How to Invest in Barcelona Real Estate with €1 Million
With 1 M€ in Barcelona you can reach residential, land and commercial property. Hotels start at 3 M€, whole buildings at 10 M€. Part of the million goes to taxes.
With 1 M€ in Barcelona, three of the five paths are open: residential property, land and commercial property. Hotel projects start at 3 M€ and whole apartment buildings at 10 M€. You can put the million into a property yourself or join a project with a partner who runs the purchase, renovation and sale. The property itself will cost less than a million, because taxes and closing costs come on top.
Which paths does 1 M€ open?
Three of five. The thresholds in the table are set by DNPI for its own projects. They are the company's internal terms, not a law or a market rule.
| Path | DNPI threshold | Open from 1 M€ | Where value is created |
|---|---|---|---|
| Residential property | from 1 M€ | yes | renovation and the right entry price |
| Land | from 1 M€ | yes | permits and licences |
| Commercial property | from 1 M€ | yes | the tenant and the length of their lease |
| Hotel project | from 3 M€ | no | the licence and the operator |
| Apartment building | from 10 M€ | no | approvals and construction timelines |
Each path works differently. In an apartment, most of the work happens on the building site. With land, almost all the work is paperwork, and the result depends on whether the permits are granted. In a commercial unit, the tenant sets the price: whether they pay, how long a lease they signed, which taxes they bear.
How much of the million is left for the property itself?
Less than a million. When you buy a resale property in Catalonia you pay ITP (impuesto sobre transmisiones patrimoniales, the property transfer tax). Since 27 June 2025 it is calculated on a progressive scale: 10% on the first €600,000, 11% on the next €300,000, 12% up to 1.5 M€ and 13% above that. The scale comes from the Agència Tributària de Catalunya guide.
Worked example, not a forecast. A property at €800,000: ITP is €60,000 plus €22,000, so €82,000. That leaves €118,000 out of the million for the notary, the land registry, a gestoría (administrative agent that files the paperwork), renovation, licences and a reserve for the unexpected. If the renovation needs more, you have to buy a cheaper property.
The picture changes if the seller is a company and the sale carries IVA (Spanish VAT): this happens with new-build homes and some land plots. For housing bought by a gran tenedor (a large holder of residential property), the ATC states a rate of 20%, and the count also includes housing held by resellers. Which tax applies to a particular property is for an asesor fiscal (tax adviser) to decide before you sign the arras (the preliminary contract with a deposit).
Buy on your own or join a project with a partner?
If you have no time and no team in Barcelona, a project with a partner is the option people consider. The questions to put to such a partner are collected in the article on how to choose a company to invest with. If you buy on your own, you keep full control, but you arrange the lawyer, the contractor, the valuation and the sale yourself.
In the DNPI model the company runs the full cycle: property search, economics, purchase, legal support, renovation or development, and sale. DNPI invests its own capital in projects, has its own off-market database, and gives the investor a digital account with the budget and the status of the works. Renovation and construction are carried out by BCNYARD, SLU, an independent construction company working as a contractor under a contract.
DNPI's fee is 50% of project profit; the other half stays with the investor. If the investor's return over the whole project, after distribution, falls below the contractual 10%, DNPI pays compensation out of its own fee. This is a return for the whole project and cannot be converted into an annual rate. The terms, the calculation base and the limits are set by the contract for the specific project, and this is not a guarantee of capital.
What do DNPI's completed projects show?
DNPI has two completed projects, and no other cases.
- Sitges: a land plot bought for €509,250, permits and licences cost €20,000, sold with the licence for €760,000. The term was two years and the difference is €230,750. Details are in the Sitges case.
- Compte de Urgel (Barcelona): an apartment bought for €410,000, renovation €76,230, sold for €720,000. The difference is €233,770.
Here the difference equals the sale price minus the purchase price and the costs listed. Taxes, financing, closing and other costs are not included. This is not net profit and not the investor's return. Past results do not guarantee future ones.
Who this path is not for
You cannot get a new residence permit for buying property: the golden visa was abolished on 3 April 2025 (Ley Orgánica 1/2025), and visas issued earlier remain valid under the transitional provisions. Real estate is also a poor fit if you may need the money in a few months: Sitges took two years. Nobody knows the result in advance, and any promise of a fixed sum should be checked against the contract.
You can sketch a budget for your million in the investor calculator.
Questions and answers
Is 1 M€ enough for a hotel or a whole building in Barcelona?
Not for DNPI projects: hotel projects start at 3 M€ and apartment buildings at 10 M€. What you can buy on the market for less depends on the property and the district.
Do I need to live in Spain to invest a million?
No. You need an NIE (foreigner's tax identification number) and a bank transfer, and you can sign the deal in person or through a representative under a poder notarial (notarial power of attorney). Agree the details of the power of attorney with an abogado (lawyer).
How much can I earn with a million?
Nobody knows in advance. The figures for the two completed projects above show the difference before costs, not the investor's return, and repeating the result is not guaranteed.
What costs more when buying: the tax or the renovation?
It depends on the property. ITP on €800,000 comes to about €82,000; the renovation can be more or less. Compare both amounts before you sign the arras.
