Sant Martí: Property in Diagonal Mar, Poblenou and Clot

Sant Martí is made up of very different neighbourhoods, from Diagonal Mar at over 9,000 €/m² to Clot and Verneda. The district average hides that spread, so calculate per neighbourhood.

For an investor, property in Sant Martí is a set of different markets: the district average is 5,352 €/m², Poblenou 5,973 €/m², and Diagonal Mar and Front Marítim over 9,000 €/m² (Idealista, August 2026, asking prices). You cannot buy "Sant Martí" as a whole: you have to choose a neighbourhood and a type of building.

What the district consists of

According to the Ajuntament padrón report, Sant Martí had 252,625 residents on 1 January 2026, making it the second most populous district in the city after Eixample. It is divided into 10 neighbourhoods, from Poblenou and Vila Olímpica to Clot, Camp de l'Arpa, Provençals, Verneda and Besòs.

The article on Sant Martí and Poblenou as a development district and the analysis of Poblenou and 22@ already cover the industrial part and the 22@ regime. This one is about what lies next to them.

What prices say

Idealista, in its analysis of 10 September 2026: Sant Martí 5,352 €/m², Poblenou 5,973 €/m² (roughly 12% above the district average), Diagonal Mar and Front Marítim over 9,000 €/m². Over ten years (August 2016 against August 2026) asking prices in the district rose from 3,505 to 5,352 €/m², that is by 52.7%, about 4.3% a year on average. This is a history of listings, not a forecast.

In Idealista's latest report of 6 October 2026 on Barcelona as a whole, the district stands at 5,390 €/m² (+5.6% over the year, September), and the report gives no figures by neighbourhood.

Asking rent in the district, per the same 10 September material, rose from 14 to 19.6 €/m² a month over ten years. The listing price and the deal price diverge, and the gap is covered in the article on asking price versus closing price.

Diagonal Mar, Poblenou and Clot: how they differ

Diagonal Mar and Front Marítim. Mostly new development from the turn of the 1990s and 2000s by the sea, with Diagonal Mar park and the Fòrum area. There are fewer renovation properties here than in the older neighbourhoods, and the price per metre is the highest in the district. Metro: L4, stations Selva de Mar and El Maresme-Fòrum, plus tram T4.

Poblenou. A historic industrial neighbourhood with lofts, 22@ and small buildings. L4 stations: Llacuna, Poblenou, Selva de Mar. The 22@ regime and zones are in a separate article.

Clot and Camp de l'Arpa. Older residential development around Plaça de les Glòries and Clot. Clot is a metro junction for L1 and L2 and Rodalies, and Camp de l'Arpa is on L5. For old buildings the deciding factors are lifts, the condition of the facade and the ITE (building inspection).

Verneda, Besòs. Further from the sea and the centre, with lower prices. I found no open figures by neighbourhood.

What to check when buying

For a flat in a building over 45 years old, start with the ITE and the condition of the facade. For a loft in Poblenou, look at how the premises are classified: residential or not, and in which zone. For a new-build by the sea, add community fees, upkeep of common areas and taxes to the price of the flat. Every purchase is checked against the scheme in the due diligence checklist.

Who the district does not suit

It will not suit someone looking for a single "average" price: inside the district it differs by at least one and a half times, Poblenou at 5,973 against over 9,000 €/m² in Diagonal Mar. It will not suit someone who wants to buy in Diagonal Mar to renovate and resell: the buildings are new and there are few offers needing deep renovation. And it will not suit someone who assumes the ten-year rise in asking prices will continue: it describes the past and does not guarantee a sale at the same price.
