Hotel investment in Barcelona: how to build the thesis
A hotel acquisition starts with a concise explanation of why the specific asset can preserve value, linking address, permitted use, product, guest, operator and CAPEX.
A hotel acquisition does not start with an occupancy forecast. It starts with a concise explanation of why the specific asset can preserve value. The thesis must connect address, permitted use, format, guest, operator and CAPEX. If it cannot fit on one page, the idea is not yet structured.
What must fit on one page
First identify the source of demand: business travel, events, urban tourism, extended stay or a combination. Then test whether the building can serve it. Layout, room count and size, common areas, access and building services constrain the concept before brand and design.
The third component is the income mechanism. Owner operation, a lease to an operator and a management agreement allocate control and risk differently. A useful thesis states who is responsible for sales, staff, working capital, FF&E and refurbishment. These decisions are organised in the hotel investment roadmap.
Where the thesis usually breaks
A weak version relies on “Barcelona attracts tourists”. That says nothing about the address or why a guest would choose this product. Another error is treating an operating hotel as a finished asset without allowing for equipment replacement, deferred maintenance, compliance works or operator transition.
Before calculating returns, review permitted use, activity documents, PEUAT position and the establishment records. The article on hotel licensing and PEUAT explains this filter. Then prepare a budget covering acquisition, tax, CAPEX, pre-opening, working capital, finance and contingency.
Translate city demand into asset demand
Barcelona tourism data provides context; it does not prove the performance of a particular building. Break demand down by segment, month, day of week, channel and booking lead time. Define a real competitive set by location, category, scale, facilities and target guest.
ADR and occupancy should not be copied from a city average. Assumptions need support from asset history, comparable market evidence and an operating explanation. The hotel strategy brings the main dependencies into one sequence.
Operator, contract and risk allocation
A recognised brand does not replace contract review. Understand fees, term, performance tests, FF&E reserve, guarantees, approval rights, termination events and exit obligations.
Model the operator proposal using its own assumptions for channels, staffing, ramp-up and spending. If the base case depends on a term that has not been agreed, show it as an open question rather than confirmed income.
Build an evidence map
Attach evidence and a method of disproof to every claim. Demand is supported by segment data, event calendar, asset history and the competitive set. Product feasibility comes from the layout after mandatory works. The operator case comes from a proposal with clear assumptions. Budget evidence comes from scope, programme and exclusions.
A practical table has four columns: claim, source, date and the event that would change the conclusion. A year-round corporate demand thesis should withstand analysis by month and day of week. If income depends on a handful of dates, staffing and working capital must be designed for a seasonal asset.
Alternative use and stop criteria
The investment committee should see what remains if the format or operator is not confirmed. Is another use permitted? Can CAPEX be reduced without losing mandatory compliance? The alternative does not need to produce the same return; it demonstrates residual flexibility of capital.
Before approval, remove marketing adjectives. The thesis should retain an address-specific demand reason, executable configuration, source of economic value, main dependencies and a stop point. Assumptions can be tested in the DNPI calculator and applied to a specific asset through Investment Analysis.
Official sources
Historical data and operator forecasts do not guarantee the future performance of a specific hotel.
Decision worksheet
| Question | Evidence | Decision |
|---|---|---|
| What must be evidenced? | Asset-specific document, calculation or inspection | Verified / assumption / open |
| What changes the full budget? | Price, tax, works, contingency, holding and exit | Recalculate base and downside cases |
| What stops the thesis? | A pre-defined red flag | Stop / request evidence / continue |
Before the next commitment
- Date and cite every key figure.
- Assign an owner and deadline to each open question.
- Do not apply an area average to the asset without adjustment.
- Keep the version of the model used for the decision.

Questions and answers
What is the first question in a hotel thesis?
Why this address, with this use and product, can capture identifiable demand and preserve value.
Is Barcelona tourism data enough?
No. It must be connected to segment, micro-location, building, competitors and asset operations.
What belongs in the budget?
Acquisition, tax, works, equipment, pre-opening, working capital, finance and contingency.
