuation of 2,806 €/m² costs about 224,480 €. ITP (transfer tax on resale property) in Catalonia is 10% on the part of the price up to 600,000 € (ATC), that is another 22,448 €. Together about 246,900 € before the notary, registration, the gestoría (administrative agent) and renovation.
A real flat may differ noticeably from the average in either direction: the price of a specific one is moved by the floor, the lift, the view, the distance to the station and the state of the building. That is why the figure for negotiation comes from comparable transactions, not from an index. DNPI does this check as part of a property valuation.
Who Badalona does not suit
It does not suit someone who needs a car every day when the chosen building has no parking: many old buildings have none at all. It does not suit someone who tolerates noise badly, if the budget only stretches to a flat by the tracks.
Nor does it suit someone looking for a large family flat: according to the 2021 census, only 14.7% of main homes are larger than 90 m². If the sea is a must and Badalona has not worked out, compare it with neighbouring Montgat on the same R1 line.
Questions and answers
How do I get from Badalona to central Barcelona without a car?
By metro L2 from Badalona Pompeu Fabra station, or by the R1 train, which in Barcelona stops at Plaça de Catalunya and Sants. The journey time depends on how far you have to walk to the station from the specific building.
How much does a square metre cost in Badalona?
According to Tinsa, in Q3 2026 the average valuation of completed housing is 2,806 €/m², 9.72% higher than a year earlier. This is the city average; the price of a specific flat is checked against transactions on its street.
Is it worth buying a flat by the sea in Badalona?
It can be, if you are comfortable with the nearby railway and a busy summer by the beach. Before making an offer, check the noise of the trains in the evening and the route to the sea from the specific entrance.
Why are there so many small flats in Badalona?
That is how the city was built: according to the 2021 census, more than three quarters of main homes measure 46 to 90 m². Flats larger than 90 m² are noticeably less common, and the choice among them is narrow.
