Rent control and housing supply: what studies show
Caps may protect some tenants while changing supply. The property analysis must start with the contract and lawful rent.
The rent-control question is broader than whether one rent falls. An asset review must examine coverage, contract terms, supply response and exit conditions.
Jofre-Monseny and co-authors study a high-coverage policy and its supply effects. Diamond and co-authors find both tenant protection and landlord responses in San Francisco. These studies identify mechanisms; they are not coefficients to copy into Catalonia.
Property-level work
Confirm contract type, date, applicable index, deposit, payments, obligations and stressed-zone status. Then model vacancy, compliance work and a sale with the lease in place.
Use the tenant due diligence and a confirmed lawful rent in the DNPI calculator. Deal Analysis should include longer vacancy and lower flexibility in the downside case.

Rules change and require current legal review.
