Spanish Property Market Cycles: What Happened from 2008 to 2026

By appraised value, Spanish housing lost 30.7% from Q1 2008 to Q3 2014 and reached its nominal peak again only in 2025. This is a national series, not Barcelona.

From Q1 2008 to Q3 2014 the appraised value of housing in Spain fell from €2,101.4 to €1,455.8 per m², that is, by 30.7%. The earlier nominal peak was exceeded no later than 2025, and in Q2 2026 the figure was €2,355/m². This is a national series from the Ministerio de Vivienda, and it says nothing directly about Barcelona.

What the cycle looks like in numbers

Appraised value (valor tasado) is the average value of housing according to the estimates of accredited valuation companies when a mortgage is issued. It is not equal to the transaction price, as the Ministerio de Vivienda itself reminded readers in November 2025. But it is a long official series, and it is a convenient way to look at the cycle.

PeriodAppraised value of housing, SpainWhat happened
Q1 2008€2,101.4/m²peak of the first cycle
Q3 2014€1,455.8/m²trough, minus 30.7% from the peak
Q2 2016€1,506/m²about 3.5% above the trough
Q3 2025€2,153/m²nominal record per the ministry's announcement (20.11.2025)
Q2 2026€2,355/m², plus 12.5% over the yearnew nominal record

Sources: the 2008–2016 series from an Idealista article of 15 September 2016 citing the Ministerio de Fomento (the ministry's name at the time); Q3 2025 from an Idealista report of 20 November 2025; Q2 2026 from CaixaBank Research of 17 September 2026. I did not open the ministry's primary tables, so the series is given as relayed and is worth checking. The fall lasted 26 quarters in a row, per the same 2016 article.

Nominal and in real terms

A nominal record does not mean housing is dearer than in 2008 once inflation is taken into account. According to CaixaBank Research, in Q2 2026 appraised value in real terms is about 22.5% below the earlier peaks. According to the Banco de España Financial Stability Report, spring 2026 (chapter 4, published 14 May 2026), the level of real prices at the end of 2025 was 14.7% below the Q3 2007 peak. The 22.5% and 14.7% come from different indices and different base periods, so I do not merge them into one figure.

A worked example, not a forecast. If a property's price of €500,000 had followed the national series exactly, then from the 2008 peak to the 2014 trough it would have been worth about €346,000. A real property, and especially one in Barcelona, could have moved differently: the series is national and averaged.

How the current cycle differs, in the Banco de España's view

I give what the regulator says, without conclusions of my own. According to the same report, the average share of a new mortgage in appraised value (LTV, loan-to-value) at the end of 2025 was 69.7%, and the share of loans with LTV above 80% rose from 10.8% at the start of 2024 to 15.6%. The bank writes that lending criteria have eased slightly but remain far below the peaks of the previous cycle. As relayed by El Español, the bank sees no bubble like the one before 2008 for now ("por el momento"). This is an assessment at the date of publication, not a guarantee that no correction follows.

Which lessons can be drawn without a forecast

  1. The cycle is long. The fall took six years, and the return to the earlier nominal peak took another eleven or so, until Q3 2025.
  2. Nominal and real must be told apart. A record in euros and a record after inflation are different events.
  3. An average hides the spread. A national series is not the same as a city, still less a district.

Practical things follow for a project: a margin of safety in the entry price, an exit thought through in advance, and a calculation of the worst case. They are covered in the articles on margin of safety, on exit strategy and on three scenarios. A general map of risks is in the article on the risks of investing in Barcelona.

Who this overview does not suit

Anyone looking in the last cycle for a "now is exactly the time" signal. History does not repeat on a schedule, and none of the sources above draws that conclusion. For scenario calculations on a specific property there is the investor calculator.

Questions and answers

How far did housing prices in Spain fall after 2008?

By the Ministerio de Fomento appraised value, from €2,101.4/m² in Q1 2008 to €1,455.8/m² in Q3 2014, that is, by 30.7%. The fall lasted 26 quarters in a row.

When did prices in Spain return to the 2008 level?

In nominal terms appraised value exceeded the 2008 peak no later than 2025: €2,153/m² in Q3 2025 according to the ministry's announcement. In real terms, per CaixaBank Research, it is still about 22.5% lower.

Is there a bubble now, like in 2008?

The Banco de España in May 2026, as relayed by the press, sees no bubble like the one before 2008: according to its report, mortgage lending criteria remain far below the peaks of the previous cycle. This is the regulator's assessment, not a forecast.

Is Barcelona's cycle the same as Spain's?

In this article the series is national. Separate dynamics for Barcelona from public sources have to be assembled separately, and a direct comparison with the national series is not valid without that.
