Poble-sec and Sants-Montjuïc: Investment and What to Check

Poble-sec and Sants cost noticeably less than Eixample. In return, steep streets, buildings without lifts and the unfinished Marina del Prat Vermell development shape the purchase.

Investing in Poble-sec and Sants-Montjuïc comes down to the condition of old buildings and access for renovation, not the prestige of the address. In September 2026 Idealista shows 4,594 €/m² in asking prices for the district (+6.1% over the year), which is below the Barcelona average (5,462 €/m²). A purchase needs a detailed check of the specific building.

Three different markets in one district

The Sants-Montjuïc district is large and varied. Poble-sec lies on the northern slope of Montjuïc, bounded by Paral·lel, passeig de Colom and the hill itself. According to the Gran Enciclopèdia Catalana, the neighbourhood began to be built up in 1856 outside the city walls; its streets are narrow, the buildings tall, green space scarce, and the slopes get steeper towards Montjuïc. Sants and Hostafrancs are closer to the station and Plaça d'Espanya, and Marina del Prat Vermell is a former industrial area being rebuilt as a residential neighbourhood.

Prices and what lies behind them

Per the Idealista report of 6 October 2026 (for September): Sants-Montjuïc 4,594 €/m², city average 5,462 €/m². These are asking prices across the whole district, where old Poble-sec buildings and new development are mixed into one average. I found no separate open figures by neighbourhood, so the price of a specific building is worked out from sold comparables on the same street.

Transport

Line L3 gives the most direct run: Espanya, Poble Sec, Paral·lel, Drassanes, Liceu, Catalunya. Sants has Sants Estació (L3, L5 and Rodalies), the city's main railway hub. Plaça de Sants (L1 and L5) and Hostafrancs (L1) stations are close by. Check lines on the TMB website.

What to check when buying in Poble-sec

Access for works. Narrow streets and a steep slope make access, scaffolding and skips harder. They need a separate Ajuntament permit, see scaffolding and ocupación de vía pública, and the time and cost go into the budget.

Lift. Many older buildings have no lift. Installation depends on the building and the owners' community, and is covered in the article on a lift in an old building.

Condition of the structure. Buildings over 45 years old need an ITE report (building inspection) and a technical survey: damp and cracks are covered in the articles on ITE and on hidden defects.

Rental regime. New lettings in Barcelona fall under the stressed-market zone regulation, with details in the article on the rent ceiling.

Marina del Prat Vermell: a new neighbourhood on paper and under construction

The Ajuntament finally approved the reparcelación (land readjustment) project for Sector 6: 893 homes, 424 of them protected (VPO), per an Idealista report of 17 February 2025. For the whole area the report names 6,248 protected flats in the plans, 1,654 of them in development. Some sectors are not yet approved, timelines shift, and protected housing is sold under the protection regime, with the terms found in the document for the specific project. A supply of new flats near Poble-sec may affect prices in the district, but I found no open calculations of such an effect.

Who the district does not suit

It will not suit someone who wants a quick resale at "central" prices: Poble-sec is cheaper than Eixample, and renovation costs more because of access. It will not suit someone whose plan rests on short-term tourist letting: Barcelona's tourist licences are planned to be phased out by November 2028, with details in the article on the 2028 ban. And it will not suit someone unwilling to check each building separately: the district average says little here.

Next step

The renovation budget and entry price are easy to lay out in the investor calculator. For a comparison with the neighbour across the Paral·lel, see Eixample and Gràcia.
