Barcelona EPC green premium: evidence and limits
Energy performance can be associated with value, but research does not support one universal premium for every home.
An energy certificate is a visible signal, not an automatic valuation formula. Studies find links between performance and price, with wide variation across climate, segment and method.
Dell’Anna and co-authors compare Barcelona with Turin and show that local conditions matter. The Céspedes-López meta-analysis confirms substantial heterogeneity. Barcelona research also finds uneven diffusion of energy transparency.
Certificate versus building
An EPC letter does not fully describe windows, façade, ventilation, cooling or community works. Before assigning a premium, establish what is technically possible, who must approve it and the complete cost.
Review the renovation premium and full project budget. In Deal Analysis, energy performance can affect CAPEX, operating cost and exit range, but only as visible assumptions.

An observed association does not guarantee a value increase for a particular property.
