Renovation premium: sale price versus total CAPEX
The buyer’s premium is not investor profit. CAPEX, time and transaction costs sit between the two.
A finished home may sell for more, but its visual premium is not the equity result. Demolition, systems, permits, management, vacancy, finance and sale costs consume value.
Mamre studies renovation premiums by housing age and characteristics. Caloia examines improvements and housing wealth. Neither provides a universal Barcelona margin.
Value bridge
Add purchase price, tax, design, permits, works, equipment, contingency, management and time. Then identify what the next buyer values: legal layout, comfort, a resolved defect or efficiency.
Use renovation budget control and the due diligence checklist. In the DNPI calculator, test three exits and a delay. Comparables must match street, building, floor, light, lift and legal status.
