Sant Antoni: a flat in the liveliest neighbourhood of the Eixample

Sant Antoni lives on its market, cafes and terraces. What to check in an old building and in a renovated flat, how to judge the noise of a specific street and what rental statistics say.

Sant Antoni is one of the six neighbourhoods of the Eixample district, its liveliest edge, on the border with the Raval and Poble Sec (Ajuntament de Barcelona, the city council). Before buying here you assess the noise of the specific street, the state of the building and whether the price holds up against transactions. The average rent on new contracts in 2025 in the neighbourhood was 16.26 €/m² a month, below the Eixample average of 16.84 €/m² (Generalitat, Habitatge).

How Sant Antoni differs from the rest of the Eixample

Sant Antoni revolves around the market, with its Sunday book market, the cafes and the terraces, and on several streets around the market the space has been given to pedestrians. Everything is on foot, a car is hardly needed day to day and parking is hard. For residents that is both the main plus and the cause of evening noise.

The Eixample is the most populous district in the city: on 1 January 2026 it had 277,353 residents (Ajuntament, padró, the municipal register). Within it the neighbourhoods differ, and choosing a side of the Eixample is covered in the article on the left and right Eixample. General checks for the district are collected in the article on the Eixample.

What the rental statistics show

The Incasòl figures on deposits give an unusual level of detail for a neighbourhood: average rent and rent per metre on new contracts.

Area, year 2025ContractsAverage rent a monthRent per m² a month
Sant Antoni7291,118.45 €16.26 €
Eixample district6,0361,283.96 €16.84 €
Barcelona30,7891,134.61 €16.67 €

The rent per metre in Sant Antoni in 2025 is slightly below the district and the city, although the neighbourhood is considered fashionable. For a buyer that is an argument: a neighbourhood's fashionable status has to be confirmed by transaction prices too, not only by listings.

What buildings and flats are for sale in Sant Antoni

The housing is typical of the Eixample: blocks of the Cerdà grid, buildings from the late 19th and the first half of the 20th century, and later buildings in between. That gives three types of flat:

  • Old buildings. High ceilings, balconies onto the street, timber beams, hydraulic tiles. Flats often stretch from the street to the inner courtyard, and a lift is not everywhere or was added later.
  • Buildings from the second half of the 20th century. Lower ceilings, plainer finishes, but a lift and more predictable building services.
  • Renovated flats. There are many on the market, sometimes a single large flat split into two. They look ready but need a separate check.

What to check before buying

Five checks in order of importance:

  1. Street noise and the side of the building. Two neighbouring streets can be very different: one with bars until late, the other quiet. Bedrooms onto the block's inner courtyard are usually quieter. View the flat on a weekday evening and on a Friday after ten, and the level for an address can be looked up in advance on the Ajuntament noise map.
  2. State of the building. Minutes of the comunidad (homeowners' association) meetings, the ITE (technical building inspection) report and information on unpaid derramas (special levies). If the owners have already decided to repair the facade, the new owner will pay. The procedure is covered in the article on the ITE before buying.
  3. Renovation. Whether the layout matches the documents, whether permits were issued for the works, especially if the flat was split or the kitchen and bathrooms moved, and what has been replaced under the new finish.
  4. Light and floor. A balcony onto the street on the third floor and a window onto a light well on the first are different flats at the same square metres.
  5. Price by transactions. Part of the price in a listing can be a payment for fashion. The flat is compared with closed transactions on similar properties nearby, adjusted for floor, lift, state of the building and noise.

How to calculate a flat for letting

Worked example, not a forecast. A 70 m² flat, assumed price 420,000 €, ITP (transfer tax on resale property) of 10% on the part of the price up to 600,000 € (ATC), 42,000 €; 462,000 € in total without the notary or renovation. With rent at the neighbourhood's 2025 average of 16.26 €/m², the rent is about 1,138 € a month, or 13,656 € a year, which gives around 3% on the sum invested before costs.

Barcelona is in a zona tensionada (stressed residential market zone), and rent limits apply to new main-residence contracts; how they work is covered in the article on zonas tensionadas. That is why the neighbourhood average is more honest than a listing price.

Who Sant Antoni does not suit

The neighbourhood is difficult for a family that needs three or four bedrooms, quiet and a park by the house: such flats exist, but there are few. It does not suit someone who tolerates noise badly and is not ready to choose a flat by the side of the building either.

A flat "with a tenant" in Sant Antoni is a separate story, with different risks and a different price, and it is not compared directly with vacant ones. If the flat is already chosen, DNPI checks the price against transactions as part of a property valuation.

Questions and answers

Is Sant Antoni a good neighbourhood to live in?

For someone who likes city life and walks, often yes: the market, cafes, transport and the centre close by. The drawback is noise on part of the streets, especially in the evening and in summer, so the specific street and the side of the building decide.

How much does it cost to rent in Sant Antoni?

According to the Generalitat data on deposits with Incasòl, the average rent on new contracts in 2025 was 1,118.45 € a month, or 16.26 €/m². This is the neighbourhood average; a specific flat may differ noticeably.

What should I check when buying a renovated flat in Sant Antoni?

That the layout matches the documents, the permits for the works and what has been replaced under the finish: pipes, wiring, windows. For that you need a technical specialist and an abogado (lawyer).

Is Sant Antoni part of the Eixample?

Yes, it is one of the six neighbourhoods of the Eixample district, alongside Fort Pienc, Sagrada Família, the Dreta de l'Eixample, the Antiga Esquerra de l'Eixample and the Nova Esquerra de l'Eixample.

Are flats onto the inner courtyard quieter?

Usually yes: bedrooms onto the block's inner courtyard are quieter than windows onto a street with terraces. But this is checked on site in the evening, because courtyards differ.
