Vacant Commercial Unit: How Long It Sits Empty and What It Costs

There are no open statistics on how long units take to let in Barcelona, so downtime is built in as scenarios. Six months without a tenant eats more than half a year's rent.

How long a local (ground-floor commercial unit) stays empty in Barcelona I could not find in open sources: the Ajuntament and the brokers do not publish an average letting period. So downtime is built in as scenarios of three, six and twelve months. In the worked example below, six months without a tenant cost 54% of a year's rent, and a year is comparable to a full year of income.

What the open data shows

In its study of ground-floor activity for 2024, the Ajuntament de Barcelona counted 61,875 operating establishments. The usage index, the share of operating premises among all premises, was 90.96%, more than two points above the 2022 level. The remaining 9% or so are not operating, and this figure cannot tell you how many of them are actually offered for rent and how many stand closed for other reasons.

On the best streets the picture is different. In its High Street Spain 2026 report (15 June 2026), Cushman & Wakefield puts vacancy in Barcelona at 2.49%. That is the top segment, and it cannot be carried over to a unit on a second-tier street.

What the owner pays while the unit is empty

Taxes and costs do not stop. IBI is paid on the cadastral value whether the property is let or not. The comunidad fees, building insurance and utility connections remain. There is no special higher tax on empty non-residential premises: the IBI surcharge for long-term vacancy under art. 72.4 TRLRHL concerns housing, not commercial units. The cost structure of an empty property is covered in the article on costs during the renovation period.

What downtime costs: a worked example, not a forecast

A unit priced at 1 M€ with rent of 5,000 € a month (60,000 € a year). The owner's costs during downtime: IBI 2,500 €, comunidad 2,000 €, insurance 800 € a year, 5,300 € in total or about 442 € a month. Renovation and letting costs for preparing the premises are not included.

Downtime, monthsLost rent, €Owner's costs, €Total, €Share of annual rent
315,0001,32516,32527%
630,0002,65032,65054%
1260,0005,30065,300109%

On top comes the rent-free period: a new tenant often needs time to fit out the premises. The law does not regulate it, and the length and terms are written into the contract, so three months of rent-free time at letting should be counted as another three months of downtime.

What shortens downtime

As a rule, premises with a clear status let faster than premises where everything has to be sorted out. Before going to market, check:

  1. Which activities are permitted at this location now. Use plans restrict new licences: on 29 May 2026 the Ajuntament approved a new plan for Ciutat Vella. Licences and change of use are covered in the article on the activity licence.
  2. Whether the electrical capacity is sufficient and whether there is ventilation and smoke extraction.
  3. Whether the premises meet accessibility requirements: the Codi d'accessibilitat de Catalunya has applied since March 2024 (Decret 209/2023), and a change of activity may require the premises to be brought up to standard.
  4. Whether the asking rent is realistic: the further from the market, the longer the downtime.

How to build downtime into the purchase price

A workable method is to calculate NOI twice. Once with a full year of rent, and once with the downtime you consider realistic when the tenant changes. For a property with a contract running several years, the downtime belongs at the end of the contract, not in the first year; more in the article on lease term and indexation. For an empty unit at purchase, the downtime falls in year one, and a first yield figure without it is misleading.

Who this purchase does not suit

It does not suit you if you need steady income from the first month: an empty unit brings costs, not income, until a tenant is found. It does not suit you if the calculation rests on a three-month letting period with nothing to support it. And it does not suit you if you have no reserve for a year of owner's costs, the fit-out and the agent's fee.

Questions and answers

How long does it take on average to let a commercial unit in Barcelona?

There are no open statistics. Brokers quote periods for specific deals, but I found no consolidated data with a date and methodology. Build in scenarios of 3, 6 and 12 months.

Does the owner pay IBI on an empty unit?

Yes, IBI does not depend on whether the property is occupied. The higher surcharge for long-vacant housing does not apply to commercial units.

What is a rent-free period?

A period at the start of the lease when the tenant pays no rent or only part of it while fitting out the premises. The law does not set it, and the length and terms are fixed by the contract.

Can an empty unit be sold without waiting for a tenant?

Yes, but the buyer will deduct the downtime and the cost of finding a tenant from the price. How much depends on the buyer's calculation.
