Investment approach

How long a property investment project takes

There is no single term for a property project: it is made up of administrative steps, the works and the time a sale takes. A look at documented deadlines and at what stretches the calendar.

The term of a property investment project is the time from buying the property until the money from the sale comes in, and there is no single figure for it, either for Barcelona or by project type. It is made up of administrative steps with known deadlines, works on a contractor's schedule, and a sale whose timing is set by the buyer. A reference point on the sale comes from idealista's study for Q2 2026: of the housing sold through the portal, 27% had been listed for one to three months, 36% from three months to a year and 11% for more than a year. Below is what the documents tell us about timelines, and what makes them longer.

Which project timelines are known from documents

I found no public statistics on the full cycle. There are deadlines for individual steps, and the calendar has to be built from those.

Sitges project: from buying the plot to the sale2 yearsDNPI

On Sitges: the plot was bought for 509,250 €, permits and licences came to 20,000 €, it was sold with a licence for 760,000 €, the term was 2 years and the difference before other costs was 230,750 €. The difference equals the sale price minus the purchase and the costs listed; taxes, financing, paperwork and other costs are not included; this is not net profit and not an investor return; past results do not guarantee future ones. Details: the land project in Sitges.

A worked example, not a forecast: if the certificate for a plot takes a month, the housing report another month, and the sale falls into idealista's most common band of three months to a year, then those three steps alone give between five and fourteen months. They include neither a renovation, nor construction, nor the day of the escritura.

How long the cycle runs by project type

I cannot name a range in months for each type: there are no public data for Barcelona to support it, and my own figure would be a guess. What can be said is something else: which blocks the term is made of and how the types differ.

Project typeWhat sets the termWhere the term is usually longer
Apartment for renovation and saleApproval regime for the works, renovation schedule, time to sellWith a change of layout under a licence rather than a simple renovation
Promoción, building apartmentsDesign approval, licence, construction, salesWith design changes and handover in phases
LandStatus of the land, licence, urbanisation obligationsWith a change of plan or unfinished urbanisation
Whole buildingScope of works and the pool of buyers for that ticketWith narrow demand: there are fewer buyers for a large property

More on the types: flipping apartments, phases of a residential promoción, investing in land, buying a whole building.

What stretches the term

Five places where the calendar breaks most often:

  1. The permit regime. It depends on the list of works and the address: permits in Barcelona, average licence timelines.
  2. Findings after the strip-out. Building services, damp, structure. This hits the cost estimate and the term at the same time (the risk of delay).
  3. The buyer's bank. According to the Notariado, in July 2026 mortgages financed 56.1% of housing purchases in Spain (Alimarket, 30.09.2026). The time from the arras to the escritura depends on loan approval, not on the seller.
  4. Market liquidity at the moment of exit. According to the Colegio de Registradores report, there were 26,703 housing transactions in Catalonia in Q2 2026 (ERI for Q2 2026), 11.1% fewer than in Q1, when there were 30,027 (as reported by Diari de Tarragona, 11.08.2026). The number of buyers in a quarter changes, and the time to sell changes with it.
  5. Third parties' administrative rights. Tanteo and retracto, comunidad approvals, heritage restrictions on the building.

Obligations outlive the project: the LOE provides warranty periods after handover, one year for finishes, three years for defects affecting habitabilidad, ten years for the structure (art. 19 LOE).

How the term changes the investor's result

The same result for a project looks different once the term is stretched. A worked example, not a forecast, and not an expectation for any project: suppose 1 M€ is invested and the result for the project is 150,000 €.

Project termResult for the projectConditional conversion to an annual rate
1 year150,000 €15%
2 years150,000 €about 7.2%
3 years150,000 €about 4.8%

The conversion itself is conditional: it assumes the result can be repeated and, with interim cash flows, requires assumptions about reinvestment (see Ludovic Phalippou's analysis on the CFA Institute Research and Policy Center blog, 8 November 2024). So comparing projects on a percentage for the project without stating the term is meaningless (IRR in plain language).

The terms do not depend on the project term in form: DNPI's fee is 50% of project profit, and if the investor return for the whole project after the fee is below the contractual 10%, DNPI tops it up out of its own fee. This is a return for the project, not an annual rate; the terms, the calculation base and the limits are set by the contract for the specific project; this is not a guarantee that capital will be preserved.

When the investor's horizon does not fit the project

It does not fit if the money is needed by a particular date: the exit date is set by the buyer, not by the plan. It does not fit if the horizon is shorter than the administrative part: on a property with a licence and a change of layout, the approvals alone can take months. It does not fit if the investor is counting on regular payments during the term: the result appears at the moment of sale. And it does not fit if the horizon is shorter than the market cycle while the margin of safety in the entry price is thin: in the fall of 2007 to 2014 the house price index for Catalonia went down for 27 quarters in a row, from 93.7 to 50.0 (INE).

The term for a property is assessed after the checks, not before them. Scenarios for timelines and exit prices are compared in the investor calculator, and the order of the first steps is described in the article on an investor's first project in 90 days.

Questions and answers

How long does a property investment project in Barcelona take?

There is no single figure. The term is made up of administrative steps, the works and the time a sale takes, and it is assessed for the specific property after the checks. Of DNPI's public projects, the term for the plot in Sitges is known: 2 years from purchase to sale.

Which project type is usually the longest?

The longest cycles are those where a planning component is added to the works: land with urbanisation, and a promoción with design approval and a licence. The shortest is a renovation without a change of layout, though even there the time to sell is not set in advance.

Can a sale be speeded up by cutting the price?

Price affects the term, but the relationship is not linear and has not been measured publicly for Barcelona. Cutting the price reduces the result faster than it seems, and the saving on holding costs over a couple of months does not make up for it.

What happens if the project term runs past the plan?

Every month of waiting costs money: IBI, comunidad, insurance, financing. What to do when a deadline slips and the criteria for stopping are covered in the article on when a project has to be stopped.

How do you compare two projects with different terms?

Only after bringing them to a common term, and with the assumptions behind the conversion stated openly. A percentage for the project without a term says nothing. On the limits of these measures: equity multiple against IRR.
