How Long a Project Takes from Purchase to Sale: The Real Stages

There is no single timeline from purchase to sale: it is the sum of approvals, works and the sale. What the regulations and data show, and how to calculate the cost of a month of delay.

A project with a renovation goes through five stages: purchase, technical preparation, approval, works and sale. Open sources give no overall timeline for them, but they do give the Ajuntament's statutory deadlines and idealista's distribution of selling times. The only real DNPI project with a date, Sitges, took two years. For your own property the timeline is built stage by stage, with a margin.

What a project timeline is made of

StageWhat the timeline depends onWhat open sources show
Purchase: arras (deposit contract), nota simple, escrituraChecks on the property, financing, the right of first refusalThe arras contract and the notary's queue set the timing
Technical preparationCondition report, project, budgetDepends on scope and the technicians' workload
ApprovalRegime: llicència (licence) or comunicat (notification), whether reports are neededThe Ajuntament's statutory deadlines: see below
WorksScope, the contractor's schedule, discoveries when opening upNo single timeline; counted from the budget and schedule
SaleExit price, condition, seasonDistribution by idealista: see below

The stages partly overlap: a project can be prepared while the nota simple is being obtained, and marketing can start before handover. But works cannot start before the required permit is obtained or the required comunicat is filed: an abogado (lawyer) assesses the consequences of unauthorised works, and they must not be risked to save a month. The sequence of the critical path is covered in the article on the critical path of a renovation.

How long approval really takes

The Ajuntament de Barcelona's statutory deadlines, from the procedure description on the city services website: a llicència d'obres majors (major works licence) takes 2 months under the general rule, 3 months where a fire service or heritage report is mandatory; a deferred comunicat for minor works takes 1 month. The same page says that silencio administrativo (approval by the authority's silence) has to be requested specifically, and that it gives no right to anything contrary to the rules.

These deadlines are not equal to the time "from idea to permit". They start from registration of the application and stop when the Ajuntament asks for more documents. Before the application, some works need a separate housing report: the Ajuntament answers the request within 30 days (procedure for the informe d'habitatge previ). If no deadline is set in the procedure's rules, the general maximum under Ley 39/2015 is three months (art. 21). Actual timings by district and type of work are in the article on real licence times.

How long a finished apartment takes to sell

By idealista/data for Q2 2026, across Spain as a whole, 7% of the apartments sold on the portal were listed for less than a week, 19% for a week to a month, 27% for one to three months, 36% for three months to a year, and 11% for longer than a year (idealista). This is the national picture, not Barcelona, and it measures time on the listing, not the whole path to the escritura. But the main point is visible: for almost half of the apartments sold (36% and 11%) the time on the listing exceeded three months, so a sale in two weeks should not be assumed.

What Sitges shows

In the Sitges project the plot was bought for 509,250 €, permits and licences cost 20,000 €, and it was sold with a licence for 760,000 €, over two years. The difference before other costs was 230,750 €. This is not net profit and not the investor's return: taxes, financing, closing and other costs are not included, and past results do not guarantee future ones. I do not give a stage-by-stage breakdown of the two years here. Details are in the case breakdown and on the page of the Sitges project.

What a month of delay costs

A worked example, not a forecast. An apartment bought for 600,000 €. The owner's monthly holding costs (IBI property tax, comunidad, insurance, utilities) are 1,500 € (an assumption). The opportunity cost of capital is 6% a year (an assumption), which is 3,000 € a month. One month of delay costs 4,500 €, three months 13,500 €.

This 13,500 € does not include a missed market window: if the exit falls in a different season or a different market, the price may differ, in either direction. More on the costs of an empty property in the article on holding a vacant property.

Who this schedule does not suit

A project with a renovation does not suit capital that needs to be returned on a fixed date. It does not suit someone with no reserve for holding the property beyond the plan, nor someone who picks a property with an unclear approval regime, hoping a comunicat will be enough. If the deadline is critical, build in exit options in advance, as in the article on an exit strategy before buying.

You can put your own timings and the cost of delay into the investor calculator. The page on the calculation methodology explains how DNPI calculates return per project.

Questions and answers

How long does a renovation take from purchase to sale?

There is no single timeline: it depends on the approval regime, the scope of work and the exit price. To estimate, count the stages separately and add a margin. In the only published DNPI project with a date, Sitges, the term was two years.

How long does the Ajuntament de Barcelona take to review an application for a llicència d'obres majors?

The statutory maximum is 2 months under the general rule, 3 months where fire service or heritage reports are mandatory. The actual time may be longer because of requests for documents.

Can works start before the approval is finished?

No, if the regime requires a permit before the start. The regime is chosen by the scope of the work, and a mistake here costs more than an extra month of waiting.

How quickly does a renovated apartment sell in Barcelona?

I found no reliable open figures for Barcelona broken down by condition. For Spain as a whole, by idealista for Q2 2026, 27% of the apartments sold took one to three months, and 36% took three months to a year.
