Flipping Apartments in Barcelona: The Cycle from Purchase to Sale

Property flipping in Barcelona means buying an apartment, renovating it and reselling it for more than all costs combined. The cycle has six stages: search, due diligence, purchase, renovation, preparation for sale and sale. The result depends on the entry price, the timing and the costs between stages. Below are the sequence of steps and the figures of one real DNPI project.
What stages does apartment flipping in Barcelona consist of?
- Search and entry price. The maximum purchase price is worked out backwards from the expected sale price. The method is covered in the article on the entry price for a renovation project, and the selection criteria in how to find an apartment for flipping.
- Due diligence. Nota simple (Land Registry extract), minutes of the comunidad de propietarios (owners' association), ITE (building inspection), cédula de habitabilidad (habitability certificate), encumbrances, the real condition of the structure. All of this is done before the deposit. An apartment with a tenant usually does not work for flipping: the tenant may stay for the remaining term of the contract (what changes when you buy with a tenant).
- Purchase. Arras contract (deposit agreement), escritura (notarial deed) at the notary, registration. In Catalonia the buyer pays ITP (transfer tax) on a resale home. Under the Agència Tributària de Catalunya scale, since 27.06.2025 the rate is 10% on the part of the price up to 600,000 €, 11% up to 900,000 €, 12% up to 1.5 M€ and 13% above that; for a buyer with gran tenedor (large holder) status the rate is 20%.
- Renovation and permits. The Ajuntament decides the approval regime for the works, and the schedule depends on it (regimes and timelines). On DNPI projects the works are carried out by BCNYARD, SLU, an independent construction company working as a contractor under a contract.
- Preparation for sale. Property documents, photos, viewings. An apartment without the required documents may sell more slowly or for less.
- Sale. Arras from the buyer, escritura, the seller's taxes. The time to escritura depends on the buyer and the buyer's bank. The statistics on selling times by portal are covered in how long a renovated apartment takes to sell.
How long does the cycle take?
I did not find a single timeline for Barcelona in open sources. The closest benchmark is idealista for Q2 2026 for the whole of Spain: of the homes (viviendas) sold through the portal, 7% spent less than a week in the listing, 19% between a week and a month, 27% between one and three months, 36% between three months and a year, and 11% more than a year. For Barcelona, idealista separately names only the share of sales faster than a week: the same 7%. This is time in the listing, not time to escritura, and it does not split homes by condition. The search, due diligence, renovation and approvals come on top of the selling time, so the cycle is calculated in scenarios, not as one number.
What does the Compte de Urgel project show?
The only completed DNPI residential project in Barcelona where the cycle can be checked against figures is an apartment on Compte de Urgel.
| Item | Amount |
|---|---|
| Purchase | 410,000 € |
| Renovation | 76,230 € |
| Sale | 720,000 € |
| Difference before other costs | 233,770 € |
The difference equals the sale price minus the purchase and the stated renovation. Taxes, financing, closing and other costs are not included: this is not net profit and not the investor's return. Past results do not guarantee future ones. Details on the property: project page.
Where does money get lost in the cycle?
Most often on three things: an entry price above the calculated one, a renovation that costs more than the estimate, and a sale that takes longer than planned. Every month of waiting costs money: IBI (property tax), comunidad fees, insurance, financing.
Worked example, not a forecast. Assumptions: taxes and closing costs on purchase of 12% of the price (ITP of 10% under the ATC scale and about 2% for the notary, the Registry and the gestoría, the paperwork agent), selling costs of 4% of the sale price.
| Item | Amount |
|---|---|
| Purchase | 500,000 € |
| Taxes and closing costs on purchase | 60,000 € |
| Renovation | 80,000 € |
| Holding costs over the project term | 10,000 € |
| Selling costs | 30,000 € |
| Sale | 750,000 € |
| Remainder before income tax | 70,000 € |
If it sells for 700,000 €, selling costs are 28,000 € and the remainder is 22,000 €. A price drop of 50,000 € eats 48,000 € of the 70,000 €, about two thirds of the result. That is why the exit price is checked against real transactions, not against listings.
When does flipping not suit you?
You need the capital back by a fixed date: the time to sale cannot be set in advance. You have no reserve for renovation costs above the estimate. You expect a fixed income: the result of a flip appears only at the moment of sale and may come in below the calculation. For rental income a different strategy is needed (renovation for rent).
You can run a scenario for your property and budget in the investor calculator. How DNPI approaches residential projects is described on the residential property page.
Questions and answers
How long does flipping an apartment in Barcelona take?
There is no single timeline. It is the sum of the search, approval of the works, the renovation and the sale. Permits and negotiation with the buyer are the least predictable parts, so the timeline is estimated for a specific property after due diligence.
Who pays ITP when buying an apartment for flipping?
The buyer. The current Catalan rates are published by the Agència Tributària de Catalunya, and they are checked on the date of the transaction.
Can I take part in flipping without living in Spain?
Yes, if the project is run by an operator. A DNPI investor has a digital cabinet with the budget and the status of the works. Taxes and the signing of documents are discussed with an abogado (lawyer) and an asesor fiscal (tax adviser).
What return terms does a DNPI investor get?
DNPI's fee is 50% of project profit; the other half stays with the investor. If the investor's return over the whole project after distribution is below the contractual 10%, DNPI pays compensation out of its own fee. This is a return per project, not an annual one. The terms, the calculation base and the limits are set by the contract for the specific project. It is not a guarantee of capital.
