Reinvesting profit in the next project: how it works

After an exit from a project the money passes through three things: the tax moment, idle time between deals and taxes again on the way in. Each of them reduces the sum that carries forward.

Reinvesting profit means entering the next project with the money received from selling the previous one. Between the two projects stand three things that reduce the sum: tax on the result of the sale, capital sitting idle while a new property is found, and taxes with paperwork on the new purchase. On the Catalan scale the buyer pays ITP (impuesto de transmisiones patrimoniales, the transfer tax on resale housing) at 10% on the share of the price up to 600,000 € and more in higher bands (Agència Tributària de Catalunya), so every new cycle starts with that cost again. Below is the calendar and the arithmetic of the gap.

What happens to the money right after the sale

The money arrives at the escritura, but the sum available is less than the sale price. Selling costs come out of it, and part is withheld against tax.

Step after the exitWhat happens to the moneyWhat sets the timing
Escritura of saleThe price less selling costs comes inThe day of the transaction
3% withholding where the seller is a non-residentThe buyer withholds it and pays it to the tax authorityThe transaction and the payment deadline
Plusvalía municipalPaid by the sellerMunicipal rules
Filing on the result of the saleTax is calculated and either topped up or refundedThe taxpayer's calendar

If the seller is a non-resident, the buyer withholds 3% of the price and pays it to the tax authority towards IRNR, the non-resident income tax (art. 25.2 TRLIRNR); the final tax is calculated in the seller's return, and the 3% is credited against it. Plusvalía municipal, the municipal tax on the increase in land value, is paid by the seller on a sale for consideration, and where the seller is a non-resident individual, by the buyer as substitute taxpayer (art. 106 TRLRHL). Details: the 3% withholding on a sale and the two methods of calculating plusvalía.

When the tax moment arises

Tax arises on the fact of the sale, not on the fact of taking money out of the project. That means reinvesting does not in itself remove the moment of taxation: first the result of the closed cycle is calculated, then what remains carries forward.

Which rate applies depends on the investor's status and on whether the property or a stake in the project company is being sold. As a reference point on the individual scale: in the 2025 return the state component on the savings base is 9.5–15%, and together with the regional component on the general scale 19–30% (AEAT). I cannot confirm any automatic rollover of tax into the next project: whether any deductions or reliefs apply in your case is checked by an asesor fiscal, and it is not the kind of question settled by a blog article.

Check filing deadlines against the taxpayer's calendar. How the tax calendar maps onto the project calendar: the project tax year, and separately tax planning of the project term.

How long capital sits idle between projects

Idle time is the period from receiving the money to the moment it is working in a property again. It is made up of search, checks, negotiation and getting to the escritura, and it is not set in advance.

An indirect reference point on how long properties sit on the market comes from idealista's study for Q2 2026: of the housing sold through the portal, 7% had been listed for less than a week, 19% from a week to a month, 27% from one to three months, 36% from three months to a year and 11% for more than a year.

Market volume sets the search pipeline. According to INE, 73,260 housing sales were entered in the registers for the province of Barcelona from August 2025 to July 2026, roughly 6,100 a month (INE, ETDP). There are many properties, markedly fewer that work at the entry price, and that is what determines the length of the idle period.

A worked example, not a forecast. Assumption: 500,000 € in hand after the exit, six months idle, the money earning nothing, with the loss of value taken from the preliminary IPC estimate for September 2026 of 4.9% a year (INE, 29 September 2026).

LineValue
Sum in hand after the exit500,000 €
Annual inflation on the preliminary estimate4.9%
Loss of purchasing power over a year24,500 €
The same over six months idleabout 12,000 €

For comparison: the ECB deposit facility rate has been 2.50% since 16 September 2026 (ECB), and the ECB defines its inflation target as 2% over the medium term (ECB). This is not advice on where to put money during an idle period, it is a demonstration that an idle period is not neutral. On real returns: inflation and real return.

What changes on entry into the next project

The second cycle does not repeat the first mechanically. Four things change.

  1. Ticket size. If the result of the first project is positive, the ticket is larger and a different class of property becomes available. The thresholds stay the same: residential and commercial property and land from 1 M€, hotel projects from 3 M€, whole buildings from 10 M€.
  2. The ITP band. A larger ticket may move into the 11% or 12% band, and the tax grows more than proportionally. A closer look: the progressive ITP scale.
  3. DNPI's fee. DNPI's fee is 50% of project profit; the other half stays with the investor. If the investor return for the whole project after the split is below the contractual 10%, DNPI pays compensation out of its own fee. This is a return for the project, not an annual rate; the terms, the calculation base and the limits are set by the contract for the specific project; this is not a guarantee that capital will be preserved. The contract for a new project is a separate document, not an extension of the old one.
  4. Conclusions from the first cycle. Where the schedule slipped, where the estimate came in below actual, where the exit price differed from the calculation. The method for that review: a project post-mortem.

When reinvesting is not worth it

Not worth it if the money is needed by a specific date: the next cycle is again an uncertain period until a sale. Not worth it if tax on the first project has not yet been calculated: the budget of a new project should not include a sum that will go to the tax authority. It is not worth entering a property that does not work at the entry price just to keep capital from sitting idle. And it is not worth treating the second project as a continuation of the first: compound growth over two consecutive deals is an assumption, not a property of real estate.

How an exit works is covered in the article on the investor's exit from a project. A scenario for a second cycle can be put together in the investor calculator, and the questions for a tax adviser are collected in a separate list.

Questions and answers

Can tax be avoided if the profit goes into the next project?

The tax moment arises on the fact of the sale, not on the fact of taking money out. Whether any deductions or reliefs apply in your case is determined by an asesor fiscal from your status and the structure of the transaction.

How long does capital sit idle between projects?

It is not known in advance. The idle period is made up of search, checks, negotiation and getting to the escritura. A reference point on market movement: of the housing sold through idealista in Q2 2026, 27% had been listed for one to three months and 36% from three months to a year.

What does an idle period cost in money?

It depends on the sum and the term. In the worked example 500,000 € over six months idle loses about 12,000 € of purchasing power at annual inflation of 4.9% on INE's preliminary estimate for September 2026.

Does a second project need a new contract?

Yes. Each project is documented by its own contract, with its own calculation base and its own limits. It is not an automatic extension of the previous terms.

What if the result of the first project came in below the calculation?

First work out the cause: the entry price, the cost estimate, the term or the exit price. Entering a new project on the same assumptions will repeat the same error. Typical miscalculations are collected in the article on mistakes in project calculations.
