How much flippers earn in Barcelona: the full account

There is no single earnings figure for flipping in Barcelona. The result is the sale price minus the purchase, taxes, renovation, holding costs and exit costs, and every line changes the outcome.

There is no single earnings figure for flipping in Barcelona, and no public source publishes one. Flipping is buying an apartment, renovating it and selling it for more than the sum of all costs, so the result is counted not as the difference between two prices but as what remains after the full cost account. ITP (impuesto de transmisiones patrimoniales, the transfer tax on resale housing) alone runs on a progressive scale from 10 to 13% of the price in Catalonia (Agència Tributària de Catalunya, for transactions from 27 June 2025), and that is before any renovation. Below is the whole account, the figures of DNPI's only completed residential project and a worked example on round numbers.

What the flipping result is made of

  1. Entry price. Worked backwards from the expected sale price, not from the seller's asking price. The method is covered in the article on entry price, the selection criteria in how to find an apartment to flip.
  2. Purchase taxes and paperwork. ITP on the scale, notary, land registry, gestoría.
  3. Renovation. A cost estimate by chapters plus a contingency reserve as a separate line.
  4. Holding costs over the project term. IBI, comunidad, insurance, utilities, the cost of money if there is financing.
  5. Exit costs. Agency fee, document preparation, plusvalía municipal (the municipal tax on the increase in land value), which on a sale for consideration is paid by the seller (art. 106 TRLRHL).
  6. Tax on the result. Depends on who sells and under which regime; covered in the article on tax on flipping profit.

The first five lines are known before the transaction, down to the size of the reserve. The sixth and the sale price become known last, and they are what decides how much is left.

How much purchase taxes and paperwork take

ITP is paid by the buyer. Under the Agència Tributària de Catalunya scale, in force since 27.06.2025, it is progressive.

Share of the purchase priceITP rate
up to 600,000 €10%
from 600,000 to 900,000 €11%
from 900,000 to 1.5 M€12%
above 1.5 M€13%
buyer with gran tenedor status (a large-scale housing holder)20%

On top of ITP come the notary, registration and gestoría. If the seller is a company and the transaction is subject to IVA (value added tax), the calculation is different: IVA instead of ITP plus AJD (stamp duty on notarial documents) at 1.5% on a first transfer and 3.5% where the IVA exemption is waived (ATC guide). Which regime your transaction falls under is determined by an asesor fiscal from the seller's documents. More on the scale: the progressive ITP scale in Catalonia and the 20% rate for gran tenedor.

What renovation, holding and exit cost

There is no official renovation price per m² for Barcelona. The commercial portal preciom2 states itself that its prices are indicative and vary by up to ±20% (preciom2). A separate reference point comes from Gesvalt: in September 2023 the company published estimates for large cities where a full renovation came to around 650 €/m² and the increase in value to around 1,050 €/m² (Gesvalt). These estimates are three years old and not for Barcelona alone, so a project calculation uses a measured cost estimate rather than an average (how to read a renovation estimate, renovation cost per square metre).

IVA is added to the renovation; the rate for works in housing is explained by AEAT, and whether it applies to your structure is checked by an asesor fiscal (IVA on renovation and purchase). Holding costs on an empty apartment run every month regardless of how the works progress (holding costs).

What the Compte de Urgel project shows

DNPI's only completed residential project in Barcelona, and the one where the account can be checked against real figures.

LineAmount
Purchase410,000 €
Renovation76,230 €
Sale720,000 €
Difference before other costs233,770 €

The difference equals the sale price minus the purchase and the costs listed. Taxes, financing, paperwork and other costs are not included in it: this is not net profit and not an investor return. Past results do not guarantee future ones. More on the property: the project page and the renovation at Compte de Urgel.

What is left in a worked example

A worked example, not a forecast. Assumptions on round numbers rather than market data: purchase paperwork at 2% of the price on top of ITP, exit costs at 4% of the sale price, holding costs of 12,000 € over the project term. ITP is taken at 10% on the ATC scale.

LineAmount
Purchase600,000 €
ITP at 10%60,000 €
Purchase paperwork12,000 €
Renovation90,000 €
Holding costs over the project term12,000 €
Exit costs34,400 €
Sale860,000 €
Left before tax on the result51,600 €

Now move one line. A sale at 820,000 € instead of 860,000 €: exit costs of 32,800 €, leaving 13,200 €. The price fell by 40,000 € and the result shrank by 38,400 €, by roughly three quarters. The same arithmetic works in the other direction, but it is better checked against real transactions than against listings (the gap between the asking price and the closing price).

Who this calculation does not suit

Anyone looking for a ready return figure for the format. There is none in public data, and a market average says nothing about one specific apartment. Anyone who counts the result as the difference between the purchase and sale prices: that account skips taxes, holding and exit, which is usually most of the costs. And anyone who needs capital by a particular date: the moment of sale cannot be fixed in advance.

Your own figures for a property can be collected in the investor calculator, and the order of work on residential projects is set out on the residential property page.

Questions and answers

How much do people earn on average flipping apartments in Barcelona?

There is no average figure for the city in public sources, so there is nothing to put into a calculation. The result is counted for a specific property: the sale price minus the purchase, taxes, renovation, holding costs and exit costs.

What percentage of the price goes on taxes and paperwork at purchase?

ITP runs on a 10–13% scale depending on the share of the price, 20% for a gran tenedor, plus the notary, land registry and gestoría. The exact amount is calculated from the price and the buyer's status on the date of the transaction.

Is the 233,770 € difference at Compte de Urgel really the investor's profit?

No. It is the difference between the sale price and the purchase and renovation costs listed. Taxes, financing, paperwork and other costs are not included in it, and it is not an investor return.

How is the investor's result in a DNPI project calculated?

DNPI's fee is 50% of project profit; the other half stays with the investor. If the investor return for the whole project after the split is below the contractual 10%, DNPI pays compensation out of its own fee. This is a return for the project, not an annual rate; the terms, the calculation base and the limits are set by the contract for the specific project, and this is not a guarantee that capital will be preserved.

What is the minimum size of a project?

Residential and commercial property and land from 1 M€, hotel projects from 3 M€, whole buildings from 10 M€.
