Investment approach
Goal, Timeline, Liquidity: Turning Them into an Investment Format
Choose an investment format with three questions: when you will need the money, whether you want an income stream or one payout at sale, and how fast you may have to exit. Here is the matrix.
To choose a real estate investment strategy, answer three questions: when you will need the money, whether you want annual income or one payout at sale, and how long you are ready to wait for a buyer. Renting gives a stream but ties you up for years. A renovation with resale and a plot with a licence give one payout at the end. A stake in a project adds dependence on the operator. There is no best format for everyone.
How to choose a real estate investment strategy: from goal to format
| If the goal is | Formats to look at | What limits it | What to check |
|---|---|---|---|
| Annual cash flow | housing for rent, a unit with a tenant | the lease ties you up for years | the lease term, indexation, the tenant's exit |
| One payout at the end of a project | renovation with resale, a plot with a licence | approvals, works, sale; each stage can slip | a schedule with reserve, the exit price against real deals |
| Large capital for a long term | a hotel project from 3 M€, a whole building from 10 M€ | entry thresholds, the longest schedule | the licensing track, the operator, the approvals schedule |
| Not running the project yourself | a stake in a project with an operator | dependence on the contract and the reporting | investor rights, exit terms |
| Getting a residence permit | no format | the golden visa was abolished on 3 April 2025 | what is left after the abolition |
The 3 M€ and 10 M€ thresholds are set by DNPI for its own projects; they are company terms, not law. The choice between running a project yourself and taking a stake is covered in the article on passive participation and self-management.
What the law says about the term of a residential lease
A residential landlord, as a rule, cannot end the contract before the end of the statutory minimum. The exception is a need, agreed in the contract in advance, to house the landlord or close relatives in the property. If the parties agreed a shorter term, the contract is extended annually until the term reaches five years (seven if the landlord is a legal entity). The tenant may decline the extension by giving 30 days' notice (art. 9 of the Ley 29/1994 de Arrendamientos Urbanos, LAU, the urban leasing law). The tenant's exit is freer than yours. For non-residential premises the law sets no such minimum, and the contract decides everything.
The housing rules change. Real Decreto-ley 29/2026 of 6 October entered into force on 8 October and awaits validation (convalidación) in the Congreso, while the previous act on the same subject, RDL 26/2026, was repealed by the Congreso on 2 October (BOE). In its disposición final quinta, RDL 29/2026 introduces an extension of up to two years, at the tenant's request, for some existing contracts; the calculation below does not take it into account. Before you calculate a rental, check the current wording of the LAU in the BOE.
How the timeline changes the annual return
The same project result looks different if the timeline is stretched. A worked example, not a forecast: a project yields 25% over its whole term.
| Time to exit | Annual return (compound) |
|---|---|
| 1.5 years | 16.0% |
| 2 years | 11.8% |
| 3 years | 7.7% |
| 4 years | 5.7% |
The calculation: (1.25 to the power of 1/term) minus 1. If the exit slips from the second year to the third, the annual return falls from 11.8% to 7.7% on the same 25%. The contractual terms of a project, such as DNPI's 10% condition per project, relate to the whole project and are not converted into an annual rate. Compare projects by timeline and by calculation base, not by a bare percentage. The one timeline that can be named from DNPI's completed projects is the two years at Sitges: the plot was bought for €509,250, permits and licences cost €20,000, and it was sold with the licence for €760,000. The difference of €230,750 before other costs equals the sale price minus the purchase and the costs listed. Taxes, financing, closing and other costs are not included in it; it is not net profit and not the investor's return. Past results do not guarantee future ones.
What stands between you and the money at exit
Real estate liquidity is limited by procedure. You need a buyer, the arras (the preliminary contract with a deposit), the escritura (the deed of sale) and registration, and taxes are paid separately. Plusvalía municipal (the municipal tax on the increase in land value) on a sale for consideration is paid by the seller, and if the seller is a non-resident individual, by the buyer as a substitute taxpayer (art. 106 TRLRHL). If a non-resident sells, the buyer withholds 3% of the price and pays it to the tax authority on account of the IRNR (non-resident income tax) (art. 25.2 TRLIRNR); the final tax is calculated in the seller's return, and the 3% is credited against it. You can leave before the end of a project if the contract allows it, see an investor's exit from a project.
Decide in advance what discount you are ready to accept if you need to sell fast. Nobody will name that figure for you, but the calculation needs it.
When no format fits
Real estate does not suit money that is needed in a year, nor an investor who could not live with an exit delayed by another year. There is also no format for the goal of a "fixed percentage": a return known in advance does not exist in real estate. Any such promise is checked against the contract.
The stages for each format are collected in the investor roadmaps, and you can run your own timeline assumptions through the calculator.
Questions and answers
How long should you invest in Barcelona real estate for?
Nobody knows the timeline in advance. Of DNPI's completed projects, only one timeline is known: two years at Sitges, from buying the plot to selling it with the licence. It cannot be treated as typical. Build in a reserve and work out what happens if the exit slips by a year.
Which is more liquid: renting or resale?
Neither is liquid in the sense of quick money. With a rental, the exit runs into the existing lease; with a resale, into the approvals timeline and demand at the moment of sale.
Can you leave a project early?
Only if the contract allows it. The exit terms, the price and the payout date must be written down before you transfer money.
Why can't 10% per project be treated as an annual return?
Because it is the result for the whole term of the project, and projects differ in term. The same result over two years and over four gives a different annual return, which is why projects are compared with the timeline and the calculation base taken into account.
