A flat in Nou Barris: check the building, not just the price
The densest and most varied district in the north of Barcelona. Year and type of building by neighbourhood, aluminosis, ITE, lift and documents: what to check before paying the deposit.
A flat in Nou Barris is justified when the specific building has been checked: age, structure, lift and documents vary more here than price. It is the northernmost district of Barcelona: 183,622 residents on 805.65 ha, 228 people per hectare (Ajuntament, the city council), and 13 neighbourhoods, more than in any other district. The average asking price in September 2026 was 3,318 €/m² (idealista).
Why the building decides in Nou Barris
Nou Barris is the district between Collserola and Sant Andreu that took in a large part of the working-class migration to Barcelona in the 1950s and 1960s. The Ajuntament links this directly to the fact that it has the most neighbourhoods in the city: the housing grew fast and under different conditions.
Hence the main rule of buying. The average price and a neighbourhood's reputation say little if two neighbouring buildings were built 20 years apart and to different standards. A comparison with Horta-Guinardó on prices and on the share of renovation in the budget is in the article Nou Barris and Horta-Guinardó for an investor; this one is about checking a building to live in.
How the neighbourhoods differ by type of housing
The description of the neighbourhoods on the Ajuntament page gives a ready-made map of risks. The grouping and the conclusions for the buyer are editorial.
| Neighbourhood | What the Ajuntament says | What to look at |
|---|---|---|
| Porta, Vilapicina | Porta arose in the late 19th century, Vilapicina around the church of Santa Eulàlia | Age of the building, altered layouts, lift |
| La Prosperitat | Grew in the 1920s–1930s | Services and installations, facade, documents |
| La Trinitat Nova | 1950s blocks among greenery, flats of small area | Real floor area, lift, condition of the blocks |
| Les Roquetes | Steep slopes, in the 1950s residents built the houses themselves | Documents versus reality, structure, the climb to transport |
| La Guineueta, Canyelles, Verdun | Housing estates (polígonos) of the 1970s and large developments | Condition of the common areas, community fees |
| El Turó de la Peira | Buildings around a hill with a park | Structural reports and the history of block replacement |
| Ciutat Meridiana, Torre Baró, Vallbona | Terrain, motorways and the railway as barriers | Journey time, steepness of streets |
Canyelles, according to the Ajuntament description, was built in 1974 as the last housing estate before democracy. For a buyer that year means a building older than 45 years and therefore a mandatory ITE (technical building inspection).
What the history of aluminosis means for a buyer
Aluminosis is the deterioration of concrete linked to mid-20th-century materials, and in Nou Barris it is a documented history. According to the Ajuntament chronicle, in the 1990s the first new blocks began to be built in Turó de la Peira to replace those hit by aluminosis (Ajuntament, 1990–2000).
It does not follow that the problem exists in every building in the district. What follows is that the state of the structure is checked through documents and, where in doubt, with a technical specialist, not by the look of the entrance hall.
How to check the building before the deposit
Checking the building comes before checking the flat. The order is this.
- ITE. Residential buildings undergo the technical inspection before they reach 45 years (Generalitat). Ask for the report and find out which works have been ordered and which done. How to read the report is covered in the article on the ITE.
- Community minutes. For recent years: whether cracks, the facade, balconies or the roof were discussed, and whether any derramas (special levies) were approved but not paid.
- Year of construction. Ask the seller and check it against the open physical data on the building in the Catastro (the land cadastre): the year suggests which questions to ask.
- Technical survey. Mandatory where there are cracks, sagging, rust stains on the concrete, or plaster peeling off the facade and balconies.
- Documents versus reality. An enclosed balcony, one merged into a room, a relocated kitchen or a rooftop addition is checked by an abogado (lawyer) before the deposit.
- Occupancy. Whether the flat is vacant and, if not, on what basis people live in it.
How to assess the lift, the slope and the route
A considerable part of the district is on slopes, and the difference between a flat by the metro on a level street and a flat on the Roquetes slope is huge for a family with a pushchair. In buildings of this era there is not always a lift, and if there is, it often starts at a half-landing.
If there is no lift, ask the community whether installing one was discussed and how the costs are split. The rules and limits are covered in the article on installing a lift. The route to work and school is driven at rush hour: in the northern neighbourhoods the motorways and tracks make the journey longer than the map suggests.
Who Nou Barris does not suit
The district does not suit a buyer who wants to buy cheaply and not check the building: in an old housing stock, saving on the check costs more than the discount. Nor does it suit someone who needs a flat without a lift on a slope where a family member has limited mobility.
Those counting on a quick resale should be more careful: a flat by the metro in a building with a lift and a good ITE sells differently from a flat on a slope with no lift. The neighbouring district with similar terrain is covered in the article on Horta-Guinardó. DNPI checks the price of a specific flat against transactions in the same neighbourhood as part of a property valuation.
Questions and answers
Is it worth buying a flat in Nou Barris?
It can be, if the specific building is in good condition, the routes work and the price rests on nearby transactions. The district is varied, so the building and the neighbourhood are assessed, not the district as a whole.
What is aluminosis and why do people ask about it in Nou Barris?
It is the deterioration of concrete linked to mid-20th-century building materials. In the 1990s some of the affected blocks in Turó de la Peira were replaced with new ones, which is why for old buildings in the district the ITE and structural reports are requested.
How much does a flat in Nou Barris cost?
According to idealista, in September 2026 the average asking price was 3,318 €/m², the lowest among Barcelona's districts. These are listings, not transactions, and the spread between buildings is large.
Which neighbourhoods make up Nou Barris?
Thirteen: Vilapicina i la Torre Llobeta, Porta, El Turó de la Peira, Can Peguera, La Guineueta, Canyelles, Les Roquetes, Verdun, La Prosperitat, La Trinitat Nova, Torre Baró, Ciutat Meridiana and Vallbona.
How do I find out the year a building was built?
Ask the seller and check it against the open Catastro data, where the building is looked up by address or cadastral reference. For a building older than 45 years, the ITE is requested and you check whether the works it ordered have been done.
